Beware of Dubai inflated price...Dubai is targeting Indians to buy their property at v high prices almost double the rate ...because locals in Dubai won't buy at that high price....so beware on ur purchase prices guys....the price u purchase you won't be able to sell at that price even after 4 years ... Most properties in Dubai highly inflated.

Interesting concept. Which British schools are signed up? I don’t really get it… the commute to and from work into main dubai will be totally horrendous? It’s all very well having a train station, but you’d be looking at car/walk > train > taxi/walk/metro > work > taxi/walk/metro > train > car/walk > home 5 days a week? A night out in dubai? Forget about it - no one’s paying that taxi fare… Finally, google maps currently says it’s 50 minutes to downtown (not 40) and it’s 1.30am in the morning - for rush hour it’s going to be well over an hour.
Get a car. If you have other options to buy plots at this price and size, do let me know. Jebel Ali Hills is 2x the price of Arabian Hills and 50 mins from Downtown also.
@ I have 3 cars 🤣 but I’m not prepared to do a 90 minute commute to JBR/palm/marina areas twice a day. It would be madness. Even to downtown would be crazy - 40 minutes as stated in your video is VERY misleading, in reality it will be close to double that in rush hour.
If your daily is to Marina, I don't think this project is the one for you. Again this is a farmhouse/holiday home concept. Location can't be prime for such large plots at the price. You should look at Jebel Ali Hills, it will be more suitable for your commute.

Good comparison, however products like Murooj Al Furjan and Jabal Ali Village provide similar larger sized townhouses with a much better location and faster delivery. Would you recommend people with an ability to pay larger upfront cost evaluate these options to mitigate risk like longer time horizon in some of the new launches?
MAF & JAV prices have reached 4M+ for the 3 bed townhouses. The location of both is top. It all depends if you have the cashflow to invest in it. Having said that I still believe leveraging the payment plan and going for newer launches will give you a better return on equity

Sharjah real estate market is not one to invest in unless you're a business person there looking to live in Sharman for the very long term.

Great numbers, though very very risky (risk-adjusted returns aren't great). As soon as the market turns only slightly (e.g., is flat), you will make a loss due to the DLD fees. Leverage also works in the opposite direction. 120K properties are being launched in 2024 alone, that's far more than population growth. The market will adjust once these units get completed and there aren't enough end users.
You can already visit Jebel Ali public beach today (next to the JA Resort, at the entrance to Palm Jebel Ali. You can clearly hear jets there.

Also, there is immense noise on Dubai Islands, every 5min. The majority of potential investors that have visited that place refuse to buy there. I visited many times. Just read the reviews on Google for the Riu hotel on Dubai Islands, many people complaining about the noise.

Great video and much needed deep dive into the topic. Thank you! With regards to the future expansion of the airport towards expo city. I believe there are three points to consider: 1. The current airport master plan is relatively outdated, I believe it was developed in 2014. 2. The expansion of the airport runways will be phased and the expectation is the last runways will be developed in the 2050s. 3. With the acceleration of technology, airplanes may be a lot more fuel and noise efficient in the future (who knows, maybe even electric planes) as we’re talking 25-30 years from today. What are your thoughts on those points? Also, any chance you can speak with Expo City or Dubai South and get an official comment from them regarding the effect of the airport expansion on expo city and South Bay?
Thank you for your detailed input. I agree with you on all the points. A new plan of the airport will give even more clarity and Dubai being a early adopter of futuristic technology could lead to new solutions to these issues. I will be visiting the EXPO office to learn more about their newly approved expansion to the masterplan. I will try to get some intel on this subject

Nice video Saad, I have seen most of your videos. Specially the presentation you have given on excel sheet with regards to the acres project on investment point of view. I have been following the acres estate luxury collection villas very closely, specifically the 6 and 7 bedroom villas. What is your opinion on that considering on investment point of view.
Thank you Mr. Fernandes. The Acres was already a luxury villa community but the Acres Estates takes it another level with the super luxury collection. It will attract the crème de la crème of clientelle in the market and that will reflect in it's price growth. I personally love both 6 & 7 bedroom options. Super luxury villas comparable to these are on the market for 30M to 45M
