  • Here's a few links for my favorite credit cards. I try to check the links often, but let me know if there is a problem. If they change the offer on the card, I may need to update the link. Full disclosure, I get a few airline miles for referring a new customer. You should get the same public offer at no additional cost. Thank you very much.

    If you enjoy checking out Bangkok and other SE Asia spots, consider subscribing. I'll continue to make videos showing the streets in Bangkok and beyond. Thailand is amazing and a great place to visit, work or retire. I'll do my best to show you how to live affordably in SE Asia. Plus, enjoy some great side trips from Bangkok.

    I've been staying for the past 3 weeks at the Oakwood Suites just across the Hilton before that I stayed at LiveZen hotel which is at the other side of the shortcut you took. If I had known that before it would have saved me the 15 min walk I took in the boiling temperatures 😅. I love this area ! Hopefully some months from now I can move from Rotterdam to a condo in this area enjoying early retirement. Going to miss this place when I'm back home in a few days especially Imjai Thai food restaurant at Soi 33 Sukhumvit road average price 90 THB, same meals 15 Euro at home. Love your videos!

      Nobody want to get older, but retirement is nice. I was at the 10 year mark what seems like 2 years ago. Save that cash. It's tougher to do in the west, but it's worth it. You spend the same amount over here, but you get 50% more dinners, vacations, etc.. Or go out once a week or so and save 50% of what you spend in the west. Me, I go out every night. Travel to Vietnam, Malaysia, Hong Kong. At least once a month I'm on a plane. Still, I spend less than just getting by in California

    Semi-outside todays theme, but when doing a one year lease are expats with the means expected to pay a full year upfront or does that just help with the wiggle room when negotiating?

    • @EagerExpat
      @EagerExpat  หลายเดือนก่อน +2

      It just helps with wiggle room. When looking for a condo, most landlords want a one year lease. If that's for (I'll speak in dollars) $550 US a month for 12 months. If you say, I want a 6 month lease, the price might be $600 a month. They might give you $550 for 24 months. I lucked out. I have a high floor corner unit. So windows on 2 sides. I did a 12 month lease at $550. Most people in my building pay $650 or more for a high floor unit. Corner unit maybe more. Today it's low season. Getting a pad in November to February cost more. Many people move here for 6 months then. This place might be $700 a month for 6 prime months. I'm making all these figures up, but you get the picture.
      Soi, yes it's up to you. I like this place. $550 (19K) is better than my gym buddy paying 21k for a floor 8 non-corner unit. My rent being increased maybe $50 or $100 a month was a real chance. I was pro-active and offered to pay the same amount and sign a new two year lease. The incentive to the landlord was I offered to pay 6 months rent at a time. I've also been zero problems over the last year. I change my old lightbulb. My one A/C was not getting cold. Rather than running to the landlord, I called the A/C guy. It cost 400b ($11) to top off the gas. Seven months later it's ice cold. Maybe things like that just saved me $2400 (if my rent went up $100 month) over the next two years.
      In most places, you pay deposit, first & last to move in. If you break a lease, they keep the last two months as a penalty. I plan to stay for two more years, but even if I have to go, I only lose the deposit I paid. So no, you're not expected to pay a year upfront. You're not expected to call the A/C guy. By the way, I told my landlord I was calling the tech. She offered to pay for a service call. I said, I will handle any small issues. If we need a large expense, maybe $100?, we will split the cost. Of course I didn't have to do that. But then again, I just saved $2400 over the next two years. So everything is a negotiation in life. The guy who says you're an idiot for paying up front, or they always steal your deposit, is probably the same guy complaining he needs something else every 2 weeks. Then he's surprised when they want him gone and keep the deposit because he didn't clean for 12 months. Me, I got 100% of my last deposit in On Nut. I found a place that was listed at 22K. In the off season I offered 18K. She said 19K. I took care of 2 small issues at an expense of less than $20. After a year, I got two more years at 19K. Paying the rent 4 times in two years. Some people might see a place for 22K and offer 18K a month, paying one year rent all at once. This is also a strong tactic. It's also a little bit of a risk because you don't know the building or landlord. You may live there a month and want to break the lease. The landlord having 11 months rent paid, may be less in a hurry to remain all but two months. That's a rare problem. I have a few buddies that paid a year in advance for a new place. I would probably offer 6 months in advance and make a strong offer. Again, that will carry more weight in the off-season. Ok, hope that helps
