    While I was growing up, Setia Alam has been that standard for great homes. From my relatives to colleagues, everyone's goal was just to reside in this address. In my opinion, they were also the team that introduced common facilities within a individual title housing project and that became the blueprint for what we know as landed strata today.
    They have this concept of LIVE LEARN WORK PLAY that is implemented across the entire township development and the result is amazing. After building the residential components, the attention has been shifted to Setia City where it consist more of mixed developments and commercial elements. I really like the emphasis of connectivity across the products as well. Before the buildings are completed, we can see efforts of pedestrian bridges and walkways being integrated within the design between the malls, offices, convention center, hotel and residences.
    Another cool feature of this address would be the booming of glove industry that results in high business activities around the industrial area. That just boosts up job opportunities and demand for housing around the area. What's amazing is they still have lots of room to grow still for the township and the same principles still applies. It's unbelievable as a customers to know after 14 years of owning a house in this address, the developer is still working hard on improving the infrastructure and livelihood.
    Landed houses to parks, international schools to luxury homes, mixed developments to shopping malls, corporate offices to medical centers, it just exciting to witness the growth of this address. It's just a work of art.

    Hi Sean. I'm among the first batch house buyers in Setia Alam back in 2004 and now I'm still living here. It's great to see how Setia Alam has evolved! Yet still lots to come.

    Very well plan township, look how wide the major road is and the numbers of elevated road junctions built. In setia alam there are industrial warehouses, office, retail shops, shopping mall, schools, corporate towers, hospital....etc. hope sime darby can learn from sp setia for their township planning😬

    Thank you Sean for sharing so much information about property. I believe this is one of the well designed township in Malaysia, sadly Malaysia is still very much car eccentric meaning people will still need to buy a car in order to go to certain area in the township. And even in future if metro stations are going to build, the station/route will be most probably build outside of the township, and I can imagine residents in the township would definitely protest the metro construction.

    I m waiting for future review of different townships rather than a single project. Not many of us are aware and knowledgable of townships in our country. Since you are halfly Klangite, hope that you can feature townships around Klang first such as: Kota Kemuning, Bukit Rimau, Alam Impian, Bandar Bukit Tinggi and Bandar Botanik. TQ.

    Thanks for this massive area review boss. Once in a while, it is good for an old man like me to virtual travel to places that i have never been to like Setia Alam. I feel that this area got a lot of Huat and Chai. So, tomorrow Iwill buy this number 6920 at KTM (kuda , toto and magnum).

    Agreed with you Sean. The only setback is the traffic congestion. Would be great if LRT/MRT extends here as well.

    Just a comment on the sound mixing, i find the music to be a bit loud so the transition from your speaking voice to music is quite a harsh transition where i need to turn down the volume.

    Quite interesting the progress of Setia Alam (City) in general is very similar to Kota Kemuning/Bandar Rimbayu. I can say that Bandar Rimbayu is slightly behind in terms of development due to lack of commercial hub which is their upcoming development.

      I think easily it will require at least another 15 years before a corporate office tower will be built in Rimbayu and that will mark the sophistication of a particular location.

      Setia Alam is much better than Kota Kemuning due to Setia Alam is bigger thus allowing its developer to build a lot of things compared to smaller Kota Kemuning township.
      Moreover, SP Setia is much more aggressive in developing their projects than Gamuda.
      But I think in the future, Kota Kemuning will have a bright future as new mega townships such as Bandar Rimbayu, Eco Sanctuary and Tropicana Aman are close by.
      But whether they can rival Setia Alam in terms of commercial vibrancy or not, it's hard to tell for now.

    Setia Alam township would not exist if it was not because of Tan Sri Liew Kee Sin. He was the man who brilliantly develop Setia Alam and its sister development, Setia Eco Park when nobody including the owner who owned the land (See Hoy Chan Group) wanted to develop the former oil palm estate because at that time, the location was considered far away from KL and the nearby area was considered backwater.
    I still remember the industry people laughed at him for wanted to buy and develop a land that seems to be impossible for a development of that scale.
    And because of the successful of Setia Alam project, SP Setia has become one of the largest and respectable developer.
    Unfortunately, Tan Sri Liew Kee Sin did not have the opportunity to oversee the final development of this wonderful township.

    Setia Alam is a superb township and with Eco Ardence currently work in progress it can only get better! Foresee SA as future Subang Jaya. Now if only they pull one LRT line into Setia Alam, it would be perfect! Your thoughts?

      I personally think Setia Alam with its sister development Setia Eco Park easily beat Subang Jaya in development standards. But Subang Jaya surely beats Setia Alam for better location and having few well known colleges which I don't think will be built in Setia Alam since it's not in their master plan.

    Iheng, you did not mention the everyday incredible "GREAT" highway jammed from Damansara toll to SP Setia Toll during peak hour!! The Great Miserable jammed!

      Can you highlight which possible location would not have tremendous traffic during 'peak' hours? Desa Park jam. Bangsar jam. KL Sentral jam. Mont Kiara jam and list goes on.
      Unless you work and live within the township then it would not be that big of a problem.
      A question would then be why not stay closer to your workplace instead of this location when the constant is Great Miserable Jam??

      @@eggventuretechnology5173 Actually most parts of the Klang Valley face heavy traffic jams......not just Setia Alam.
      Hopefully in the next few years with the completion of upcoming highways such as WCE and Dash Highway and also the LRT3 project will bring some relief to Setia Alam and its vicinity.
      Btw, not everyone who live in Setia Alam or its surrounding areas such as Meru, Kapar and Bukit Raja work in PJ or KL.

      Erm, I don't have the relevant data for it unfortunately. Well I don't think anyone can foresee that answer for the future haha. But for the previous flood, part of the township were affected.

      It's mostly Kapar area, definitely something to take note before choosing to purchase a unit here. But personally I also invested somewhere around this location=)

    Setia alam is a good place to stay but buying property from setia really disappointing as their sale team neglected customer booking without giving proper reason of not registering my booking despite months of communication. Simply reply a sold out. Then expecting us to get property from sub market with price hiking up etc. very ethical company
