    I bought my small house in Arvada for $185K in 2003 and sold it for $550K in 2021. I then bought a big beautiful house in Northglenn for the $552K in Northglenn. That is the best decision I ever made. I love living in Northglenn. My new house is close to a lot of restaurants and there is a lot more to do in that area.

      @@RABPWarrior Rocky Flats. Studies in the 90s actually proved a higher risk of cancer. Long story short. At Rocky Flatts they use to build plutonium triggers for nuclear bombs. There were many leaks that the administration of the plant either covered up or down played. It's a superfund site, and those in the surrounding areas are still highly worried about ground contaminants entering the water and being kicked up by the winds.

    Suggesting Northglenn over East Colfax kind of makes sense, but then you're stuck with the same problem as Castle Rock. East Fax is growing because of proximity (but you described it spot on).

    People in Castle Rock generally WANT to be 45 min away from Denver. Progressive policy pushing people out further and further.

    Ok . First Castle Rock was never the " Denver area " . Second Morrison has 0 affordable housing . Zero. Third East Colfax is not a city , town or even an area . Parts of the Street of Colfax are in Aurora and some of it is in Denver. Curious if you are from here originally or a bit new to the Denver area ? Oy.

      Andrea, thanks for watching! I just helped a client buy a single-family home in Morrison for well under $500k. East Colfax is certainly an area-it's an officially recognized Denver neighborhood, which you can verify on the city's website. Every data set I've seen includes Douglas County (and Castle Rock) as part of the Denver metro, but I suppose that one's up for debate! I've lived here for 13 years and know the area well. Oy!

      If you found a house under 500 k in Morrison I would be shocked. Unless you are talking about a townhouse or condo. Even then I would be shocked . Couldn't find a home for under 600 k. East Colfax is not a city or town. Might be a " neighborhood, but not a town or city. And Castle Rock as far as I know was never part of the Denver area. I have lived here for 57 years.       Castle Rock is definitely part of the "Denver area." There are many, many people who commute to DTC and Centennial for work every day from Castle Rock.
      My opinion is based on the *number* of people commuting from Castle Rock. Ten or twenty years ago it was much fewer, but now it is quite common.

    I moved from Arvada to Northglenn and we love it here. We are close to everything. We sold our house in Arvada for $756,000 and bought a bigger nicer house in Northglenn for $437,000!! We made a huge profit considering we bought our old house for $185,000 in the late 1990s.

    Prices are over valued by 25%. But it's good to pencil in some locations for the future.

      @@csxcobracsxcobra334 Colorado foreclosures up 595% from 2021-2022. Back in 2020, 70% of all homes in Colorado were mortgaged, the highest number by state in the country. Median household income was $75,000. It's 2023, homes are TWICE as much as they were back then and incomes certainly have not doubled. I'll see you at the auctions. How's that for reality?

      Reality is we make 6 figures and can't buy even in an affordable area without house poverty. Our payment would double from our rent for the same house if we bought.

    Selling my home in Englewood and moving out of colorado was the best decision of my life. Denver was great for a time but its so overpriced, overcrowded, full of traffic, crime, illegals and homeless now. Its become the new L.A. theres nothing there that remotely justifies the insane prices and cost of living.

    You are right on. Golden is way too expensive. It’s not that scenic nor is it oceanfront property. Way overvalued there. Boulder county is as well. Superior area new builds near Rocky flats ( won’t mention the builder) that are basically trailers are going for 700 plus. People have gone insane for that area as well.

      Agreed. We’re seeing some of the Rocky Flats area homes sit for a lot longer now, because new inventory around there has shot up and prices are loony.

      @@lovely31bluprint yes I was talking about the boulder neighborhoods wee cottage. Checked some out and couldn’t believe how cheap they felt. They still ran 700 and build quality was like a trailer. Unreal people are paying that

    Trying to sell Northglenn as a “non suburban feel” similar to East Colfax is realtor huckster talk at its finest 🤌🏼. Big box strip malls off I25 does not equal urban.

    North glen is terrible and doesn’t even compare. East Colfax is only a few years away from gentrification and close to so many many many more things. Plenty of crime in NorthGlen as well.

    When you live in Douglas county, there is absolutely no reason to ever for any reason go to Denver. We like being inaccessible, the crime stays away. Also Parker is the exact same amount of time to get to the metro area as CR is…

    Avoid investment properties in tenant friendly states. I only buy in red states. Gotta b kidding me with squatters rights smh

    Avoid Northglenn and Thornton. Traffic, tons of immigrants, and high crime. Northglenn also has the highest tax rate in all of Colorado

      Yep I was hearing that with property tax adjustments, a bunch of people where practically forced out of their homes. It's a shame what transplants have done to this state.

    I've lived in castle rock for 20 years. It's not a bad drive. For most tech workers in the tech center ... a bigger base of jobs than in downtown ... and it's a much shorter drive from castle rock than the drive you will have from most of highlands ranch or parker. I've lived in both highlands ranch and castle rock. My wife works in parker. Parker is much more congested and crowded. There is more selection, but wayyy more people and traffic also. If you want everything that castle rock has, except more crowded and a broadway like stoplight riddled drive north and south to get anywhere ... live in Parker. Castle Rock is still a gem by comparison and as you said, has its own feel ... a very nice vibe that you get in a town with identity. People dont' realize that for most of castle rock, your on the highway in 5 minutes ... try that in parker, where its more like 10-15 minutes of parker rd, then a toll road, then I25. no thanks.

    Used to live in castle rock. Id say just about everything stated is pretty spit on. Biggest issue though is congestion in the area. The city wasnt built for the amount of traffic it gets these days and there hasnt been any attempt to resolve the issue outside of a fourth highway onramp and a change in the onramp on founders pkwy.

      @@roylappin4491 It's not just property taxes, it's all the taxes. Taxes for everything, and nothing gets done. We just ranked the 3rd most dangerous state. We where the bank robbery capital a few years ago. Denver isn't what it was because of all the transplants....

    I rented my house for 5 years in castle rock because I love this place, but buying a house has become impossible here, too expensive. What place do you recommend that is similar to Castle Rock to buy my house?

    WTH is in Golden? It’s one of the most boring places in Colorado. I only pass by Golden when I need to go to Boulder or Estes Park

    I have several friends bought in Denver but now know it was the biggest mistake. The roads need to be exspanded, car insurance has increase by 60 percent and house insurance has increased by 30 percent. The transportation at the airport a nightmare it’s got way too much transit. Too many safety issues. Quality of life for elderly and disabled not good. Money spent can be spent elsewhere where.

    Well the state is still 70k homes short on supply. And most of us want no part of Downtown Denver as it is a crap hole now. Schools and quality of life.

    I'm new to Denver ( zip code 80246 ) two months in a temporary apartment, and I'm mad because I can't decide a good place to move with two 6 year olds (Twins), because everything is very, very expensive. and I don't know the region, but the prices here are very high. I'm looking for lease for now.

      Have you looked into southeast Aurora or Northglenn? Those are some of the more affordable areas that aren’t too bad.

      80246 used to be primarily a middle-income area, but prices have risen to ridiculously high levels over the past 10 years.
      If you want to stay in Denver and pay less, you may want to look southwest past Broadway, closer to Englewood or Lakewood.
      Whatever you do, don't move into Aurora - it's a suburban wasteland with the worst crime in the state.

      @@DementedDistraction Yeah Aurora is a rough area. Robberies and shootings regularly, and the APD has had so many issues, that they are no longer effective as a police force.

    What are your thoughts on Thornton? We live here basically because everything was way too expensive in 2019. It's also close to Downtown where I supposed to work. I hate that it's basically a suburb town without any decent mom and pop restaurants or a cute little downtown. We bought it for 402 in 2019- it needed and still needs remolding. after traveling around for the last 5 years I prefer the areas up north - for the space and we "go out" in RiNo. I would like to live in the Golden area or Westminster.

      Yeah, I agree with the downsides you mentioned-just not a lot of charm, but is a whole lot more affordable that some areas. RiNo is a great go-out spot.

      It's funny how all you transplants came Colorado like colonizers and have done literally nothing to improve Colorado. You trashed our mountains, ruined our pristine trails, flooded mountain parks to the point you need to make reservations. You brought your crime with you as well. Seeing that Colorado just ranked 3rd most dangerous state. Which is no surprise, seeing that no one can afford to live here, and transplants aren't bringing better paying jobs to areas with limited economic development.
