I'm glad he got something really nice that speaks to him instead of falling for the excessive frugality trap. I've known a few hyper-frugal people who got millions and still denied themselves what they wanted in the name of money. As an example I knew a guy with five figure net monthly cashflow after personal expenses who wouldn't buy his dream home because it was "overpriced" at $440k, and was still torn up by missing out on it years later (but still refused to give an offer that high). I'm glad that the twenty cent iced coffee style stuff seems to be mostly a marketing gimmick and lifestyle choice than an actual clinical, psychological issue. Also, holy crap, he's going to have to budget for a groundskeeper!
As an electrician I dont think 80$ is a rip off, remember to put up the light depending on what kind of connections it uses and how the bracket is built it might take anywhere from 15 min to 1 hour to do it, and you also need to drive to the place to do the work, witch also takes time, and they need to get paid for that time, I don't know the laws in America and I'm from Norway and also working in Norway. But after every I install we have to do alot if paper work to dokument that what we have done is done correctly, if you do not do this here u can get alot of trouble with the insurance company if something where to happen. Again this is from a Norwegian mindset with the laws here in mind, but it would not surprise me if it where similar in America

In these hard times, $80 for the electrician probably would have meant a lot and he wouldn't even have noticed it going out of his bank. Honestly look into betterment for a Roth IRA . Betterment strategy uses mostly vanguard index funds but it’s very well diversified. It’s perfect for decades of compound growth . They also reinvest the dividends for you and allocate between all the index funds for you so you don’t even have to think about it.

The real estate price to rent ratio is really high in Southern CA, which means renting is generally more affordable than buying. His housing costs will remain fairly stable over the years, while rents and the price of real estate fluctuate. I suspect both rents and real estate costs will drop very soon, and prices won't catch up to our current level for a very long time.
@@jzen1455 If i were to rent everything out, I'd profit about $3500/mo in net cashflow + about $2150'ish mortgage equity. That required me to put a lot of money down, but rents in this area are and have been incredibly stable and my cost is fixed. A good school distract also goes a long way here.

yea I hate small bathrooms, never enough space to put your stuff. This big bathroom makes the house feel much more luxurious. and the separate toilet is also a plus in my book
He's thinking of it more from the perspective of renting the property later down the line/selling it. An extra bathroom adds more to the value of the property than one very good bathroom. With the renovation it will still be great as it is, plus the benefit of another.
Hey graham Just a suggestion for that octogonal room that you didn't know what do with... I don't know how expensive it could be but since you have a nice view there you could replace the closed walls that face the outside garden with roman style colums or pillars and it would make a great reading/chilling with friends & having dinner open space. If you have land to spare, adding on a third bath might be cheaper than upsetting the master and then the space convert to another bath. That tub is six feet- you need 5x8 ft for a small bath.

NiLaCreated why not do an FHA for that 3.5% down or plenty of lenders do 5% if you’re gonna live in a residential property.

Honestly look into betterment for a Roth IRA . Betterment strategy uses mostly vanguard index funds but it’s very well diversified. It’s perfect for decades of compound growth . They also reinvest the dividends for you and allocate between all the index funds for you so you don’t even have to think about it.
Also investing means long term gains , low risk in long outlook. gambling means short term gains but high risk . Invest don’t gamble .
I’m a plant lady, so watching your tour around the garden was exciting(secretly wishing I had your plants, the home is lovely, but the plant set up is everything. Recording your videos in the dark room is great because I can focus on what you are saying, but, I hope you record videos out in the garden as well. Just gives more life to the content. :)

The real estate price to rent ratio is really high in Southern CA, which means renting is generally more affordable than buying. His housing costs will remain fairly stable over the years, while rents and the price of real estate fluctuate. I suspect both rents and real estate costs will drop very soon, and prices won't catch up to our current level for a very long time.
@@jzen1455 If i were to rent everything out, I'd profit about $3500/mo in net cashflow + about $2150'ish mortgage equity. That required me to put a lot of money down, but rents in this area are and have been incredibly stable and my cost is fixed. A good school distract also goes a long way here.

yea I hate small bathrooms, never enough space to put your stuff. This big bathroom makes the house feel much more luxurious. and the separate toilet is also a plus in my book

He's thinking of it more from the perspective of renting the property later down the line/selling it. An extra bathroom adds more to the value of the property than one very good bathroom. With the renovation it will still be great as it is, plus the benefit of another.

Just a suggestion for that octogonal room that you didn't know what do with... I don't know how expensive it could be but since you have a nice view there you could replace the closed walls that face the outside garden with roman style colums or pillars and it would make a great reading/chilling with friends & having dinner open space.

If you have land to spare, adding on a third bath might be cheaper than upsetting the master and then the space convert to another bath. That tub is six feet- you need 5x8 ft for a small bath.
