Love that u include painting of the closets in painting of house. I remember going to look at homes for sale and walk into a beautiful painted house and then u open the wardrobe. To me it's not finished if its not painted. Nice job on the house.
My dad had rental properties when we were growing up and he always paid us to paint and clean and cut the grass when people moved out. Great way to bless your kids, save money, and teach life skills 👏
It's bothering me so much that you didn't tap anything off to protect the frames, outlets, or lights from getting painted but maybe my fam is just messy? Also a painters edging tool makes quick, easy, and really neat lines for the wall to ceiling and corners!

We renovated our house this year and I also used the agreeable gray. I am in LOVE with that color. Mainly because depending on the light in the room, it has so many hues. Looks like you didn't have to do much repair on the walls. That is a great time saver too. Looks amazing!
I own 13 single family homes. I paint them all the same light gray color. When tenants move out, I can usually just do touch ups.
I love everything but the most the teaching.
People constantly think that you will have talks with your kids.how to handle money,how to be active,how to do X,Y,and Z. That’s how you teach children.
Doing with them,making them do it yourself. Be together in family time. Family time does not consist only be in front of the tv,movie,concert. Is right there.

I use an artist paint brush to paint my those finger wide spaces you run into from time to time. Works great. No taping required.

We're fixing our house up to sell right now and have painted almost every room agreeable gray and I can't believe how much nicer everything looks! We have 2 more rooms to go!! :-D
We painted our house in the agreeable gray. It’s beautiful and have done different decorations in the rooms. Everything from barn wood to clean black and white. It goes with everything.
Am I only one who liked the green color in the kitchen? I thought it looked so friendly! I am personally more a fan of warm colors and natural wood. But I get how you would wanna keep it neutral as an investment property

I know you've got this house painting under control, but GIRL we have been using a Wagner Smart Roller and what a life and time saver!!! You suck the paint up in the handle and rock on!!! We had been skeptical, but we bought one for $32 and couldn't be happier. Con: You do have to wash everything, and that can be a tad bit of a pain. You need to try it if you guys purchase another home or you need to paint a room!

We are also at the painting stage of our rental property and we did the opposite of you! BUT only 2 of us and it isn't our first rodeo so to save our shoulders and necks we are letting the pros do it! $2,000 for the whole house and they will come back and do the garage when it is ready for an extra $300!

Next time rent interior scaffolding- depends on where you live about $250. way way cheaper than an emergency room visit.

It's great to know at least some folks can look beyond paint to the bones of a house. I've been watching videos on staging houses where I've realized that many, many people either don't want to bother or don't know how to see the real house underneath bad paint or dodgy decor. so much anxiety from the floors not being covered and no tape lmao i know its just me but i wouldve removed the shelves in the yellow room before painting cause now theyre gonna be stuck to that wall, and i wouldnt have removed the ceiling fan completely maybe just replaced it to something more minimal or just left it (but i grew up in the south you gotta have fans man) still enjoy seeing a good house painting bring some new life, even if i was all grey lol
I agree professionally painter are expensive but its some of the Best money you can spend especially for term long, it would have made such a big difference even when you'd like to change the colors yrs later & they make it easier for touch ups from everyday chips & dengs from accidents.
Vents would look more seemless if the colors are closer to the floor

Man I really wish people would not switch out a ceiling fan from a bedroom. I know it looks nicer but in practical terms they’re so useful. The previous owners did this in our house and it makes me crazy.
They can always include a floor fan for their air bib renters. Those ceilings were pretty low!
Remember, they are in a cold climate. There really isn’t a need for ceiling fans.
Agree!!! I would DIE without a ceiling fan in my bedroom! It's on every night almost year round!
I live in a similar climate as Christine, although in Canada, and let me tell you, these ceiling fans are unnecessary. Now an AC for the hot/humid summer months is another story

1)SAVE all receipts for tax purposes since this is a rental 2) make the people renting SHOW you proof of rental insurance 3) be prepared to get upset when renters trash it(we went with management company so they would go to court and handle paperwork side 4) keep a folder of ALL cost..include the painting in there so you’ll know what to charge to get it repaired when they move out. 5) GET A GOOD down payment.We had one good person ,even after interviewing,etc, the pets trashed it too. New carpet and sub floor…but all that time we spent to repair,etc…made us sick. After the last one left it In reasonable shape, we cleaned it and sold it and put money elsewhere to grow.

I spray painted my vents and it worked great. I love the paint job. You have a wonderful paint crew! My dad always said paint covers a multitude of sins….ugly paint sins!?! Lol 😂

Nice job. For the ceiling fan, you can paint the blades to brighten the color up. Some cheap trim around the master mirror will update that as well. It is nice how paint, and minor changes like new switch plates can transform a space. When I moved into my house the kitchen, despite being a larger space was painted black. Yes, black. With one tiiiiny window it was like stepping into a horror movie. Lol. Painted it a soft yellow and it was suddenly my favorite room. Great job tho. I cannot wait to see it furnished. Remember, Goodwill, antique stores and thrift stores have great stuff too. Ty for sharing this process with us.
Those are some wacky colors. Looks so much better with the neutrals! Painting is so satisfying. Great work. Also a bonus. The trim is white. I remember your pain of having to paint the tan trim in your other house.

You have to spray those vents we did it at our first house with rustoleum pro it lasted for years and look great. And it only takes 2 or 3 cans. Best frugal way to refresh.
Wow what great progress! You are right - a can of paint makes a huge difference! Transforms the rooms! The voice over was a perfect for this type of video - but a small suggestion - the music was loud compared to your voice and I found myself adjusting the volume with every transition from music to your voice. Music is great but need to find a balance with the volume of the music and your voice.

Looks so good! We do our own painting too and have saved so much money . Saved enough painting our two story foyer to purchase hardwood floor for our bedroom ( that my husband and I installed as well )
This remodel looks absolutely amazing! The colors are so neutral and it really brightens up the whole house. These are great ideas for budget friendly improvements! You guys did a great job!
Oh man, I hate painting so much! However, we also got a quote for a painting company to do just our front hall, stairwell, and the doors. It was also around $5000. There’s no way I could convince my husband that we should hire them, so we did it ourselves. Yuck. But, our house looks so much better with the fresh paint. We had a super dark brown in our dining room and kitchen. I hated it. We lived with it for 8 years!!!!!! That’s how much I hate painting 😂. It’s now a much happier, lighter colour.
Well done on the house so far. Going more neutral is better you don’t want a specific style with this kind of property.

Omg what brand of paint roller did you use?! It looks like they hold so much paint, and the opacity of just a single coat is amazing! I can NEVER get paint rollers to work that well!
