    Great numbers, though very very risky (risk-adjusted returns aren't great). As soon as the market turns only slightly (e.g., is flat), you will make a loss due to the DLD fees. Leverage also works in the opposite direction. 120K properties are being launched in 2024 alone, that's far more than population growth. The market will adjust once these units get completed and there aren't enough end users.

    You got the building descriptions for Marina Views completely wrong. There were no low-rise buildings. It is three 20-22 floor buildings - all sea view

    What is the supply and demand number for 2025? - flipping only works if prices keep rising more than 4 percent dld fees 😅. What about brokerage fees?

      The demand will far outweigh the supply for the next 5 years. This is not a quick flip, 1 year minimum and best case around handover so there are much bigger gains than just 4%. Brokerage fees charged from the buyer not seller.

    why would it be 3000-5000 sqft when seascape and others were sold at 1800+?

      I said 3000 Dhs/sft, but Emaar surprised us with 2400 which is amazing! How did you reach 5000? Also in Seagate the first launch the sea view units were around 2000 dhs/sft, in Seascape around 2200
