  • Shout-out to the team for showing me their latest projects to this amazing township. For viewing appointments, kindly reach out to the team via

    Website:
    Elmina Green 7 | bit.ly/EG7_YT
    Ilham Residence 3 | bit.ly/IR3_YT
From their first launch until today, Elmina Green Seven has marked a great milestone for the township. From the initial stages when everything was still within planning, until today all of the plans are well executed. The amount of work and capital to develop a township is insanely high, but this developer is building multiple township at the same time.
From the last visit, all remarks has been addressed. The lack of commercial area has been resolved by the completion of Temu, their latest shop offices. The rate of business opening just shows the high demand for commercial services. Plus the new Lakeside Mall is also going to open soon.
In my opinion, their advantage is definitely their past successes on landed home designs. They have designed and built so many similar products and they get better one after another. Besides quality, the communication for the final product is also improving.
Looking at the township now, it's gonna be self sustaining soon where residents don't have to leave the township at all. The existing amenities are matured enough to fulfill every need from the community. What's exciting would be the next phase, will people travel to City of Elmina for work? Can't wait for that to happen.

I love how Sime Darby making their own townships to be car eccentric as possible, I tried walking from one side of township to another side is hot as heck because no plants around to reduce the heat, forcing almost everyone to drive instead. Trees and plants are hard to maintain I know so they just build everything with concrete, well done Sime Darby. 🎉

Or just all of the new recent landed developent in the name of township development. Gamuda Cove, Ecoworld, Ecohill. Different highway all the same.
I don't get why Selangor still allow development in 50s Levittown suburbanhell in 21 century. Other than unfair constitutional tax structure that force Selangor to sell land in unsustainable way.

Which township you would recommend then we learn from then? I would go study it.
Because for landed developments, its pretty much car centric. Especially in this location when there is no LRT/MRT.

I visited the township earlier on and the design of the township is really amazed me. While the stopper happen when we pass through the actual site of EG7, there is a huge TnB line passing through next to it. I believe most of us will be worried on the radiation problem.

    • @iherng
      @iherng  ปีที่แล้ว +1

Well then we need to determine how far your house is from that line. But I doubt we worry that much about radiation since we carry a phone with us 24/7. Hahaha. It's just a matter of stigma. Anyway, thanks for sharing.

Open concept = privacy, jiran blok sebelah boleh sekodeng woo, during heavy rain, can 'flood' in unit.
We hope they came out with additional design to cover the open space then.

20:07 I highly doubt that bike lane is more like a buzzword in the same rank as "green, sustainable". Not a useful bike path that can help replace car when navigate the Elmina.
In practice, 500-1000m should be a reasonable distance for bicycle, ie from home to local grocery or school (there is none in Elmina yet iirc). But knowing how the tree are barely shading, and how M40-T20 people see bicycle (just an expensive hobby, not a mean of transport). So even 100m they will still drive, this is how car addicted Malaysian are.
The 'bike lane' is just more parking for jerks, not a seriois measure to cut any individual carbon emission. After all I think I am the only Malaysian that watch NJB regularly to get daily Amsterdam propaganda.
