      You could split the "living room" using the dining room that way and get to 3 nice bedrooms in still accepted local sizes.

      Yeah, here in central Europe, "1 bedroom" literally means 1 room where you can fit a bed and some wardrobes and a not too big kitchen-living room combo and a bathroom. Graham's place is still huge and more than enough for 1 person.

    I work three jobs I’m 22 and have no education after grade 10. coming from poverty, moving out at 15 and no help from my family I’ve developed bad spending habits and recently got myself mildly in debt. I make a very nice yearly income, but i quickly realized I am not financially responsible enough to handle it properly. Watching your videos while I’m literally scrubbing floors on my hands and knees on one of my work days that literally allows me 5 hours off in a 48 hour span. Still, makes me feel motivated to become a better person for myself and have more control over my spending. Listening to your videos makes me feel hopeful that one day I will not have to work like this anymore if I save. So thank you

    People think you have to have fancy, expensive stuff to impress people... this just goes to show you if you just have things clean, neat, and in order it's pretty much the same thing. Where da-hick was this channel when I was 22 and blowing the best paychecks of my life on nonsense trying to be cool...?! This generation has no idea the advantage they have with YT channels like this.

      Truth. I am in my 40's and fortunately didn't get caught up in trying to impress anyone, but if I had TH-cam in my 20's I would have PAID $ for this content....and Gary Vee too.
      So much value in these channels. I have a lot of respect for Graham, because he is teaching and setting an example of how to handle money.
      If I could change anything from when I was in my 20's, I would have got a duplex and had the other tenants pay most/all of my mortgage. Then I would continually buy rental properties. My current mortgage isn't too large, but I wouldn't have one if I made that one move.
      Also, I would wait much later to get married. Everyone....listen to Graham and follow his financial ways...you have an excellent mentor!

      @@canadude6401 I like your ideas, I would like to have done those things also. I would ad that I would not have gone to college, but found an employer who pays for continuing education. I had fun til i had to start paying it back. I see tons of value in TH-cam and tell new people at work, if you want a free degree/education, spend time on here learning something new every day, on many topics - I do. I fix things for a living and people ask me all the time how i know so much, and i tell them TH-cam!
      Also great advice would be to find mentors who are patient and willing to teach you some things. I feel that I can learn at least 1 thing from everyone on the planet. Never stop learning or thinking!

      Abhishek Sathe ye but he says that he breaks even on the loan and day-to-day expenses because of the rent he receives from the other half of the duplex, the equity he gets from paying down the loan, and the tax write offs he gets from having his office in his home so he ends up not having to pay anything.       Abhishek Sathe his loan will go up a bit more making his monthly payments more expensive. But in return for his payments going up he receives a large lump sum of cash (equity from the house) that can be reinvested into some other asset that can not only make up for the increase of his mortgage, but also increase his asset count and increase his cash flow through the extra cash being earned back from the equity he pulled out of the house.

    I actually remember when graham bought this house. It was one of the first videos of his I watch and I feel like that was when his videos became more real to me. I could see the progress rather than just hearing him talk about how to get there. That is when I started planning my future way more seriously. Thanks graham :).

    Where I live in SC, that $585,000 gets you a 2-3 story mansion, enough property to have multiple football fields and still have enough left over for a sport car. I was able to buy my house which is 2 stories on 2 acres in a very nice neighborhood for less than 100k at 23 years old. It was a repo with only cosmetic issues I grabbed the day it hit the market. Fixed it up and got it re-appraised and now it's worth 200k after only putting about 5k into it. At the time, I didn't know what equity was or even cared about much of anything, but now when I do decide to sell, I will be making quite a bit of profit. I watch videos like this now and am like "Dang, people go out of their way to get a home with some equity or to see some type of return and I made 100k by accident lol".

    There is a lot to like about this video. Early on he promotes not having to own a big expensive place. He shows how watching for a deal and moving on it is important. He does some of the work himself when it makes sense but then points out a few mistakes he made. He details the finances so his viewers can see how it works. It's worth your time to watch it.

    Using reflective white paint and adding in extra bright light bulbs are great ideas. Besides looking modern, it looks very pleasing which better your mental health which increase productivity so you make more $$$.

    Hey Graham, I just got an idea. Maybe for an idea for a video you could go over some good shorter term investment places to put your money while you're still 9-5ing so that it helps you get to your goal faster.

    Graham, I’m just confused on how re-financing for a higher mortgage twice is beneficial unless your interest rate was significantly lower after each refi because you get some cash back but there are closing costs & higher principle to pay back when you could have a $300+K mortgage vs a $600+K mortgage. Another option I see is If you use the cash outs from refi on putting a down payment on an appreciating asset like another rental property.

      Yah I had the same question. I wonder what would happen in a recession situation where you are forced to sell these properties for less than the loan amount. If you have multiple types of these properties, could it end up being a perfect storm?

      The idea is that you invest your own cash money outta pocket at first & then when the value goes up you're able to get that cash back out by refinancing to then re-invest to make more money instead of keeping your cash tied up inside of that first initial investment. It's kinda like a hack, you need to be smart about it and get your cashflow right on the investment. But if you do it right, you can keep buying new properties without having to wait to re-save hundreds of thousands of dollars for a new down payment. Make sense? Plus you will have a mortgage regardless, it's all about balancing the cashflow. - IG@andiezona

      @@kurapikakurta3863 I'm thinking of a situation where the housing market has crashed and for whatever reason, he has negative cash flow, so he's forced to sell. The likelihood of this scenario happening is very slim, since he has multiple income streams that protect from exactly this type of scenario, BUT if it DID happen, he might get into a situation of getting a double whammy. First, with selling at a loss, but then second because of the higher payments due to a higher mortgage. All this is to say that if you do decide to try this strategy, be aware of the potential pitfalls.

      Kong depends on the mindset bro, my parents weren’t “rich” when I was born, but they had started a businesses together, now they’re millionaires, and I don’t like the thought of living off of my parents like a spoiled brat, sure, I will use their wealth as a leverage, but doesn’t mean you need that to be successful and value money.     I think Warren Buffet still lives in the same house that he bought like 50 years ago.
    You and I are a lot alike. I wish I had started earlier. Some of my family thought I was obsessive about the "sacrifices" I was making like using an antenna instead of paying for cable. My brother and I are now living in the same 55 and over community. The difference is he has a mortgage with 29 years left, and a job that the corona virus has put some limits on. I traded some equity in a couple of rentals for my zero dollar house. I admit, it seems like it took an awfully long time to get here. (18 years) But the greatest thing about right now for me, is being content. I used to think every house purchase was a stepping stone to eventually owning a big mansion. But I wouldn't be any happier with a bigger house.
    BTW congratulations on your success!

      Well I’m not sure if I can speak for him, but individuals like myself and some I’ve met like him have problems with ideas and constantly processing stuff. My brain is constantly thinking of every possible outcome of something I want to do. The thing is though I love to know everything about everything if I don’t know about it I will sit for hrs making myself become a pro. I’ve just always been like this and I’ve met some of the guys who work with graham and people like graham and we all have that same kind of trait of just constantly thinking almost like not being able to turn our brains off. Since were not able to really relax we utilize it for stuff like you see in Graham’s video.
      Also we just love the grind man...i don’t think it’s for everyone to me working like that is like cocaine

    Haha the Keenan and Kel photo brought me right back to my teen years.
    The Duplex is perfect and streamlined/clean. Nicely done. My favorite parts: Spanish tile accents on the fire place and bathroom, the original hardwood floors, subway tiles, terra-cotta hexagonal tiles. Nice work.

      Kyle Laffey obvious. Can you change only half the roof or plumbing? We also learned on TH-cam that you don’t go over the top when remodeling a rental. So some of the things on his side are his personal touch which may not be on the other unit. The tenant might be well off any put his personal touch on his side too.

    I so agree with you on doing housework yourself :D I just saved yesterday about 30 euros on a 80 euros cupboard. I bought all pieces necessary, did it myself/ customised it and think I will extend it when I move out in 3 months. Now that I got all tools, the extension [double the size] will cost me about 40 euros max. On the market, a cupboard like that [stylish as well :D I'm an architect] would be about 150 +. By myself : max 80 euros, not to mention I plan on doing myself all other cupboards and wardrobes from now on so having the tools for the first one will cut down future costs.

    5:17 If you paint your ceilings flat white, you will hide all of the imperfections in the paint/drywall/patch. Just a tip for next time that costs you nothing, but makes the room look 10x better.
