I have a fail safe system to getting what you want. You have to make a list (yes seriously), put three columns. Label them; must have wont compromise, would like can compromise and don’t really care. Now be real here. On your wont compromise list; add things like the shed, counter space, floor boards. On the would like but will compromise put things like; a nice deck but any size, newer kitchen (but size doesn’t matter). Then the last column is like; anything else you would like but really you don’t care about. Like it would be nice to have newer flooring (but you an Reno the floors if they are in good shape). Once you are armed with your list. You can really approach houses (or anything really) with a clear mind. Houses are so overwhelming to look at and it’s nice to go in with a clear mind and not get distracted.

Personally I love house 8! Plant some pittosporum hedges and it will be a fully private yard in no time! And you can always add down lights and extend the shed

I don't know how to describe it, but it's almost like a calm comes over you when you step inside and you get excited about the prospect of living there. The layout, kitchen (you could add brick and it would look like the same kitchen), bathroom layout, the small room next to the toilet... house number 2 looks like what you could make your house into!

I want to give some genereal life advice. You need to embrace the imperfections. You have this idea about how everything should be, that u forget how things are. All the houses u're gonna visit are gonna have imperfections, but imperfection also brings character. A house can be everything you want it to be, and still not be a home. If you want to find a home, the feeling of the place is a big deal, and with your general mental health state i think you should really consider finding a place you feel safe and good in as well. I think your guidelines are awsome, so keep looking out for them, but do also remember that life is never perfect, and imperfections should be welcome as well. I think this is also a big part of your channel and general life, and i would love for you to bring this philosophy into your house hunting as well. If the biggest issue with your initial presumed dream house was that the garden wasn't private enough, you could get a taller fence? Or plant shrubs to make it more ethereal? But those shrubs take a good 5-10 years to actually get nice and tall? But there are ways to fix the privacy issue 😊
To get a taller fence, you need to ask the neighbours for pernission. But I think you get those fence extenteders to add height to the tops of the fences you only need council to agree. It might be different in Canberra but that could be an option!
"Bidding started way above the price" That is called Under Quoting and is actually illegal in Aus. You should report the Real Estate, legit. They'll be fined.

My fiancé and I bought our first house almost 2 years ago, and we didn’t find the “perfect house” but really wanted to stop renting asap rocky hahaha we love our house and we’ve made it into a home and we know it’s not our “forever home” and in a few years, when we’ll be ready to have kids, we’ll upgrade and be a lot fussier with our forever home😊it’s also taught us what things we want/don’t want in our forever home. Obviously, your situation is different but if you’re quite keen to get on the property ladder and know it won’t be your forever home, defo get your “almost perfect house” soon❤
Just some advice. If you think you love a house, go back and look at it again. We almost bought a house, decided to go look at it one more time to be safe, and we hated it🙈 but hopefully you find your dream home soon ❤

I bought my unit last year (didn't have enough for a separate building as a singleton), and I looked at over a dozen places. Put offers in for almost all of them, and while not perfect the place I got ticked almost everything; all of the needs, most of the wants. It's EXHAUSTING physically, mentally and emotionally, but keep at it!
Take your time! I spent almost a year looking and am so glad I did because I got a home I really love! Thank goodness because now it’s impossible to buy a house in the US unless you’re rich. I remember my mom called it a good “starter home” at the time. Oh the delusion of being able to get a bigger/better house in the future…

For the place my partner and I have purchased, I did a 15 min inspection and got home and my partner scanned the QR code and put an offer in and we got it 😂 crazy
I just bought my first home at 26. It was built in the 1950s and was renovated 2 years ago. It's got a lot of work left but it's perfect for us. I totally agree with you. They do not build houses like they used to.
Go for location first, then garden. Trust me, with petrol prices and distance, travelling a long time isn't in either of your best interest. Trust me. .My partner did the commuting, and it got to be too much when I was at home with the kids all day, especially when they were sick. The closer to his work, the better.

Because of the climate basements aren't the norm. Re: separate laundry I'm assuming they mean the house didn't have a dedicated laundry room. Otherwise, I would take it to mean an older house where the laundry was separate to the house.
I have expensive taste so I like the last one the most that you looked at and you kept thinking about but I also like cozy so the kitchen was nice I’m from America so like my dream home is a modern farm home me and my fiancé might build a home but I don’t like carpet it’s just a disaster when stuff smells on it and it’s a bitch to clean so I went all hardwood floors because I have two dogs a big backyard for them to run around and for my vegetable garden a home gym I’m kind of picky but the last one was my style I hope you find what you love suzy ❤
