Absolutely gorgeous!!! I can see myself in that house and it’s my favorite so far!! Wow, it has everything in it…. That loft bedroom is Huge!! So many options to put my antiques!! Love that the staircase is tucked away and looks sturdy. Also it has a real closet that others do not. Good plan.

This is my favorite small house thus far.
Nice! This design has a lot of the useful features that earlier designs didn't consider (storage, a small entryway space to remove shoes and coats, laundry room, etc) and it has bookshelves, and a balcony and nice bathtub for the master bedroom suite. I like it! 😍
I also like the repeated curved elements (circular windows and porch arches). Adds visual interest!

Love it, but I would add a long horizontal window on main floor tub wall. I love natural light in the bathrooms. Ideally, I’d love a setup where there is a window over the sink in the kitchen also, but floorplan would need to be reconfigured. Such a beautiful home.
With a smaller kitchen island to allow for easier movement between that and the living room furniture.

It’s beautiful and almost perfect. Just one thing. It needs backyard access. Can you put a back door between the downstairs bedroom and bathroom that would lead out to a deck or lanai?

Best one yet! The open living space is well-done in this one. Having just a bar to eat at (other floor plans) makes sense, but having a table to sit down to seems more inviting.

This is my Favorite so far! The huge suite upstairs is beautiful. If I built this house my only change would be to have the staircase in the living room, maybe winding behind the fireplace. You have a wonderful style and eye for design.

I love it! Very beautiful! I would have a lg picture window with a window seat(?) in the living room. I think if you have a door there, people would mostly use that as the front door since it's the first one you see & has easier access. Also would like some pantry sp as you can't put too much in the laundry room as it would get the heat from the dryer. But very nice, especially the entertainment center with fireplace and lots of books! 😊❤

I love this house.Everything about it. The downstairs bedroom would have to be my storage for my pantry and a desk for food preps, crafts etc. I love the bookcase too and the island that doubles as a table. Spot on.

Really neat design. Love the extra counter space you get by incorporating the dining table there. Def would need different chairs, at least for the ‘ kitchen’ side. Such a smart use of space.

i love it. i would change a couple things.. the outside porch, front access.. I would keep the porch as is, where it is, but wrap it around the side of the house with the property access being on the side of the house, not the front. Plus, the kitchen sink. Can it not somehow go in front of the window, to look outside? Sinks at windows are ideal. xo

This could easily be a 2 bedroom 2 bath plus a guest bedroom/family/play room with deck for a family of 4, with a seperate laundry and pantry. All under 1000 sq feet. And the fact that it's gorgeous.

My favorite one so far! I love it! Love the book shelf. The outside of the house is beautiful! I am going to be honest, I normally skip the outside of the houses but I watched all of this one. Perfect!
I love Jasper Trans designs. Everything is well placed, every inch is used well and to capacity. The homes seem to provide every comfort a person could ask for. Yet this beautiful home is only 780 Sq. Ft.

So beautiful!! I love every inch of this home. You have a great eye and talent.
I would eliminate the fireplace and put the TV at a sensible height. Sitting at counter height is not comfortable for many of us, so I'd make half the island into a real table even though more counter space is needed. Extending the front would give you more room for kitchen/dining and maybe a coat closet! Overall, the downstairs spaces are "cozy' (realtorese for small) but the upstairs bedroom is huge.

My only thing is i wish the living room had more usable space. i would make the patio door the main entry, but moved over slightly towards the kitchen. a side door would be off off the laundry, and make the old entrance a window with a shelf unit about the height of a couch for lamps and such, then move the couch there in the same but opposite position (allowed by the fact the patio door is moved more towards the kitchen). That would free up the only usable wall for a television (or whatever people want). That space would be more functional that way. I love the master suite though...absolutely gorgeous.

Everything is great…
Except for a mother who spends most of her time doing dishes doesn’t want to stare at cabinets or the wall.. I’d rather be looking outside unless there’s a dishwasher in the island..
Also, I think upstairs has a lot of wasted space. It’d be a better use of the layout if there were two bedrooms up there. The size of the bedroom downstairs is an okay size.
Two doorways at the front of the house could confuse guests, too.. but other than that, good job 👍🏻

Love the layout but a couple of suggestions for improvements: the second front facing door on the ground level is a waste of space. Extend the front porch area to the far right side of the house which would also increase the deck space on the second floor forward. Add an external staircase from the second floor to the ground floor. Finally, add casters to the kitchen island so it can be moved to the front porch area for outdoor living/eating. Cheers!
That poor laundry could have a window, which would allow line of sight through ... There's only windows and doors on two sides of the lower level! Not even a window in the downstairs bathroom. Lovely to look at on my screen, but it's fun to imagine them being real, in which case, windows make living lovely!

There are some really nice features in this house. A proper entrance is one. Personally I think it would be just that but nicer if the front wall of the entrance came out to the front of the porch with the front door opening into the verandah facing sideways. Put the stairs close to that so the rest of the verandah is usable for seating. Put a nice sized window in the front wall of the vestibule. The fireplace wall is beautiful as is. The kitchen is sort of okay, but I would give thought to how to use the space better to provide a real area for dining that does not double as primary work surface, and get the sink away from the storage cabinet. The downstairs bed and bath work well together. I do wonder why you designs seldom make use of the back wall to allow for direct access to the back garden and to facilitate cross ventilation to help control interior temperatures
The chairs go at the other side not in front of the stove and the drawers in front of the stove .

.....Quite the improvement over previous Homes, ..... only a few things are not quite there, but overall, this home is one hundred times the design of previous ones. Lovely exterior, but needs a covering of some kind over the beautiful entry door ( even an " eyebrow" covering would work). Great fireplace, but a fireplace Should be on the interior of the home and that way you don't lose heat it could have been put on a different wall with the same Built-in but cases which look great. Orientation is important, fireplaces ought to be on the South wall if possible ( Feng Shui ).
No bathroom window in downstairs, every bathroom needs a window. Master Bedroom is lovely, but there's room for 2 high back chairs, ( soft seating) and a round table in that area, to take advantage of the view outside. A covering on the balcony would provide protection from the elements ,as well. ( sloped downward for rain run off).
Kitchen is nice, but I think the island is too deep, cuts into the Lounge area. I'm not too sure about the sink placement, since it's facing a wall.... which feels claustrophobic. The footprint would have to be altered to have it under a window.
Overall, I was more taken with this Design. ..more thought put into it, which is necessary when one designs areas to be functional, to make sense ,as well as have it look lovely. 👏🏻✨️
