Contrary to what people may say, Aurora isn’t horrible. Is it perfect, no but it’s miles ahead, in every way, of certain parts of Detroit, New Orleans, NYC & Baltimore. Also, not everyone can afford a $3 million dollar house in Cherry Creek. The featured condo is a great starter home.

I know this is a difficult thing for people to hear. If you provide services for the homeless, the homeless will come. When the government grants money to public services (hospitals) so they can serve more homeless and 501(c)3 companies based on the number of homeless they serve, they are incentivized to serve the homeless, not stop people from becoming homeless. When the homeless population gets too big, the tax base moves out. And that is what is happening. Call it white flight or whatever, but it's not great for anyone. Vote no on 2Q, and on any ballot initiatives where words like "help the most vulnerable." Translate that into "attract more homeless people."
Fuck more taxes. They already promised to fix homelessness like 20 years ago. Now they are going to make it so nice the homeless leave? No thanks.

They need to build 1-2 more housing towers down town where there is currently parking
Not gonna happen as long as Denver is hella car dependent and suburb-oriented. Going anywhere in Denver is a headache, have to deal with hella traffic, and it can take 45+ minutes. Vibrant communities make visiting their cool spots a 10 minute bike ride or a short walk. More townhouses, more condos, less demanding everyone getting a large, single-family home on the city's edge.
I'm 45 now and have been in the Highlands and downtown for 20 years. When i was 25 Denver was clean and downtown was AMAZING. Every street was cool. Market, Laurence,wazee and the whole biz district up 17th all have been over run by homeless and abandoned by biz. I wish you guys could have seen it. It was awesome. Make being homeless and addicted illegal again and truly help these people instead of shuffling them into the shadows
Yeah, I remember those times. I lived in the Park Place Lofts Bldg in Riverfront Park from 2000-2003. What a great time to be in LoDo and The Highlands. Zero worries for safety, tons of cool restaurants and bars, GREAT vibe. I was just in the downtown area a month ago after not visiting Denver for almost a decade. I was very disappointed at the current state of affairs. Denver has gone downhill quite a bit from the glory days.
I remember too! You have to tend to the garden to keep it beautiful or the weeds will take over. Downtowns, work the same way.
Lifelong Denverite here. I don't know that it helps them by making their struggles illegal, but I do agree that we need to actually help instead of this cycle of just clearing camps and having them move a few blocks away.

I recently moved to downtown Denver into one of the residential towers near the 16th Street Mall earlier this year from the Gold Coast of SoFlo in Apr 2024. I'm so excited to see the progression of the revitalization of this vibrant city that attracts worldwide visitors not only for downtown conventions, but for the overall incredible extended metro and outdoor Colorado mountain experiences. The eye-catching architecture contrasts between buildings built during the gold and silver rushes of the 1800's and the modern glass buildings is absolutely amazing. (Don't forget to look up!) Also worth mentioning is that in Sep, ADP ranked Denver as the nation's number one hottest job market! The convenience of walking to incredible sporting venue events and enticing performances at the Denver Center for the Performing Arts is a plus. I'm so glad I moved to Denver!

As someone who's a Denver Native, I would say this list is more of a suggested curation of a combo of trendy & mentionable places to eat. The ONLY actual iconic places on this list are Buckhorn Exchange & Brown Palace - simply based on their history & noteriety. Carmine's & Little India are definitely Denver staples. Rioja & Jax are long lived downtown staples. All great places, but don't scream "Denver Icon". At least, not quite yet. Stueben's is an OG trendy spot, inching it's way to "Denver Icon credibility". But it's still too new to be "Denver Iconic". Linger is only made notable by it being IN an iconic Denver Landmark. It's the big Ollinger sign & history of the mortuary that is ACTUALLY "Denver Iconic". The restaurant itself is too green from gentrification. Shanahan's is in a weird spot. It's like "Denver Icon Adjacent", lol. Q House, Tamayo, Williams Graham, The Plimoth, Uchi, Marco's CFP, Citizen Rail, Le French - all absolutely NOT "Denver Iconic". All are too new, &/or too buzz-trendy from non-natives, transplants, & gentrifiers, to be "Denver Iconic". Cherry Cricket is absolutely "Denver Iconic". Cholon is kinda like Rioja & Jax's younger sibling.
Great video! For Cherry Creek, it seems that 5280 has a safety rank of 59th (pretty unsafe)? And this component may be taking its overall ranking down as a result. Is this a mistake? You often imply that Cherry Creek is extremely safe. Thank you very much!
Yep, I think you're dead on and I...am confused. I can't call it a mistake since they're pulling straight from crime data, but it has to be something funky with how the per capita data is being recorded, because the Cherry Creek neighborhood (and granted this is anecdotal but I've spent a fair amount of time working, eating, drinking, and just walking around there) is one of the safest in the entire city of Denver, outside of uber-gated/closed off communities. So many of the "city" problems that people complain about with Denver as a whole are either reduced or completely not present in CC. Odd!

Sadly the recent storms show the trade offs you make moving to Asheville and Florida. Our daughter is in Orlando now. Our son flew out before the storm. We have many friends in Tampa and around the state.
The best restaurants in Denver are McDonalds and Taco Bell. Denver sucks and these are the reasons why: 1. High Cost of Living and Housing The cost of living in Denver has increased significantly in recent years, particularly in terms of housing. Home prices and rent have skyrocketed, making it difficult for many residents to find affordable housing options. 2. Traffic and Limited Public Transportation Traffic congestion has worsened due to the city’s rapid population growth, leading to longer commutes. Additionally, the public transportation system, while available, is not as extensive or efficient as in other major cities, limiting mobility for those without a car. 3. Environmental Concerns: Air Quality and Ozone Levels Denver has experienced air quality issues due to its proximity to the mountains and the impact of wildfire smoke during certain seasons. I’ve been 10 years in Littleton and love it. 5 minutes to an amazing trail system, to the light rail, shopping, good food, good schools, interesting people, nice arts scene, amazing writing community. ❤
I sold my condo in 80203 in April 2021 (bought in July 2007). I would not buy there these days (South Broadway). It used to be lovely--became highly dangerous in 2020. It went from a very safe neighborhood--again, SoBo nightlife area--to a hotbed of heroin addicts, human feces, needles on the ground. I saw it coming and pulled stakes at the right time, apparently. I sold everything and moved to the beach in Albania.
I went to Guard and Grace for an educational dinner and the mashed potatoes were SO SALTY!!
Denver homes need to adjust down 10% to 15% to be realistic
I’m a native of Colorado and Denver metro for 52 years. Avoid Denver at all cost, avoid englewood, Arvada . The best places to live are Boulder /louisville/erie/ broomfield. Plenty of greenbelts , parks , restaurants, amenities and lower crime (at least for now). Done. And northglenn ? You are way off. Horrible crime and drugs.
The statement that the mortgage rates have not gone down since the September 18th .50 cut, might be understated. Rates were in the mid to high 7s in April and are now sitting at an average of 6.12. Rather signifigant. Also, take into consideration that some of the 1.5% decrease in the last 7 months was speculation/anticipation that the feds would cut rates so some of that was already built in before the September cut. Great video though, will be subscribing.

I bought a house in Southglenn in late June of this year for $650k after negotiating down $15k. 4 bedroom (2 additional that are nonconforming), 3 bath, and 2967 square feet. It definitely needs some work, but not for long! It is a spectacular area with tons of nearby amenities. Thanks for the video Sam!

After 12 years I left Fresno, CA and moved to Cheyenne , WY. Fresno was just becoming a living nightmare. Wanted to move back to Colorado, but it's no better than Fresno. Will stay in Wyoming till the day I die.

You nailed it with Highlands Ranch. It's all chain restaurants and houses that look the same. The best thing about it is the trails and open space. The schools are good, but good lord is it sterile down here.

Best bar in Denver is a cold beer from Safeway and being outside. Last thing I need is to patronize a place with a bunch of flatliner Z and X. All with personality of an iphone.
Safeway beer drank outside is a legit call. If we're going nontraditional, I will raise you a large, ice cold Fosters at an Outback Steakhouse.

Alright, let me be"that guy" for a minute here. AWD is massively overrated if you're living in the metro area. I've been in the Denver Metro for all my 40 years, driving for almost 25 of those and have had 4x4, RWD and FWD vehicles. While 4x4 or AWD IS nice, it isn't necessary. A good set of all seasons on a FWD or snow tires on a RWD will do you just fine. In all those 25 years, I've never gotten a vehicle stuck and that includes driving to and from work at 7am and 5pm, during snowstorms and just after them. If you're going into the Mountains, yeah, you'll probably want that; if you're a rugged indoorsman like me, you don't need to worry about anything but tires.
