    We have been in the mobile home business for years, and thought why not upload videos about something we can relate to and deal with every day.
    We have seen the mobile home business come such a long way. In the old days most people referred to mobile homes as a trailer house. However some of the manufactured homes we carry are far from “trailer houses.”

    The little sink/ bar area in the dining space could be a coffee/ beverage stand. I want one in my house so the coffee pot doesn't take my kitchen space!

    Chance?? This home is great for two people!! People may not like a single wide home but this would be a lot better than living in a cramped apartment and being unhappy!! You can make this all your own!! That's what I did when I bought my first house!! I fixed it up,just the way I wanted it!! People do that, all the time!! It's just a very pretty place to stay!! Thank You for sharing this with us!! You did good!!❤😊❤😊!!

    Very pretty home :) I'd opt for private property placement. Because it's a smarter investment to own the land vs rent it, if you can afford to do so.

    • @bruceh4180
      @bruceh4180 6 หลายเดือนก่อน +1

      Can you imagine lot rent in a couple years with all those amenities?

    • @monkeybusiness1999
      @monkeybusiness1999 6 หลายเดือนก่อน

      @bruceh4180 Absolutely. Parks draw renters in with attractive prices, but within 5-7 years, after regular yearly rate increases, many homeowners start to struggle financially. (esp retirees on fixed incomes.) Then, when the homeowner tries to sell their home, the park can take weeks or months to approve a new lot renter/buyer. (Poor credit, too low income or criminal issues - whatever the park deems a risky lot renter they can reject.) If buying delays go on too long, desperate homeowners often end-up selling their home to the park - usu below market. It's a common issue that some unscrupulous mobile home parks get away with, sadly. What I'd advise - read the exit rules as carefully as the move-in rules. Buyers are usually so excited about moving into a new home-park that they don't read the contract fully & carefully to the end. Also, for about $200, renters can have a lawyer review the contract for any negative or suspect details buyers don't understand. Like, not being able to move the home from the park once it's placed on the lot, for a set period of years, even though you own it.

    • @monkeybusiness1999
      @monkeybusiness1999 6 หลายเดือนก่อน

      @bruceh4180 Agree with you. I left a longer reply, but for some reason it didn't post. Long story short - read the contract/lease exit rules as carefully as the move-in rules. More so, in fact. Once the home is placed on the lot, getting it & yourself out of the park may be impossible. Because the park can delay approving a new lot renter/buyer, indefinitely, for any reason they like, most states. (And yes, lot fees usu go up yearly $50-$100 or more. Retirees on fixed incomes esp are often forced to move out, sadly.)

    You really need to check out what the space rental actually is because sometimes it's as high or higher than the mortgage on the mobile home would be.
    Also with all those amenities there is probably a monthly HOA fee to use it and keep it maintained.
    Nothing is ever free.

Wish they had a park like this on the MS Coast, however, I'm sure the lot rent, with all those amenities, will be at least 1,000 a month...too much, especially if one would not use those amenities. I like the porch and the storage shed. The storage shed is such a huge help when you don't have basements, etc. to store stuff. Nice amount of drawers in the kitchen. To the left of the stove was an outlet with USB ports. Some guy left the seat up in the hall bath!!! LOL! How do they expect anyone to reached those shelves in the master bathroom. Not like you can put a stepstool or ladder in the tub, or you need a son that is well over 6 feet tall. Great kitchen. Makes me wonder so much why for single wides with the same dimension back in the 90s the kitchens barely could function as a kitchen.

    nice home, love the kitchen, and it has great storage, most mfg homes apparently believe you have just one pot, 5 plates and half a dozen pieces of silverware the storage is so chintzy. This one is great. Like the color of the cabinets, but the paint job was horrible, looked half finished, could see the wood grain underneath, looked bad to me. And transom windows ALWAYS have to open IMO. Not sure why there is a coffee bar there, could do without that. Too bad they don't have a seniors one like this. And lot rents kill you.

    Change the three transom windows into larger ones and it would be worth it.

    Nice house, but I would change a few things. The kitchen needs more light and I’d like to see some daylight in the way of a window in the bathrooms.
    Is it me or does manufactured housing still seem overpriced? I’m not saying the home isn’t worth the cost, but it seems a bit high. That’s just for the house, but then add in lot rent in a park. Beautiful park, nice amenities tell me lot rent is probably in the area of ar least $1,400 a month. It’s going to take money for the management and maintenance of those amenities. Affordable housing no longer exists.

    No one wants to buy a home and have to pay the expense of lot rent and be under somebody's thumb with the management this is still a little on the high side but a little bit more affordable than some of the homes that you've had on here.

    Those mobile homes are too close together, families packed in their like sardines. You would never have any privacy. Imagine living by someone who likes to party all the time. And it would be a disaster if one of those Texas twisters 🌪 🌪 🌪 touched down.

    Nice floorplan. However, there's no linen closet, and the shelving over the bathtub is ridiculous. One would have to stand in the bathtub to reach the shelves. Why the sink in the dining room? Then there's those horrible walls in the bathrooms, as if water would never splash out of the tub onto the walls. Lots of cheap finishes which makes sense to keep the house at the price quoted. Would like to see what this community looks like in 5 years.

    Water heater in the bedroom closet?? Never seen that before. And the kitchen is too dark. I don’t see why they couldn’t put larger windows on the counter side.
