    Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

      Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

    I have been to Dubai first couple weeks ago. There is definitely euphoria and desperation. It’s a beautiful and expensive city. Probably because there is no tax for local people. They have more purchase power. I saw couple projects scheduled. It’s pharaonic. Development with 70 building per brand. 110 000 dwellings for some projects. They will need to add lines in hwy because right now the traffic is super bad. But great experience ❤

    There are very few countries that do such a hard sell on real estate as Dubai and its real estate agents . There are few great things there but people that are moving are that don’t like what’s happening in India, Russia and Britain , those are 3 top nationalities buying real estate.

    The Dubai real state market is almost 100% correlated with.... the SP500! not only with the intenational market. This guy have interests and is not telling the thruth. Supply and demand are a minor force in a highly financialized market, in which real estate is basically a financial instrument. The off-plan purchase market is in a big bubble that will burst, with big delays in the delivery of properties and bankruptcies of developers. All this is yet to come because Dubai does not escape the bubble. It's a little worse than 2008, although the market will recover 10 years later. But 10 years or more is a long time. The population is growing at 2%, the expectations of doubling the population will not be met, much less with a major international financial crisis in the middle of the preference period.

      Danube is a garbage developer. You should only buy Emaar as its state backed and has the monopoly on a lot of top projects.

      questions to ask yourself: can I trust a Danube with a spill proof swimming pool on the balcony? Are they committed enough to provide the best quality? Has the management in Danube changed? what has been Danube's historical behavior towards quality?

On the benches .. on billboards.. and i dont think it's a real new project.. many projects are on the market for years. Or at least several months.. and the plot is still there.. they didnt do anything there yet.. (but it's true that DANUBE doesnt have a very good reputation ....even if Diamonds Will have CASA MILANO furniture, which is a pretty Good furniture factory , I saw the showroom three weeks ago...

    Any country which doesn't give you citizenship never invest there. And the problem is when Dubai male citizen marry foreign woman then the wife and children would get UAE citizenship but if UAE woman marry any foreign man then her kids and husband won't get UAE citizenship😂😂😂 openly discrimination against their own women. And what is there except building no nature but only desert safari. For me it is boring place to live but for South East Asian people they like malls and food so good for them.     Seriously, I can’t listen to the complete video. An essential point is if people can afford those properties. Dubai was benefiting from many special events e.g. war in Ukraine, war in Palestine, Corona etc. Those effects had an impact to Dubai real estate market. But in the same way it came it will go. A correction is coming despite of what those “experts” keep on claiming!

America/Canada/Europe/China etc are seeing big slowdowns in economies and will enter recession.When this happens money coming to Dubai will dry up.Dubai is building property at huge rate to increase the population.     Can anyone tell me why they cancel many projects (even if they have already been approved?) .. and why many Realtors say :" ohhhh,the project i suggested you to buy last week (but you DIDNT) now is totally "SOLD OUT" (😂😂😂😂😂😂😂) ...and then you see the same project advertised two weeks later by the same realtor (or other ones) .. you know what does it mean? That the 🤡 clown of the "realtor" lied to you...!!!! To sell the apartment at any cost.. cause if the Building had been really sold out there would not be reason to advertise it.. cause it would not be in the real Estate market anymore..!!!!🤷🤷🤷🤷🤷🤷.. and you know why they do this???     No casinos in Dubai. It's an Islamic country why are developers pushing governments to build and approve casinos. That money from casinos will be haram.
