Thank you for your question! The recent changes from the NAR settlement mean that sellers are no longer REQUIRED to pay the buyer’s agent’s fee. If you’re working with your own agent, you'll likely need to sign an agreement to cover their commission. Granted, they can still negotiate on your behalf with the seller to pay their fee, however if the seller doesn't pay it is your responsibity. Also you would be required to sign this agreement before they’ll show you homes! If you’re representing yourself, you may still be responsible for paying the listing agent’s fee in some cases and certain states, so be sure to clarify that upfront with the seller or their agent. The sellers agent won't be happy to show the house to a buyer without an agent but they MUST because it's in the interest of the seller. You can represent yourself and see a house without signing a Buyer Broker Agreement. What's important is that you ask the right questions when you go to an open house or make an appointment to see a home. Check out my video about asking the right questions.
