    As the requests to review condos in Mont Kiara are just overwhelming, I've decided to try out a new format where we explore the area instead. This will help us determine why this area constantly attract international tenants? How come people want to live in such high density?
    Besides, I'm super impressed with the ratio of commercial support against the residential units. Every street will have a small row of shops just for convenience, and then at every main corner of junction will have main commercial areas.
    So for those who are about to move into Mont Kiara, hopefully this video will provide you with more local insight=)

    Really like this area review format in addition to your traditional videos. A few years from now when I retire, my wife and I will probably buy a house on Kyushu, in southern Japan (where she's from). In retirement, I now have two new goals. In addition to doing volunteer and charity work and learning new languages, I'd like to: 1) rent a place in Malaysia (Los Angeles is too cold for me now ... I love tropical weather) and 2) have dinner and go drinking (at least once) with my favorite celebrity, Sean The Man Tan. Love your videos, my brother. I hope you continue to experiment with formats, and I hope you eventually get your own TV show. You deserve it.

    Many people including me tend to thinks / assume that mont kiara is overly packed or over supply.
    However when you speak to owners there, they think that mont kiara is still a gem, they have many units in different condos, yet their investment portfolio looking better than ever.
    My take: it’s basically totally different game, not an easy place to invest and it’s more suitable for cash rich owner. Do note that the rental there is superrrrr high and some even fetch 8k or higher / month!!

    most of our Japanese, Korean and European clients all are staying in Mont Kiara.
    They don’t have to go anywhere, they live, eat and sleep there

    Hey sean. I like this new segment. Mont kiara is a place im very familiar with . Mostly for dinner with friends. I cant imagine working there though. It is looking more packed. It shows how two international schools can make a place very “atas” with the people they attract. There are sooooo many cars though. And with more and more construction company looking to convert their “segambut” name into “mont kiara” for prestige, some people looking to buy into it for namesake .. but its just not as posh as before. Simply because of the super crazy traffic increasing the stress levels lehhh

    Hi Sean, thanks for doing this area review. Helps me a lot as I am looking to explore properties around MK for own stay. That said, I notice your channel doesn't cover old Condos in MK. Which is a big thing for most of us who are looking to buy properties in MK. Like Pines, Pelangi, Vista Kiara etc. Is it possible to show us around for those Condos? I believe many would love to see too! :) thank you again!

    Hi Sean! Thanks for posting very informative videos. I am currently looking at Residensi Harmoni near Mont Kiara. However, i am a bit worried about the area as its built on an elevated land and very hilly. Plus, there are more developments to come just next to the condo. The price is also considerably low compared to units in downtown KL with the maint fees also really low. Can you please advise? Thank you Sean!!

    Found your channel in my research of MK - Kiara 3 to be specific. Thanks for such a fair, non-judgemental overview of the area. One challenge I am facing is determining the planned area usage, it will be devastating to buy a "greenery facing unit" and suddenly see hoarding up for new development the next week!!! I have tried looking into DBKL master plan, but many many, too much land is simply marked "vacant".... really pengsan. Any tips please?

    I’ve stayed there before.
    1) Every morning I hear sirens. Stupid mahkamah or immigration people always use police outriders to open road for the judge or something. Maybe I stayed too low? 9th floor. But my sister is landed there. Urgh sien
    2) I always want to vomit on the roads there. I counted about 13 bumps in a single car ride. When My car bring for service, the mechanic said it takes a lot of time to do my car alignment.
    3) congestion! And remember, arte and agile NOT YET finish. That’s about 2k units and each unit with 2 cars flooding the road there? No thank you. I already experienced 45mins jam to 163 on a rainy Friday night for dinner.
    4) The key to a good condo is the management. Check with the management BEFORE buying. Ask how many people PAY the management fees and how much is owing. If 10 years already, should have a lot of money in sinking fund.
    Desa Sri hartamas is NOT same as mont kiara. I like desa Sri hartamas better :)

    Hi Sean, just went and had a look at Aston Kiara 3, right next to the upcoming Inspirasi at jalan kiara 3. For a mere 600-650k we're looking at a 1518 sqft apartment @ Aston Kiara with an average rental price of RM2500. What're your thoughts on this property given that there's a construction going on right beside and the reserved land right in front?

      Hi Jack. Yea, that's the price to pay for uncertainties such as the construction and reserve land in comparison those in Kiara 3. But based on our data, the rental is still healthy for Sefina which means people are aware of the surrounding and they're okay with it=)

    Hope you could you do Ara Damansara. Most of the commercial units are vacant. Even the Evolve mall is suffering

      I will try to squeeze that into my schedule Nizan. However mall performance sometimes don't reflect the entire property situation of an area as it may be the tenant mix of the mall itself.

    I worked in KL till 2016 and recently visited my ex neighbor, elderly Malaysian couple who live in MK11, one of the newest and most expensive condo. I used to live there paid by the company and the condo size was 4400 square ft. The ex neighbor had been trying to sell his property under market value for +/- 5 months and he told me there was NOT even one phone call / inquiry. He mentioned the price and square footage and the price worked out to be +/- 7% below the advertised market value. So what is the message here: FORGET what property agents tell you. Do your own research , talk to as many owners before buying. Agents just want their commission. My ex tennis partner used to live in Damai Resort Condo on Jln Kiara 2. The coupe left Malaysia in May 2019 and up until the end of January the unit was still empty and no one was keen to rent it. All in all, most properties here either for rent or for sale are overprice. Plenty of supply and that is why the Finance Minister allows foreigners to purchase property as low as RM 600K. In the past the limit was RM 1 million. so that ought to paint a TRUE picture.

      1) Market sentiment is weak, the average Malaysian cannot afford to buy a 4400 square ft condo. Makes sense.
      2) Rents have been on decline is various parts of KL, roughly 15% off the peak due to the supply. Perhaps the owner could do more to differentiate the unit (by furnishing, touching up, or improving the unit). Lower the rent would also help. No sense keeping it vacant for an extended period.
      3) 600k only applies to certain overhang projects, not from the secondary market.

    Have you been to i-Zen Mont Kiara? Looks like 1400 sq ft unit selling for ~855,000 and rent going for ~2.85psf. Seems like rent can cover monthly installment based on that math, but there does seem to be many available units for rent on iproperty.

    Sean ,Mt kiara seem to have a lot of available lands around its surrounding, over time will developers just flood the area with new launches or it's already happening ? what's you take on this ? for current and future investment or rentals potential of mont kiara ,Thanks for your comments .

      Is The Henge same as KepongMas? I heard that nowadays under the enforcement by Gov, developer has to build a condo with another affordable type beside it. So wonder The Henge and Kepongmas are actually interrelated. Ps: I heard this from The Minest from Sentul. They build Zen and Zen 1 with such a way.

      Hi Byron, I think there's a lot where you can find them online, just that most of them are marketing themselves as Mont Kiara. That's why this video explains which roads actually makes a lot of difference in terms of property price.
