Is it possible to use a USDA loan in this area since it’s in a rural setting?
I have in the past, but there are still rules around it and these days it becomes harder to use. As areas become more developed you lose the ability to use a usda loan. Check the usda maps and guidelines
Is there a downtown Lutz area? With a Main Street and shops
No. Lutz is an area just 20 minutes north of Tampa/carrollwood area which will have everything you need. In lutz you will still have restaurants and grocery stores close by for your every day needs

@@TampaFloridaLiving yes, the larger lots are why it’s on my list. I don’t like the time it takes to get to and from the highway though. It felt like a lot of turns, but it wasn’t a deal breaker.

Why did you move away from Lutz?
We actually loved living in lutz (cheval), but we had a change of heart in putting my kids into the elementary there bc my brother had decided to put his kids in a private school and we lived the idea of having 6 kids within 3 grade levels in school together. That made our morning drive tough. Another reason is that I grew up in the city and live meeting clients for morning coffee and having access to all of the amenities of the city within 10 minutes

Is the market slowing in Lutz?
Not anymore or less than the entire Tampa area. Lutes is a popular suburb so I don’t for see it slowing at the moment

Here's my take on living in Florida - the hot humid weather is the good part:
Health care is terrible. It is almost impossible to find decent health care providers. Health insurance is a joke. I would strongly suggest that you see health care providers in the north including dental care.
Florida is a very superficial culture, especially in Orlando. It's a great place for mainstream but don't count on intellectual stimulation.
Florida is halfway between the United States and a third world country. Services are not good, schools are poor, and customer service is almost non- existent.
Floridians are friendly but not helpful, you are on your own. The vast influx of northerners moving into Florida probably has something to do with the total lack of community.
Florida is very expensive (except maybe for New Yorkers). Don't move to Florida to avoid state income tax. The cost of living is very high, especially for housing.
If you are planning on renting, landlords will push you out after your first tenancy because they can to someone else at a much higher rate. (Rent prices are increasing at 28% in Florida)
Wish I had known these things before I moved here, I would have chosen another state.

It's crazy how society has made people believe all this is necessary to live a good life, when it's actually the opposite. Simple living is the best. A house tucked nicely in the woods minding my own business. However, I'm not knocking this type of life for those that want it, but it's not for me. Like you said "They can kiss my grits" and I'm from the South :)
