      Yeah that is about right. So the value of the property has essentially stayed the same over the last couple years, the Colombian peso just went down.

    Over here in Seattle, you get a garbage can rambler house for 500-600k. Decent houses go from 700-1 mill and you live 9 months in the rain just to work until life is over lol

    Nice to see a FDNY firefighter especially Latin. I’m from NYC and back in the days it was soo rare to see a minority in the FDNY. Plus the pay and benefits the city of New York offers to Work in FDNY is very generous.

    Luis' accent is like 50:50 New Yorker-Colombian. Kinda cool. 😁 That being said the condo in Medellin is a way better investment than buying the same space in the US or in Europe. Way less $$ spent on taxes and general cost of living. 👍

    Apartment purchases in Medellin have been anything bit good investments for foreigners in recent years. The depreciation of the peso has outrun any property value increases so in $ terms most foreigners have lost money. There is also a huge inventory of apartments for sale and selling property can take a long time. Add in that the locals like new builds, which have a 20% premium, and selling older property is anything but easy. As for those who buy to rent rental incomes are low against property values and for those considering the Airbnb route many building have restrictions on letting short term. If you want to come and live in Medellin buy an apartment but in $ terms forget about it as an investment.

      I'm colombian and probably no one who your comment was made to grasped 10% of your idea. But you are completely correct. You will be better off puting your money on the s&p500 and paying rent in colombia.

      I live in Cali half the year and here it is the same. Many apartments for sale. Construction is poor quality where I’m living now.

      @@davegarmendia1717 Colombians love amenities in the apartment building and while often they exist the apartments themselves are pretty basic small boxes. Some of the locations, as the cities get built more densely are also questionable, often on high ground with good views but potentially unstable ground. We had a deposit on a well known building in Medellin that has won awards (and sold to many foreigners) but a contact involved in building insurance suggested that longer term it might have issues. Then despite what is often earthquake country and unstable soil the buildings get taller. To keep apartment owners monthly assessments down (and Colombians avoid properties with high monthly payments) you need a lot of apartments in a building to make the shared costs down. The older apartment buildings (often 4-6 stories) are better built but Colombians shun them because the small number of apartments means higher monthly charges.

    Sabaneta nice to live, bad for Airbnb. Even Envigado isn't good Airbnb but amazing to live. Airbnb is made for Laureles and Poblado. I think Buenos Aires will be nice location for Airbnb.

      @@palimo3653 if you know Medellin it is nice place to be but you will be travelling more to reach other location. It's a family area not really a single area. But you can get good value in this city on airbnb, as long as you know it is station far from alot of places. Envigado is a better look but both places are a struggle to rent to us gringos.

    For 130k you can get a large beautiful 3 bath/3bed house with a yard in Medellin, they're selling the whole condo/penthouse scheme for foreign retirees, the prices are ridiculous. I mean who would want to live in a condo with all kinds of rules and regulations when you can own a nice house and you can do what you want, when you want. I admit the view is nice but trust me it gets old.

    This is how you do it. I see people are learning the new global citizen route. One country is not enough anymore unfortunately. Hopefully he enjoys his retirement.
    That VIEW and balcony and the washer and dryer alone will make you cry in LUXURY for a long time of feeling very fortunate. Airbnb that place while away and you're making 🏦

    There is no title companies, but there is something named ESCRITURAS that's proof the property it's yours. I think that still exist in Colombia.

    This is to answer Hawkeye comments on taxes, I pay INPUESTOS PREDIAL for the Finca and the Apartment three times a year. Finca is about $700 USD for the year and the apartment is about $375 USD for the year, I also pay another one that is called IMPUESTOS DECLARACION DE RENTA, pay once a year and you are paying for everything you own in Colombia, properties and whatever you have in the bank.

    I’ve considered it and even looked last time I was in Medellin. Part of the reason why I haven’t is bc I have Dogo Argentinos and I believe very strongly in the 2nd amendment.

    This video has me wanting to live in Sabaneta, instead of Poblado. It looks like a really nice and peaceful area. It's far enough to to be away from the sometimes overly active big city life of Medellín, but close enough to Medellín to take a quick trip there, if I wanted to explore the city. I'm a retired military service member of 22 years. I'm looking to eventually buy a place there and list it on Airbnb. I would just rent an apartment where I actually lived though. Great video!       The traffic to get in and out of sabaneta is hell , couldn't pay me enough to live there.

    Beautiful flat and amazing price ! I wish flats were that price in my country ( Chile ,Santiago ) .. a flat like that would cost 2.5 to 3 times as much …just a bit concerned with his BBQ and the bamboo rendering …. But he should be able to control that fire … he is the right person for that property . Good luck ! Beautiful place and the view !

    Gringos are purchasing a lot of real estate in Colombia and driving up the prices. I am hearing that is the reason they will remove the investment visa later this year. I have a few friends who also purchased and more who have plans to purchase condos. I believe they are trying to avoid what happened in Coast Rica. Prices have gotten so high the locals cannot afford it.

    I am gringo. Now a resident...bought a finca (avocado) in the country about one hour from Medellin about 5 years ago. Never needed an attorney...had a good realtor and the local notary office (notario) acted as the title company, checking title. Easy !!!

    I still think it is smarter to rent (how cheap it is) than to buy. but if the market keeps going up that might change soon. The red tape/scam or the lack of good regulation/protection etc.. is also a big turn off when it comes to buying unless you know good and professional people.

    This is a good video, David. However, sometimes an interview can take an unexpected turn. Luis is returning to Colombia with a Colombian wife he met in America. His is a totally different situation than most of the people watching your videos. Most viewers are thinking of coming to Colombia to find a woman. But if you were paying close attention to Luis, to him coming to Colombia to find a woman is a risky venture, unless you have trusted friends who can guide you. For someone in his situation it would make sense to view places like Parque Lleras as highly risky places. I thought this was amusing because I'm sure his caution, while important and helpful to hear, was also putting a damper on the dreams of a lot of viewers. What would be interesting to hear is what people like his relatives in Colombia think is a safe way to meet someone of the opposite gender, if you do not have friends in Colombia. Maybe it's not possible! Yikes! 😃

      Completely agree. Great video and I’m happy for him but me as an American who speaks only a little Spanish, him saying Parque Lleras is on the risky side is discouraging lol

    I see a lot of comments on why would someone invest in a foreign country, I'm gonna give you my opinion on why we did it. my wife and I are 100% Colombian with dual citizenship still have a love for this country, food, and culture. We did a lot of research and found the right people to help us out, and picked out where we were going to spend the rest of our lives, the Finca and apartment were NOT purchased based on investment or AIRBNB they will purchase based on the quality of life we wanted to have and the areas we wanted to live, also the type of look of this two properties which our country, rustic style that we both love, that's exactly what we got. My suggestion for people that want to move to MEDELLIN, rent for the first six months to see if you like it start out with an Airbnb if you decide that you are going to stay I suggest you rent in different areas in Medellin and see which one you like, they are all different, by this time (about two years) you should know if you really love Medellin to retired, at this point you can start looking into buying a place but if you're not sure I suggest you keep renting. Don't forget when you looking to buy a place you have to know if you want to make money on it or not by renting it out, that makes a big difference in where you are going to buy.

    There is a little confusion on how much I pay for this apartment, I pay 335,000,000 in pesos which is about $130,000 USD, that is based on when I first transferred the money a few years back the dollar was very low around $2,600 but if I were to transfer the money when I bought the apartment it would've been a lot less in dollars.
