      I will certainly continue to show off homes in areas I find interesting and attractive :) The HOA here is a total of $161 a month. Tax rate for Summmerlin is 2.938 - we are tax friendly compared to most areas of the country.

    I would say about $300,000 in upgrades to the base model. The issue seems to be that while the decor choices are "today", a lot of model homes date very, very poorly over time as the look can be too aggressive. Just keep that in mind but then the way that most people in Las Vegas move every few years, it may not matter. I'd take the credit for the dishwasher and then go out and buy Miele. Looks as if the kitchen has only one oven and thus renders the kitchen useless during the holidays. Every kitchen should have two ovens. One thing I don' t care much for in that price range is the non boxed eaves. I don't want to see the rafter tails sticking out and in the rare chance of a brush fire which "could" happen, boxed eaves are softer. The modern recessed LED lights unfortunately are cheap. The actual LED should be recessed above the ceiling plain so that the light does not shine directly in the eye. These are details that builders ALWAYS miss.

      @@RobHauROCKSTARRealtor even if the fearmongering tubers happen to get it right at some point in the near future, the G0V & F3D only kno how to temporarily fix monetary and economic problems w/one solution . money printer go brrrrrr! it's inevitable that the average cost to build a home will be $1k per sqft in our life time. and im sure it sounds as ludicrous as our grandparents being told their 1st home will be worth over $100 per sqft by the 2000's. but the rate of it will rise faster in a logarithmic way (similar fashion ponzi schemes need more and more to survive the scheme)
      all of em too greedy or lose P0WER tryin. lets face it, nobody that gets into P0Iitic$ will be able to change our broken/C0rrupt system. F3D Ch@ir JP, is not allowed to address the yearly multi trillion $$ DEFlClT.
      im glad to be alive now and not born tomorrow. seems like every new generation in amurrica has a stronger wind they're running against.

    Crazy asking price. Market is weak and prices will keep going down. Don't buy now. Dont listen to these desperate real estate agents talking BS. My friends wait and see when this home sells how much it will go for. Terrible time to purchase any home especially in Nevada.

      I understand. This home is not for everyone, but I guarantee, it is for someone lol and they're coming from another state that has even higher prices.

      Astonishingly, we have so little inventory, these are selling. Mostly to people moving to Las Vegas from even more expensive areas of the country. The other funny thing is, when rates and prices were low, some people stillsaid it was too expensive. I suppose it's all about your personal position. For me, I cant afford it any longer because of rates. That is part and parcel of what the Fed wanted to accomplish.
