    If you want a quick way to get a "ballpark" estimate for your roof replacement, you can use the free tool on our website www.homesteadroofingcolorado.com/
    Look for the bright, yellow tab on the right side that says "Instant Roof Quote" It will only take you about 30 seconds and it will give you a pretty good idea of what a new roof may cost you.

      google is not our friend. their a personal data collection scheme. the info that google connects us to is our friends. google is that annoying taxi/uber driver that keeps trying to ask personal questions about you while also maybe simultaneously hitting on you and then selling that data to supplement their cab driving income.

    I created a spreadsheet detailing the many line items of 3 different quotes and wow do they vary! I am nowhere near comparing apples to apples - - lots to still ask and review with them. Your info will help a lot! It would be great to have a standard roofing quote form and ask the contractors to complete it!

    One area that was left out and it’s not actually about comparing apples to apples however maybe it is, is to check with your state licensing board to see what type of insurance they carry and what type of bond amount they have. Also to make sure they have Workmen’s Comp.

      I would add, check with the Better Business Bureau to check the company’s BBB rating, how long the company has been registered (if at all) with the BBB, how long it has been in business, and read the reviews, particularly if there are complaints (I generally look for patterns of complaints as indicative of problems and whether and how the company resolves those complaints). In Florida, we have a lot of fly-by-night companies that don’t have a long business history and hire “illegal or undocumented” workers as their crews, so if a problem later arises those companies will no longer be around.

    Some contractors are in business to make money. Some are doing it to make a few bucks a day. The cheaper estimates are not always the one to go with. You have look at experience vs price.

    One of the first videos a homeowner should watch during the re-roofing process, especially for those who want to understand the process, check quotes, and inspect the installation process.
    I had a roofer tell me that they use hot-dipped galvanized nails and that most other contractors use electro-galvanized nails. Should nails be specified in the RFP too and added to your other video about how the cheapest contractor may use low quality materials?

    It is nice to actually know as much or more at times about roofing.
    Being a certified installer. Having a 3 year installation guarantee. Along with a 25 year stain warranty. With a 40 or 50 year asphalt roof

    I appreciate all the time and effort that went in to the making of this video. Really. I am not a contractor and I do not have ANY roofing experience. You provided a LOT of very specific information about things that you should request (demand?) in a RFQ to roofers. You are someone that had done roofing for many years and knows all the ins and out. I'm just a homeowner that didn't even know what a ridge vent was until a few days ago and you want me to tell the contractor what shingle I want to use?!? IMHO, thats a little like me, without any medical training, going to a doctor and saying Doctor I want you to use these bandages and this type of needle and this specific drug. NO OF COURSE NOT. I go to someone educated in the field of study for whatever need I have to get their OPINION and Expertise on what needs to be done. I don't ask a mechanic or medical advise. 🙂Once I get the estimates / quotes then I do my diligence and research on what the different Estimates are and compare the FIVE that I have. In the last week or two I've learned more about roofing then I ever wanted. I had NO Idea that roofing was as complex or involved as it is. Two weeks ago I couldn't tell you the name of a SINGLE shingle maker or what a hip, ridge or was.
    I don't think every homeowner should be expected to know all that you obviously know about roofing. How would I know what shingles to use? I had no idea that there were and many underpayments, Ice & water barriers, or that "Roofing Systems" even existed. If I had written requirements I would have likely received a much cheaper and vastly inferior estimate than the ones that I got back. In Tip 14 you said don't act like you know everything about roofing, but to me in tip 2 - 9 that is exactly what it seems you are asking for. I don't want to be a Roofer and what I've learned in the last few weeks I will likely forget in a few months. I appreciate your videos and you comments but this one seems like the instructions I heard one for flying a plane, You get in the plane, take off, fly to your destination, and land... no big deal. Just like in those instructions there is a lot missing, there is a lot missing in the information you are expecting us homeowners to know. Or in other words I'm in kindergarten playing with Lego and you gave me a Senior College course on architecture.

    Thanks. Super helpful video. It seems like everyone in our subdivision has been getting new roofs this year (all homes 17-20 years old). I plan to ask neighbors who each used and their experiences. Helpful to know the various items that go into an estimate.

    It seems a lot of information for the most of homeowners, but not for me. I want to make sure that I hire the right contractor to do one of the most important jobs of my house. I spent 3-4 days to educate myself about how to install a new roof from the very beginning. Getting farmiliar with all the terms and procedure. Now, I am still not 100% confident so I will keep learning as much as I can.

    @homesteadroofing I may be mistaken about this, but i dont think every shingle manufacturer requires you to use their brand of underlayment for manufacturer warranty. Just something to research.

    I compared apples with apples on Google with the estimates I got. Learned alot doing this. Looked up shingles and under layments.

I live in New Jersey so these things might be unique to my area, a couple things I thought you should ask as well was removal cost and how many "boards" are going to be included and how much for each additional board. This is common in my area.

      Yes that is a major major factor and I am surprised he left that out. I have one quote that is about $6000 less using the exact same shingles and pretty much everything else identical. But the contractor who is thousand dollars less did not mention anything about roof repair

    All too often, we roofers and roofing contractors have inherited such a bad reputation. I not just commend you, but applaud your honest views when it comes to helping educate home owners! This is the exact philosophy I've adopted years ago for great reasons. I do not associate myself with the many dishonest roofers/contractors taking extreme advantage of customers/home owners! I receive my work through repeat customers and word of mouth referrals. By helping educate home owners, business becomes friendships. That is a wealth unmeasurable!

    Thanks for the information, we are in the process of roof estimate now. The last estimate was double the price of the first two, I didn’t realize he priced out a 50 year shingle compared to 30 years shingles on the first Two estimates.

      You should ask these roofers which shingle brand they're using. Almost every shingle out there now has a 50 year warranty.

    My roof has a 1x8 decking (1968 built) if cracks between boards is larger than 1/8 inch wide it must be sheeted! That puts a big cost increase! Enforced since 2015, Oklahoma! I didn't catch that problem in your great video. Every Contractor has their own understanding!

      Here in Colorado it's 1/4". I'm pretty sure that's part of the International Code, but OK could be different.
      The installers should be leaving 1/8" between each sheet when they install it to allow for expansion of the material.

    Do you put down the ice and water shield first or the drip edge on the eave first?
    When you don’t use ice and water shield, underlayment first or drip edge on the eave first?

      Underlayment goes on top of the drip edge at the eave and under the drip edge on the gable ends.

    Very helpful. I just had a roofer leave and talk to me about the roof. You have proven to me that he knows what he is talking about. He quoted Certainteed Landmark, which I see is entry level and didn't rate very well on Consumer's Reports. Any advice would be appreciated as to the value of upgrading.

      I think every shingle out there has bad reviews. I think that's mostly because no one would ever think to leave a good review because if a shingle is doing what it's supposed to do, you don't ever think about it.
      I actually prefer CertainTeed products. In my opinion, the Landmark is a good product and it's a step above the entry-level shingles from Owens-Corning, GAF, and the others.

    Great video! I did have a question about the six nails per shingle requirement to get the 130 mph warranty - how does that get verified?
    I'm going to research shingle manufacturers and may find the answer there, but it caught my attention...

      Usually it's only verified if there's a warranty claim. The manufacturer will want photo-proof of it.

    Great video and love the tips here but I was kinda also looking for information re: aluminum chimney vents options. Types, galvanized, vs. straight metal, Paint options, new styles, flashing for.. etc? Didn't hear this. Just some feedback.

    How do you make sure the roofer actually does what they say they are gonna do? Unless you are there watching every step? Also when do you pay for the work? Only after it’s all done? Half up front? $ for materials?

    My insurance company will not tell me what roof and labor is costing in Florida and i cant pick company they do .I said thats crazy ! I can pick from several roofs certainteed ,Gaf ,owens corning etc. Ins company said after roof is installed i can ask what the price was . They said read my policy in fine print.

    Question: Is there a difference between a workmanship warranty and a no-leak warranty? Which one is better?

      There is a difference. A workmanship warranty will cover any problems that are a result of workmanship, (which may also include leaks). If a roof leaks because flashing was installed incorrectly, that can be both a leak warranty or a workmanship warranty issue. But if shingles begin blowing off because the roofer didn't install starter shingles, that's strictly a workmanship issue. That's just a couple examples. Hope it helps.

    I have a question I hope to get an answer. I will be getting Owens Corning full replacement by an OC preferred contractor. After several email communications I hope to have an updated proposal with changes. One being to list which OC components will be used to qualify for my preferred OC warranty. I've gotten all the answers I want in emails but I want it in the proposal. I have very good soffit vents, full length front and back of home, not blocked by insulation...you can see light coming in from the soffits...they will cut and install the ridge vent. I will block the gable vents. The big question is, Do I need those baffles to qualify for the warranty? I feel they will do nothing as the airflow is already great.

    Do you think is important to know whether the contractor will do the work with its own employees vs. subcontracting out the job? In my part of NE Indiana, it appears to me that many of the roofing companies use subcontractors, who I doubt are truly licensed and insured.

      Almost all roofing contractors sub out their work in most markets. It's pretty inevitable. I wish it didn't have to be this way.

    I got an insurance adjuster on my roof a couple weeks ago, a list of things to replace with what the insurance company is willing to pay for and my first check for 1/3 of amount. I’ve watched many videos but I don’t want to go to the trouble trying to be an expert. I just want my roof replaced without problems and not have to pay more than my deductible.

      Good question. Clean up is normally part of the total job cost and is normally not itemized in an estimate unless there's an unusual amount of it.

    Malarkey shingles seems to be the best product and the northwest
    And also comes with the emerald premium warranty 15 years on labor
    And lifetime on Product non-prorated
    And both come thru malarkey
    Not the company that puts on the roof

    Is there any benefit to having a larger drip edge? I have 2 estimates, one has 1.5" drip edge and the other has 4" drip edge.

      Yes. If the 4" side is on the roof deck, go with that.

    I live in Tampa and my roof gets so hot in the summer. The AC struggles to keep up. I have that "SOS pad" ridge vent and wanted to just replace it. I got an estimate to replace with aluminum ridge vent that caused me to pause and start watching your videos. Now I think my soffit vents need replacing too, because the previous owner painted them. It's troubling that the roofer I got that estimate from didn't say anything about those. (They came and took pics and I asked for recommendation) Also the north side of the house has a patio with metal roof that gets burning hot in the summer (sun nearly straight overhead then) so the soffit vents about 1 ft above, along our 40' long metal patio roof aren't drawing COOLER air, but hotter! Is there any type of cover I can put over the metal lanai roof? Or just paint it white? Can I replace the painted screens? Thank you

    Hi. Thanks to your advise I will go with Certainteed Landmark Pro.
    Roofer is giving me 10 year craftsmanship warranty and shingles come with limited lifetime warranty which I think covers 100% replacement for the first 10 years, and after that warranty is prorated and if want longer warranty "Surestar" Certainteed has 3 different ones, I believe 15, 25 and 50 years that will cover 100% replacement but I have to pay extra for them.
    Do you know how much more they cost and if they worth the extra money?
    Please advise.

    Great video! Question for you. You mentioned asking building dept. about elevation requirements and I wondered if this work requires a building permit, as well as architectural approval by Homeowners Association?
    Also, the info regarding the flashings and the 6-nail per shingle warranties was helpful. Another question for me is the penetrations (skylights and vents) and the use of ice and snow around them, or even starter row shingles to fortify the protection. What would you recommend as offering the best protection for the roof? I have a shade tree that slows the melt of snow on one section of my roof and wondered if more ice and snow underlayment there is useful. I liked your mention of the drip being different lengths. I have gutters on the eaves (2 sides of the house) but not on the other 2 sides where the roof rises to the apex , is that the gable? Well, I can see utility of ice and snow near the. Front porch, which is on the north face of roof and where there is an L shape to the gutter and slope of the roof. How wide should the ice and snow shield be in those areas? You mentioned code, so your answer may be different depending on that. Also, with chimneys, can the flashing be replaced? Do the shingles go over or under the flashing around skylights, etc? Thanks in advance if you will answer my questions. I love Colorado Springs area!

      Permit requirements are dependent on the local jurisdiction. You'll want to call them to find out if you need a permit.
      My recommendation for the best protection is for your roofer to follow the manufacturer's recommendation for the full roof system available from that manufacturer. Often, this will not only give you the best assurance of no leaks or wind blow-offs, but it will give you a better warranty, too.

      Another tool to utilize can be the National Roofing Contractors Association's specifications manual for steep roofing details, also knowing what building code zone your home is in. For instance, if your home or building is in central Washington state, your construction/building code requirements won't be as extensive as if your home/building was in Dade county Florida.

      Probably too late to answer you but a very prominent roofer who has a very successful TH-cam channel called roofing insights said that old school was writing down an estimate on a piece of paper versus the digital version

    I didnt like the looks of the ventilation boxes near the roofline and if necessary, would accept the ventilation option that was lengthy and recessed in comparison. Can you explain more about ventilation how these measures work? I was told that the ventilation helps keep the shingles from "cooking over time" but is this an indication that architectural shingles are less heat resistant than standard asphalt shingles made 20 years ago that lasted 20 years without such ventilation devices? I already have penetrations on my roof (skylights and vents) so adding more makes me uneasy.

      That's a great question. We definitely see issues on roofs that are not ventilated well with the dimensional shingles more so than with the 3-tabs. The ventilation is a requirement of the manufacturers.

      Great question. You can put it into a Word document or an Excel spreadsheet. Include the things you want to ask for and exclude the things that aren't important to you.

    Roofing is a buyer be were situation. In my opinion stay in the middle ballparks. The high bid will usually be a ripoff, your paying for overhead. The lowest price usaly means a hungary company, and you probably won't get quality work.

      You're always paying for overhead and you should be. That's how businesses stay in business. But I agree - mostly - that the bid in the middle may be your best bet.

    Great information. I have a question: So far in the last 2 weeks, I had 5 estimates, I am at the point of choosing one. Why they all include in their scope a charge for replacement of 3 sheets of plywood included. And they do not want to exclude this in their estimate of cost, even if I tell them that I will pat the extra cost if there is a need to replace some plywood boards?

      Hmmm... not sure. Perhaps they're finding a significant soft spot on your roof. If all 5 of them have it in there, it's probably not a fluke. I would move forward with one of them.

    Just getting started to have my south Florida home that is 20 years old reroofed for the first time. I want to switch to a standing seam metal roof and want a white roof.
    Just had one company come over and they said my gutters would have to come off because they were hung with long gutter nails driven through the drip edge.
    I realize that fact but why replace the drip edge?
    Secondly they were pushing a dark brown roof and I specified white which they poo pooed.
    Thirdly I wanted the metal attached with clips and they said they would screw down the edges.
    I could use your advice please.

      1. If you want the roof warrantied, the roofer will most often want to replace all the components. Replacing the drip edge would be part of that. If the gutters are fastened through the drip edge, that's why they want to do that.
      2. It's your house. You get to choose the color. They should be able to do a digital model of your house and show you what it would look like with white and brown metal so you can decide before you have it installed.
      3. The standing seam is screwed to the roof deck, but the screws are hidden underneath the metal panels. Just get clarification from the roofer if this is what he means. You don't want exposed fasteners.

    Thank you for answering my questions and very quickly.
    I have really hard time deciding between 2 contractors with 1 brand each in NC.
    One roofer offers me Certainteed Landmark and other GAF hdz.
    The one pushing GAF hdz says it is the best because company has been around over 100 years, 50 year warranty on shingles, takes winds of 180 mph. They have the GFA certification to install it, offers 10 year labor warranty.
    The Certainteed Landmark comes with lower warranty and only takes winds of 110 mph and only 5 year labor warranty.
    I seen more complaints and bad comments against GAF hdz but nobody explains why
    Hopefully you can tell me the negative/problems of GAF hdz. And which one will you put in your roof in hot NC with hurricanes.
    Need to decide soon.

      @Joaquin Suarez, I just checked the GAF website and see that the Timberline HDZ has a max wind rating of 130mph. If your CertainTeed installer uses 6 nails per shingle instead of 4, it also has a wind rating of 130mph. If you like the CertainTeed product, I would recommend going to CertainTeed.com and click on the Find A Pro button to find a certified installer. Otherwise, if you like the roofer you've been talking to, tell him you want 6 nails per shingle so you get the 130mph wind warranty.

      Yes, that's definitely something you can include. My favorite is a W-valley metal with the shingles closed up to the center rib, with ice & water shield underneath it.

    Question:
    I want to replace my roof and wife and I really want the architectural style medium gray with darker gray shadow horizontally on every other piece of shingle.
    One of the roofing companies we are considering only sales Certainteed shingles and underlayment and that brand doesn't make that newer style and only got boring old colors/styles.
    Can he force me to pick the only brand he sales "Certainteed" ? Can I make him use another brand that has the style we like and will make us happy?
    If he refuses to use another brand, should we just hire another company that works with a few brands?
    Please advise?

      That's a great question. Any roofer will be able to sell and install any brand of shingle. I, as a roofer, have my preference, but if a homeowner tells me he has done research and wants a Malarkey or Atlas shingle, I'll install it. If he tells me he wants GAF or Owens-Corning, I'll explain why I don't really like either of them, but at the end of the day, it's his roof so I'll install it. If a homeowner tells me he wants Tamko, and I can't change his mind, I'll walk away from it because Tamko is a bad product. So, if a roofer refuses to install the product you want, it would be better to find a different roofer.

      Rake drip edge is installed over the underlayment. You have to remove it to replace the underlayment.

    Also, material costs are high now. In two years the estimate to replace the plywood structure if needed has jumped from $65 to. $95 on most recent proposal. The shingle cost increase was said to be about 10 percent increase in past two years. How long are shingles good for? How can you tell the date of manufacture on a bundle or box of shingles? I am told that architectural shingles are now more affordable than the older style of shingle. Do they have better performance against hail damage?

      Yes, costs have dramatically increased. There were 5 price increases in shingles last year, and there have been 3 already this year (as of 7/1/22).
      The life of the shingle has a lot to do with the environment and climate in which you live.
      Yes, the dimensional shingles typically will withstand hail better than the older, 3-tab shingles.

      @@dr_920 There may already be a video out there, but I'll be making one in the next couple of weeks about that topic. If it's used correctly, by someone who knows how to scope a loss correctly, and who is not trying to save an insurance company money, Xactimate can be a helpful tool, depending on what city the person is in who is using it. In my city, the pricing for materials and labor are way too low. For example, the labor price for my city is $64 lower than in Denver, but I have to pay the same amount for our crew here as roofers do in Denver.
