It's WAYYYYY more house than I need but I ❤ Blue Heron.
A little to 80s for me, but it is a beautiful home. All I kept thinking about was all the mirrors and having them spotless at all times.
The mirrors are in good areas where they wont get dirty very often. I understand the 80's thing, but this use of mirrors is pretty modern to my eyes ;)
I love the house, nice location, unbeatable price. Anything but a great deal. Soooooo with that being said..this house has my name it. Hopefully no one gets it before me.
I would do a floor to ceiling living wall at the entrance and a 6" water feature pond in front instead of pebble rock and small fountain for water sound

Love that home in every way except the area rugs. Seems like a fair price. I’d have concerns about living in such an arid desert. Only issue I have with the home is that.. I don’t want enough friends to justify all the entertainment areas. You did a great job on the video.

The front door is small for my taste for the amenities and the price tag.

That really depends on one's situation. I have heard this sentiment for years now, and it has yet to be anywhere in reality. I suppose one day it will be true.
Vegas has some of the fastest polulation and job growth in the country. Properties are overpriced because people locked in such low rates they don't need to sell but in the long run people who buy now will still do okay. As long as things keep trending in the right direction.

Water is a west coast issue. Vegas has been cracking down on water waste for decades. We are the top state state/city in the country for water conservation and getting far better. Because of those efforts, California and Arizona have more concerns about availability of water than southern Nevada. The concern level is not at zero, but it's not what the media has people believing.
Do you really think there will be no more water in vegas in 10 years? The government would just say "eh, it's only like tens or hundreds of trillions worth of buildings and land that will become worthless." Doing nothing would cost thousands of times more than doing something, so I'd bet something would be done to solve that problem.

People who are a lot smarter than you engineered lake mead and the hoover dam, and people who are a lot smarter than you who have put more thought into this than you have can engineer another solution.

Estas casas son bonitas pero no hermosas. Que quiero decir con esto. Que no tienen carácter son casas que derrochan lujo pero no tienen o no transmiten calor humano se sienten frías lucen como hoteles lujosos donde todos quieren ir pero nadie se queda😢😅 me gustan las casa que tienen un toque personal que cuentan una historia que cuando combinas lo viejo con lo moderno transmite algo en una casa así me siento como si viviera en un mausoleo.😅

I really hate how so many houses have those intermittent concrete slab walkways with gravel in between. That's a broken ankle and a lawsuit just waiting to happen. Women with high heels should be banned from those houses.
It is rare to see them indoors like this, but I understand your sentiment. Lawsuits are always waiting to happen lol Hopefully your homeowner's insurance policy is up to date ;)
@@RobHauROCKSTARRealtorRight, the indoor version was weird. I wonder if there is concrete or dirt under the gravel. Dirt would be bad as it might allow bugs in. Also, while some of the furnishings look great, some of that artwork has to go.

Very Nice House!! But you went a little too fast, seriously Dude! You made me sick!! You are no question a salesman, but you need to put concealer under your eyes, you scared me! Should be a lot more on the asking price, if you want to make a good commission, on that price I would question the quality of the materials on the house. Plus you didn’t say how far Vegas is for the people who don’t live around there.
YT has this great feature that allows you to slow down the video ;) I will be happy to work this deal even more for the right client. The builder can disclose everything they put into this home.

I just spent 3 minutes on Zillow to take a look along the South Carolina coast.
I found at least a dozen massive homes, right on the beach, for less than 6.1
I only found one barely over that, at 6.7
