    Just had my roof replaced in March 2024. The majority of these questions were provided by the roofer when presented an estimate. For example.....insurance certificate provided.....cost of extra materials provided (namely plywood @ $85.00 per sheet) provided with estimate.....Porta Potty would be used (which I thought was a smart option)......watched this same roofer replace a roof on my neighbors home a year prior......used a drone to inspect my roof while I watched, plus climbing up to view a couple suspicious areas. Meet the roofing owner at a local home show a couple years prior, plus the owner came into the office when we paid the invoice. Hispanic crew employed by roofer with on site foreman who was bilingual. Found two areas of past water intrusion that required 2 sheets of plywood. All in all I was extremely impressed with the entire process. And I did (just for curiosity) ask if a down payment was required.....with an explicit NO reply.

    Thanks for the video. What's the point of Q.6? If the roofer comes with an estimate lower than the claim check, we can't keep the difference, can we?

    My Dad would say, 'The only dumb questions are the ones you Don't Ask.' I'm roof planning, and your last question is the 1st one on my mind. If a person sent to inspect, measure, and help prepare a quote, never does the work-- I don't have confidence in their assessment.

    Why is it important to ask if the crews are employees or subcontractors? Can you explain a little more about the impact that can have on the project as well as me as the customer?

      Some homeowners want to use roofers who have employees rather than subs. Sometimes that can result in a better finished product.

    Just had a guy come out. Almost seems too good to be true.
    He told me he'd do my roof for $8500 for a 1200sqft duplex in the NW suburbs of Chicago.
    He'd be using CertainTeed landmark pro shingles
    He'll be using a synthetic base sheet instead of felt
    Any new plywood needed would be $75 per sheet.
    He will use 72" of ice and water shield instead of the 36" required by code in my area
    He identified that I need ridge vent instead of mushroom because I have vaulted ceilings
    He said he'd replace instead of repair the drip edge.
    He also said a few other things I don't quite understand like reflashing the chimney? Release jacket soil and stack pipe?
    This seems pretty good, right?

      Oh, and it's employees; not sub contractors..

      700 square seems kind of expensive unless it's a really steep difficult roof.

    Should I also expected a detailed estimate of work and materials to perform and complete project? I have requested from 3 people, a detailed estimate and only one provided. The other two made it so generic, did not give specifics. Thank you.

      Just tell them you want to see the details. Not sure why they won't oblige you with that. Weird.

    Good video, question.... my roof is 26 years old and isn't leaking but i just assume it's time to replace it. It was built in 1998 & has the old 3 tab shingles on it. Would you agree it time? I've had a couple roofing companies look at it & they say even though there's no major issues currently it would be smart to replace it soon since it has the shingles on it that are supposed to last 20 years. Thoughts, thanks

    A well known roofer in my town with excellent reputation is insisting on not giving me a quote on reroofing my home until getting the insurance detailed scope so he can help with making sure that they didn't miss anything. Any advice if this is ok?

      I think that's pretty weird. There should be no reason he can't create his estimate and then sit down with you and compare his quote with the claim document.

    I do not understand why someone would be embarrassed or intimidated to discuss business terms ? If that is the situation, that person should not be doing the negotiation
