I have lived in SA for 6 years. We have a severely disabled grown daughter. I am proud to be a member of the worlds only totally accessible Amusement Park- Morgan’s Wonderland. Hundreds of special families visit every year and many ,many wonderful people volunteer and belong. People are very friendly here. I love living here but we came to be near our children. I think they have beautiful apartments We have a lovely 2 bedroom for$1000/ month.

Stuck in NoVA until 2023 right now, but heading home once done with the Army...hoping the market calms down so I can fulfill my dream of owning a house back there. Anywhere near either the Leon Creek Greenway or even Salado Creek Greenway will make it possible for me to live bike-centered (SA has made so much progress in the parks and Greenways lately!) and enjoy urban nature. I visited SA a few years ago to look at property. The agent apologized for the "traffic jam". HA HA HA HA! I'm from Los Angeles, so the word "traffic" has a whole other meaning for us!

The San Antonio housing market has ballooned to unaffordable ranges. The pay rate for most people in town has not risen with the cost of homes and property taxes pricing a lot of people out. San Antonio has one of the lowest incomes in all the cities in the state so there's a huge wage disparity gap. It's incredibly hot most of the year and traffic has gotten to unacceptable levels. They should have started construction years ago and they did recently but it's going to go on for 6 to 7 years causing all of the roads to get jammed and backed up in the developing parts of town now along with the normal traffic. Crime is extremely high per capita and a lot of the city is ghetto and run down. There's some nice parts of town but not enough to move here. If you're thinking of moving to San Antonio as an affordable nice place to live it is neither. There are some great reasons to be in San Antonio there's a lot of things for kids to do but overall you'd be better off moving to Dallas, Austin or to another state. Property taxes in Texas now have made it on par with other cities with state taxes and very unaffordable. this is a great video but I think you should have dug deeper into the true problems in San Antonio. If you're financially doing really well and move here it's not going to be a big deal if you work from home or have a great job lined up but finding a place with wages that can keep up with the rising housing cost especially in the last 18 months has become insane.
I was a first-time home buyer in November of 2020 in San Antonio (still here). It was REALLY difficult because of the reasons he discussed. We managed to find a place though by getting a place that needed a relatively decent amount of work (barely passing FHA standards). I don't regret it at all. It was well worth the hassle!
I hate the growth that's happening. The traffic is a nightmare. The people drive like maniacs. My daughter was almost hit by a maniac that passed a red light . Its always like that out there. I'd rather stay home then go out into those streets .More growth means everything goes up in prices, Rents are sky rocketing too , can't even find a house to rent for my daughter , she's been looking for something decent that she can afford but can't cause everything gets snatched up.
i hate it hear.. very few interesting conversations in years here.. seems people split into groups by minority, religion, military service, zip code, people went to high school with, etc and then there's the over the top enthusiasm for our only team.. . Go sports team... egg

The minimal urban life, lack of blues and rock music, allergies, and prices made San Antonio’s case so low! I originally wanted to move here when I graduate, but it ruined it. I thought it would’ve been cheaper than Philadelphia, Chicago, etc with the same urban life. I still don’t see it having as much of interest anymore like Orlando, Philadelphia, Providence, etc. I’m originally from Chicagoland, so I’m an urban boy and grew up with old school Rock and bluesz
I've lived in the Caribbean for 20 yrs. Humidity is nothing in Texas compared to Caribbean heat lol. After surviving Hurricane Maria I'm not worried. 😉

I was raised on the Westside and mom went into the Air Force . Now we live in Abilene. I wanted to move back but rent is so costly. My uncle lives off of 37. Even he is paying a lot in taxes.

Not arguing that. I will say, knowing a lot of guys and girls that drive those trucks, probably 90% of them don't fall into that "meathead" category and just like their trucks big and bold. Super nice people in most cases!
66 year resident of San Antonio. If I was younger, I would leave. The friendly people of years past are gone. Everyone is in it for themselves. Makes me sad. We also had 58 days over 100 this year with unbearable humidity. Not worth it, but what can you do at my age?
I know it’s tough, and it’s probably easier said than done, but I’ve had lots of elderly clients with health issues who have been able to move where they wanted to across the country. Agree. SA has gotten too big for its britches. Too many outsiders whether from other states or the Valley and Mexico/Latin America making it too crowded and rude. Arrived home one day and saw an elderly woman with a flat tire parked in the street in front of my neighbors house. My neighbors are from Mexico. Three young men were in the front yard drinking and laughing, and apparently not one of them offered to change her tire. I couldn’t believe it, we have more respect for the elderly here.
We have had over 40 days of 100 and above in 2022! It is like living in an oven, and it's still July! I moved here 40 years ago from Chicago and I was widowed 25 years ago and was stuck because this was my children's home. Be prepared for crazy high electric bills.Miserable public transportation. It is a small town that believes it's a city LOL. My Dr. has me taking Claritan everyday all year round due to the allergens.

I applied for an apartment online and got one in NorthCentral. We hope to stay there for atleast six months as we explore the best areas in SA. My main worry is how safe is North Central for middle class family. I have two (black) college boys. I researched and saw that the area is 80% Hispanic. Coming from Midwest I am afraid there might be gangs in the area. My family is very humble and do not mess or interact with anyone. We live to ourselves. How’s West Avenue?
Just stay north and you will be fine. I grew up in San Antonio (currently in Dallas) but my siblings are still living there. I would say anything north of Loop 410 is safe. Yes, the population of Hispanics is greater in SA since we are closer to the border but all in all safe. Stay out of the South though.
West Ave has shooting and is not what it used to be. I'm black and me and my family moved here from Iowa in 2015. I'm currently planning on moving from here because I am from the Midwest and it's just to different for my liking. My kids don't even like it here and their now 14 and 12 years old. This is just not it.
I live in North Central and there isn't much you have to worry about. It's a decent area of the city and while there is some crime it's mostly petty crime. If you and your family keep to yourself there should be no issue. I have three kids of my own all teens and we have been in this area since 2015. I grew up on the Southside in much more dangerous neighborhoods. I like this area of North Central I'm comfortable here, but in any area that has crime just always be aware of your surroundings no matter what.

Born and raised here in SA, Texas its beautiful out here BUT if you move just stay with your eyes open and just be aware of your surrounding at all times… It has its dark side from all categories..
I know this video is a year old, but I still want to comment it. #1- I think you forgot one important factor- the Heat Index. Sure the actual temperature may not always reach triple digits, but the heat index factor almost always does so it FEELS super hot. There's a reason why I hate going out in the afternoon during summers, unless I am at a water park. #2- I agree these things are RARE (Hurricanes and Tornados), but they still happen. I think the bigger issue people need to be aware of (besides the hail) is flooding because SA IS in a flood plain and the city does flood easily. There's a reason why they say you still need flood insurance when living down here. Like we've been in a drought for several years now, I would NOT be surprised if some point in the future we get another flood. But yeah storms here can get fierce. One phrase you'll here a lot when it does flood is "Turn around, don't drown." I can't tell you how aggravating it has been over the years to hear people ignore those flood barricades and more often than not it's someone with one of those big trucks or SUVs who don't think the flood waters are that high. #3- Only thing I want to add here is to be wary of junk callers who want to 'buy your land'. My family has seen an increase of these types of junk calls (and they'll even leave messages) of people constantly asking us for our land. It might have to do with the factor that my parents have paid off our land and house within the past 5 years. But yeah thank GOODNESS there's no state income tax. If I ever move out of Texas, ideally I want to move to another state with no income tax. #4- I've been use to the Tourism since I understand SA's biggest form of income probably Tourism because of things you mentioned, not to mention all of the big events like Rodeo and Fiesta. SA is also a popular Convention city, so don't be surprised to see crowds with people wearing convention badges around downtown lol. Be wary for Labor Day weekend, the biggest Anime Con in South Texas is here too called San Japan. I am a volunteer for this event (hopefully I'll finally be able to return to it since 2019, thanks Covid) and I can vouch that it draws a huge crowd. Granted the past few years the crowds have been as big because of Covid, but I wouldn't be surprised if we did see a bigger crowd this year. This fall I wouldn't be surprised if we drew in a huge crowd for the Solar Eclipse that'll be happening here and then next Spring, we'll get a Total Solar Eclipse in the Hill Country area. I understand the last time a Solar Eclipse happened in the USA, certain areas around the nation saw a HUGE increase in tourists for this specific event. #5- Road construction has been a thing in Texas since my family moved back to Texas in 1992. It's non-stop lol. The day there's no road construction is the day I'll say Pigs are flying lol. #6- I do agree that unless you live inside the loop, your best bet is to use a car to get around. I have been using VIA for 20 years now and I love it. However, nowadays I'll only use it to get downtown. No way in heck I'll ever park downtown it's a definite tourist trap lol. But yeah I still drive too. I do commend VIA for keeping their prices low though even after 20 years. They even made their transfers free now. #7- LOL, there's one critter YOU ALWAYS need to be aware of, even in the city- ANTS! I always tell people, never walk outside barefooted for this very reason. I learned this the hard way as a kid when I was walking barefooted on my grandparents' lawn and got bit twice by a fire ant! It hurt to walk and I had to big bubbles on my foot. Also I have a great tip- get a bat house. Bats are amazing for dealing with bugs, especially mosquitoes. My family has hardly seen any mosquitoes since we got a bat house. Also we have a lot of cats in the country, some feral while others are house cats and they help with the gopher, mice, and snake issues. #8- I always find it funny when big artists skip SA because Dallas or Houston always gets them lol. But yeah we'll get well known artists here from time to time. I personally am not a HUGE concert fan due to how loud it can get (I have sensory issues), but I do enjoy them. Love the Rodeo Concerts though. #9- I still live with my parents so I can't really comment on it. #10- I know this has been a deal breaker for several and I don't blame them. I am the lucky one in my family who only suffers from one allergen and that is the Mountain Cedar. But yeah there's always 4 big ones throughout the year- Oak in the Spring, Mold in the Summer, Ragweed in the Fall, and Cedar in the Winter. There are others of course and mold tends to show up most of the year, but that's the way it is. Honestly I thought San Fran was worse because when I visited that place back in 2009, something did not agree with me and I couldn't breath the entire time I was there and had a cold when I got home. #11- While it's true the Spurs haven't been good in recent years, there's a reason for it, Coach Pop purposely got young players to help build them up. So while I think it may be awhile before the Spurs are good again, I have faith in Pop and the Spurs Organization. #12- I can see your point here. But I like that SA has a 'small town' feel to it also. I am 100% a city girl (I live out the country but all of my interests connect to SA more than they do to La Vernia). Maybe it's because since I've lived in this area most of my life I am use to the city's layout. #13- What I am finding frustrating are places that are getting 'refurbished', but cost much more than your average SA local because they want to cater to these new guys showing up. I am looking at you Pearl Brewery area! I keep praying that SA doesn't go the route of Austin. #14- My dad works at a Quarry and he's always wearing ear equipment, it is HARD work for these people. But yeah it's a similar situation if you live near the Airport like my aunt and uncle, you get use to the noise lol. #15- Speaking for me personally, I don't like that SA is growing so much. I worry that with these price increases it'll cause small businesses to suffer and push them out as bigger businesses take over and more out of state businesses will change the SA scene. I love SA so much and I just don't want to see go downhill like a lot of CA cities have.
I live here, of course there’s drunks, crime and stuff but I still like it it here, the mall right by the Alamo is great and uhhh a star bucks right around the corner hahah!
I own a couple of investment properties in San Antonio. I like it there quite a bit. Southtown is a real hipster vibe with some great bars and restaurants. Our properties are in a neighborhood next door. We haven't had any issues with crime in three years and I monitor the neighborhood with RING. I do get the feeling that the police pick and choose where to lock it down. Like I wouldn't necessarily hang out on the West side. or parts of the South side of the city. But there is crime in most major cities. Some of the suburbs north of San Antonio are gorgeous. San Antonio is on the doorstep of "Hill Country" and some of the areas around there are breath taking. Cheap too. There is also a wonderful lake near by and places where you can coast down the river with a beer in hand. It's not Austin. Definitely a bit more urban. But if you're looking for cheap, warm, lots to do, it's a great place to get your career started or cash out from a bigger city. And statistically it's safer than Houston (which is also a good investment). The one thing I will say about Texas is that the property taxes are high. Be ready to pay 3% a year in a major city like S.A. But tons of jobs and very well positioned for the future build out in the US as manufacturing comes back home.

1. He's not wrong, it's hot AF down here. 2. Hail almost never happens. Maybe once every 3 years, at best. Traffic due to hurricanes is a thing down here, but it's also not a super common thing. 3. You said the prop tax is high, but the price of prop is so low that it still is lower than other comparable markets 4. Other than the downtown and theme park traffic, if you live anywhere else in SA, you're hardly ever going to experience tourist traffic. 5. Construction is a thing, especially 281, however if you're not on the Northside construction isn't a big deal 6. Public transportation is pretty bad. The via bus system isn't terrible but public trans in total is bad. 7. Wild life isn't even close to a big issue. Deer are the worst of it and even then it's not that bad. Rule of thumb, if you're an hour out of downtown, lookout for deer. Even then, the odds are in your favor. 8. The music scene is lacking. however, there are still headliners and local events all over, st Mary's is a good spot for local artists. The new tech center will be a hot spot. Austin is also only a 2 hour drive if not less for most people. 9. The drop in income doesn't even touch the amount of rent/mortgage you'll be paying in other places 10. Cedar and mold here is bad here, can't argue with that. 11. No matter how bad the spurs are, if you adopt the SA ways you'll come to love the spurs no matter how shitty they are. Go Spurs Go! 12. City life is amazing. Once you get downtown the amount of history and things to do is amazing. Yes, it might be a walk but, I promise you it's worth it. 13. Compared to everywhere elsewhere else it's still very low. Especially for VA loans. 14. Idk how this is a negative. Almost all of the quarries are inactive in the city, so there is zero noise. The only noise there is, is the old quarries being made into housing or business districts. 15. The exploding growth has brought more development in this city than I've ever seen. It has clean the city up and brought more money into the city. Yes it might spike property rate in the future, but the fact you're moving now before the boom makes it more of a reason to move down here now!
I just purchased a new build and luckily we don’t pay property tax. Born and raised in Cali the weather here is great! The drivers who are distracted (phones) are the worst I’ve seen. We have been hit from behind 3X since moving here. Minor damage, but all because of people not paying attention!
WOW!!! I will say that is definitely one thing I could have included is the drivers. I do run into nice drivers daily but also idiot drivers. Lol. I think that may be anywhere though. Driving in the rain will show you how many people truly don't know how to drive. Thanks for the comment!

These 15 reasons are not reasons to avoid san antonio... ive live in NYC 25 years now and i would not mind moving to san antonio... i think the heat is better than sub zero temperature... NYC is the #1 city when it comes to tourists... etc...
I lived in the good years pre-Covid when San Antonio had the AHL team the Rampage and ice hockey and had the first ice rink ever in downtown during Christmas and winter holidays. Tacos are the best, music, culture, international festivals, and Fiesta are amazing.
Originally from Baltimore so some of these things make me chuckle. About garages, most people here don't park in their garages. They cram them full of stuff or make it a place to chill out in. Then when the hailstorms happen they complain. Ok..... Car insurance is high because of the drivers who can't drive and illegally drive. It's common to see registration stickers over a year expired and they probably aren't insured. Yes property taxes can be tricky. San Antonio has about 1.6 million people but it's nightlife does not rival those are similar size cities. There's a small-town vibe that culturally regulates nightlife. Natives will tell you it's "lit" but it isn't. Traffic is crazy because of growth. However, this is my 2nd hometown and I love it but I do scratch my head at its peculiarities.

San antonio is a great city!! Maybe ur title should be 15 reasons to consider before moving to San Antonio and u might get more calls in people interested since u are in the real estate business
1. Job Market I find San Antonio to be limiting when it comes to the job market. If you don't work in Sales, military, medical, customer service or have a trade it's going to be difficult to find a diversity of companies you can work for. The major large HQs in SA are mostly Texas companies versus the other major Texas cities, SA has USAA, Frost bank and H‑E-B. The other non-Texas large HQs are Valero, Marathon Petroleum and iHeart Radio. Therefore really think about it is SA job market really for you as competition is steep with a population of almost 1.5 million plus with the companies only found in Texas the health insurance premiums are higher than other companies that has offices all over the U.S. You may see major companies like Nationwide, Wells Fargo, Aetna etc but those are mainly call centers or the jobs they offer are in the service industry. You may also see tech companies like Microsoft, CyrusOne etc, by they just house their servers here in SA so don't be mislead. Austin, Houston and Dallas have numerous fortune 500 companies HQs (with offices all over the US) and their mayors keep wining bids for these companies (or even major operational offices) to move there. Wells Fargo is building a multi tower regional corporate campus in Dallas as I'm writing this. My point is if you considering moving to Texas for opportunity, depending on what that is I would look to the other Texas major cities.
Moved to SA, got a bigger house for cheap, higher paying salary, and home values went up. Very family friendly. The one downside is having to drive everywhere
100% agree with this. That’s one of the bigger negatives of San Antonio compared to the other big metro areas is it’s minimal public transportation. I will say though that it is much easier to drive than Austin or Houston so that definitely helps. Glad you were able to take advantage of the growing market here!
It's funny you said that I moved here from Chicago as well but I first moved to Austin and that was a mistake Boy, was that a mistake, I don't know who in the census bureau is sleeping with someone from Austin on the crime issue but when I was there homelessness and crime was some of the worst I'd seen when I thought I was coming to a safe place coming from so with that being mentioned I still love San Antonio despite the same 15 reasons so there is a spot for you here if you're from Chicago or anywhere else
No but the trend has begun and what I noticed about San Antonio is every time the homeless choose an area that's hidden from the public eye like a large bushed area or several trees San Antonio will cut the head of the snake before it gets out of control at least this is in my findings where is those other cities it's almost like they're getting paid to receive the homeless I'm not going to say there isn't any homeless or it hasn't grown but with everyone moving here they're exposed when the city sends workers to clean those areas they're hiding in San Antonio there's a lot of areas that have small tree line spots and the City has planted many palms and pines where the clover leaves off the highways are and they were becoming as they grew hard to see what was inside those areas and the city went in there and cut all the small brush and expose lots of tents in several parts of the city even by the airport they were doing the same thing building little cities and San Antonio cleared all those areas
Try 100 to 108 dry heat in Northern California summer months from June through August I can deal with that, especially humidity. Property tax higher fine at least your money is being used for something useful not like California’s wasteful spending. California is beautiful in scenery but when it comes to regulations and taxes etc.. We are one of the states who has high taxes compared to other states. Are road construction has gone down hill California has one of the worst roads needing repairs and constant maintenance. I wouldn’t mind living in Texas than California just can’t do it yet. I will move when I’m ready.
I lived in San Antonio in the spring of 2022 for three months and everyone was super sweet there and polite and I really enjoyed meeting so many nice people, however, I hated the weather so so much. It was incredibly hot and there were so many days over 100 even before summer hit and the evenings were in the 90s and it was constantly sticky and hot and humid. Definitely not for me.
The heat is extreme here. Next summer I'm going away for the July because it's absolutely unbearable...I can't even walk my dog without fear of heat exposure.
I have lived there ~3 times and my list would be way different. I was there in 2019 and all the water fun cost money and crawling with cops, I even got kicked out of Landa Park for swimming in the deep end. The worse part were the people drifting out of their lanes like over one foot beyond their lane and they think nothing of it, close enough while texting. Reminded me of Hell A with a twist. Best thing about SA are those black birds, just the sound of them makes me feel at home. I don't like the place anymore, I could only handle one outing on the road and got back 'home' where it was less likely to run into strife.

Certain restaurants has crazy good out there true'nuff though, No doubt 'bout That. Canadian here looking at moving to the area been looking for a spot like on a lake or something like that since I am used to living on the St-Laurence Seaway example find hw 416 and where the 401 hw is at. Not an allergic affected person construction type guy. Race car/Truck boating. I would buy land and build "cash" my place here in Canada is 11000sf selling it then building a new one for keeping a place here where a friend take care of it for me. Small town 7000-25000 is ok but I like to drive in off prime hours.

Yes SA has multiple suburbs surrounding it with stores, restaurants and parks. It is affordable and some areas have more crime while others are much safer I would recommend doing your own re search.
SA is a really boring city. It’s a big suburb. Nightlife consists of shltty little shot and beer bars. Very little downtown activities and night life. No nightclubs or dance clubs, no decent places to see a band, mostly chain fast food restaurants, no lakes/rivers for boating or swimming, country music at most places. If your single in your 20s do not go to SA. A lot of ex military and military with families.
I've been watching your vids to get info from different sources on my upcoming move to San Antonio from Denver. Are you able to make one to warn or advise some of these buyers about pressure tactics and red flags from some of these builders ? Here is my experience yesterday with a Lennar community in Converse (Palomar) Tuesday I did some reasearch to find that Lennar had a few communities with available inventory (completion dates within 60 days) and no wait lists or bidding wars. I called the salesperson to confirm and was back and forth on the phone with her all day with questions on a particular model, which actually ended up selling later that afternoon. I went ahead and got prequalified that same day and and then I decided to fly to SA the next morning to look at the community and move quick on another inventory home if I liked the neighborhood and home after viewing them in person. The closing date was important to me, as I wanted sooner rather than later. The salesperson that I was spoken to was off but my realtor and I visited with one of her cohorts in the sales office. They (the salesperson in the office and the salesperson that was off but still corresponding with us) both had conflicting information (regarding sales price AND closing/completion dates) on the same houses. it was weird. Then the saleslady texted me and said that they had worked out the kinks and that she would be emailing me a contract within 15 minutes, but would send me a link to make the deposit now (Lennar has you send deposits via a link they send you vs you wiring it to a title company like some other builders do). I was too trusting and made the deposit ($750) expecting the contract to shortly follow. It didn't. In fact, there was more confusion and rigmarole, that I didn't get the contract until I was at the airport last night flying back to Denver. Mindy you I was supposed to have this contract at 1pm, I received it at 7pm) This morning I woke up to find that the Lennar Mortgage Co loan officer sent me the Loan Estimate, which had the sales price of $221k. The contract had a sales price of $225k. The price I was given by the salesman in person was $223k. I advised them that I have not signed anything, will not sign anything, and to refund my deposit ASAP. Their lack of consistency, confusion, and not honoring my time cost them a sale Just wanted to share what is going on out there and that if you see inconsistencies like this from the getgo with a builder, you can imagine what else is coming down the line. Imagine trying to file a warranty claim after you close? Don't let the excitement of finding inventory with no waiting lists overtake you lol. Trust your gut if things seem shady in the beginning. And also, I got a lot of my correspondence with these salespeople on email AND via text so I can have ammunition if needed if something goes awry. I recommend that as well!
Some of these builders are having some serious issues similar to this. I never bad mouth anyone but I can definitely say that I have personally heard more bad experiences about Lennar than any other builder. From their sales tactics, like you mentioned, to their lender, all parties are poor communicators throughout the process and overall, their product does not hold a candle to some of the other builders in their price point. It's a shame too as that didn't use to be the case. I'm extremely sorry you had to deal with that. I would say that hopefully your Realtor and their broker got involved but I'm sure they did. Hopefully plenty more people see your comment and learn to keep good written communication with all parties and also learn to ask those questions as well! @@LifeinSATX thank you. I really want to get the word out about cautionary tales and bad experiences... AND the good ones. Now I will say that I contracted a few months ago with Rausch Coleman-I had a very smooth experience with them, but the build was being delayed due to the rain. I was prepared to lose my earnest money with them for something that was ready a lot earlier just to give me peace of mind (I'm also coordinating renting my house out in Denver so I'm just ready to move and be done with this all). That's what I get for being impatient haha, but I luckily did not cancel my contract so I will just sit tight until the RC house is complete end of August/first of September 🤞🏾 On Monday I got a call from the Lennar SA Division's sales manager-he said I needed to complete a contract cancellation form before they could release my money, which could take up to 90 days. I told him he should have a copy that I signed on Friday ( I did add verbiage to the form stating I had not signed a contract but they had my money). He fumbled around a bit and then claimed to have found the document in his email. Just dumb. He did follow up with me Tuesday morning to state all had been sent for processing so we will see if I get my money back in the two weeks as promised by the salesperson or in 90 days as advised by the sales manager.
Thanks for the heads up-I grew up in Converse,Tx in the 80’s and have been looking at builders in SA as well because I’m looking to return after being gone for over 20 years now and are unfamiliar as to where to move now in such a big city my family down there says so much has changed
Listening to the list of negatives, I couldn't help but often hear them as positives. No rap or hip hop, for example. Surprised the list didn't include crime or public education.
Crime is definitely one that I plan on touching on in the near future. Our Public Schools are definitely not as highly rated as some of the other Texas cities but our top districts and schools are still very highly rated and one of the big reasons a lot of people from out of state without good public education anywhere choose to move here!
I never appreciated the Florida highway system until I visited Texas. Whichever architects designed the highway system in Texas deserve a special place in hell. In Texas, there's no concept of scale in their road designs. In Florida we have exits--smaller roads leading off of the main highway. The smaller scale of the exit tells the driver that they are leaving the main road and entering a new route. Texans, in all their intelligence, decided to use forks instead of small scaled exits--This makes it confusing because you can never tell if you're leaving the route you're driving on because it all looks the same. It's like the people in Texas who designed these highways never had to use them. Since you have no choice but to have a car living in a place like SA, the road designs make me never want to live there. Was glad to visit, but your roads are terribly designed and you people should riot against your urban planners for that.
I just visited family that live in San Antonio, I am afraid to buy here after I saw all the side walks lifting and cracking everywhere. And family said all of the homes foundations are cracking. Is there a particular area in San Antonio where homes are in better shape. The roads are also messed up. Thanks
It's going to depend on what side of town you are looking at. Outer Cities (Like Converse, Schertz, Cibolo) still give you decent access to the high ways. I've been here 50 years and live in Converse and Logistically, It's the best place to be (I'm also 10 minutes from my business so it's beyond convenient). I never EVER sit in traffic.
S.A.is great,been here for almost 30yrs.A LOT to do here,Great Food selection,much more than most other cities.Less crime and you get more for your dollar here.HOWEVER;I hate being CONSTANTLY tail gated while driving 65mph in THE SLOW LANE(410/IH35/281)!!Cut off,Flipped off,people cutting into your lane while passing you,then slamming on their brakes,to try to make you hit them(rear end)!!This ONLY happens HERE!NOT in L.A.,Phoenix,Memphis,Nashville,El Paso,Houston,Dallas,Corpus,Austin..Just HERE!Yeah,Scorpions are BAD(Marbach/410 area).Pretty long-hot summers here,and winters are too Cold(IMO),Can't do much around the outside of the house for the majority of the year,kinda sucks.Especially the last couple of years.
I've lived here twice, during highschool and now in my 30's. I've noticed that in terms of entertainment, it's much harder to find anything else to do beside eating and drinking. Even all the stufftodoSA and SAcurrent instagrams really only talk about bars and restaurants. I wish there were more places in town to hike, swim, listen to live music, rock climb, comedy shows, creative troupes, etc. Austin was way more fun to live in but the cost of living these is just insanity. We need the bullet train connecting the cities.
Why do you continue living in San Antonio I came from Chicago and Austin and this area has a more sensible way of living you talk about the drinking and nightlife and you say Austin it's better well move down there. My experience in Austin was a lot of homelessness crime and rats everywhere no one could not get rid of them I kept getting told it was because of the rivers and the high humidity and I lived in a nice area well, considered nice. By the way you just must flat out not like San Antonio to be dragging it through the dirt as you are because there are several trails not to mention San Antonio is the only city in the nation that is connecting all the parks for bike trails around the city where in a silly way if you had the strength to bite right around the city you can, so in saying that I don't know what city you're talking about that's as bad as you're mentioning it sounds like you just flat out prefer Austin which by the way aside from the negative things Austin is a very beautiful city with the exception of the luscious and people that don't know how to drink and want to start fights but aside from that I had some good times there but I definitely enjoy the move I made to San Antonio.
@@tashmahal I was born in San Antonio and I already have lived in Austin for 8 years, I moved back because I had a dream of buying a house and it just wasn't feasible in Austin. I would not equate having a negative opinion on the entertainment aspect of this city to "dragging it through the dirt" that just seems a little dramatic lol. I like San Antonio, my life, friends, and family are here, it's affordable and comfortable, but I wish there were just more creative things to do that don't center around eating and drinking, especially around different parts of the city rather than having to go downtown. It was just a suggestion, you don't have to think that hard about it lol.
It's all a balanced money scale from California to Texas no matter what it evens out everything is more expensive up north but you make more money on minimum wage so in reality no matter what the money scale is the same you make less down here but we pay less so 😉 it just really depends on where you would rather be because it's a level scale on money were brain washed to think its different but it's not
Soon the old amphitheater in Selma, TX a stones throw from SA will open up. And they are going to renovate Sunken Gardens which will bring more shows here in the coming years. Bands play with the triangle strategy meaning they will play Dallas, Austin and Houston which will force people from Corpus Christi and San Antonio to travel to those shows but that will change soon.
Moved to San Antonio from Chicago a year ago. Here are my negatives… The food is bad. I can go on and on about it. The price of living is going up and it’s not worth it. San Antonio barely have any big festivals or fun events. It’s not a walkable city. You have to drive everywhere. Everyone is already married or in a relationship so don’t expect much of a dating life if you’re single. It’s essentially one big suburb… and the food sucks!
If you live in the northside then everyone is married because it's more family safe. All the crazies and fun single people are closer to town, or on the south. I hope it gets better for you.
I’m from Los Angeles and been living here for 15 years. I’m so disappointed the area which I live in 1604 and bandera has a lack of other markets. I have to drive in traffic which has escalated due to construction to go to Trader Joe’s or Whole Foods. It’s ridiculous to go so Far when we should have more choices to shop here.

I’m from the Midwest (Illinois) and I’m telling you, the tornado thing is too true. As if crime didn’t cause enough problems, we had so many blizzard and tornadoes. I’m from the Chicagoland and I love the big cities, sadly we moved to the rural parts of Florida because we didn’t have money, but I’m planning on moving back to the big city. San Antonio might have just be the place if I wouldn’t get a job in Chicago or Philadelphia! However that music scene is a big letdown, I love my blues and rock. Obviously this is big in Chicago, Philly, New York, Orlando, etc. I have always hated country music, so that’s a bit of a problem. That does put the case well below the northern places, along with Allergies. Without a doubt though, if I would find a job in San Antonio and a good apartment in downtown, then that would be amazing. I see the downtown on google maps and I like it, but the outer parts wouldn’t be a good place for me.
First off I too moved here from Chicago and as I mentioned before I loved everything Chicago had to offer despite the crime no I can tell you living in both cities yes they promote the Alamo country music the Riverwalk but I guarantee you it's not like it's advertised all that is just to give it character because of the area of the country that it is but it is nothing like that of course it's not as vibrant as Chicago but it is more vibrant than several other cities and San Antonio is very spread out you will always find something in different parts of the city believe me I felt the same way when I first moved here they wouldn't advertise too much back then they do advertise San Antonio a little more now so it's not just tumbleweeds and Western Alamo you could easily get away from all that and hit some good clubs in every part of the city and there's no much more variety in either culinary or different ethnic foods, by the way I surely do miss the Italian beef at maggiano's if it's still there and the Maxwell Street Polish with grilled sauerkraut Lord! And I do also miss the view of the city and driving down lake shore drive and all the Christmas decorations and events downtown for miles but San Antonio is very safe don't have to keep looking over my shoulder all the time when with family and I enjoy the charm the Spanish and the German touch. By the way if you're from Chicago they have a few places here that have the Italian beef but I think the best one here in my opinion is Jimmy's Wrigley Field sandwiches and pizza which by the way they have the deep dish pie and the Maxwell Street Polish as others also on the menu.
San Antonio sucks and I live in Stone Oak where supposedly one of the nice area, but I absolutely hate every bit of it. Rules are ridiculous, constant construction everywhere , they literally chose to do construction, when there are only 2 lanes available and these road and streets are by the shopping and housing area ,during holiday season !!! The people cant drive, I am from California and Ive had heard we ve been called for the worst driver but I disagreed , SA driver are the stupidest, they drive under speed limit, if they dont drive under speed limit, they take two lanes, they dont know how to merge and everything !!! Access to water and beach ? Good luck , its 45 minutes to Canyon Lake that is supposedly super nice , and few hours to the beach ! watch things to do, or google things to do in San Antonio, they are all stupid, but some people just hype in it up. I am glad Im moving out of San Antonio, because 8 months living was enough

I have lived in SA for 6 years. We have a severely disabled grown daughter. I am proud to be a member of the worlds only totally accessible Amusement Park- Morgan’s Wonderland. Hundreds of special families visit every year and many ,many wonderful people volunteer and belong. People are very friendly here. I love living here but we came to be near our children. I think they have beautiful apartments We have a lovely 2 bedroom for$1000/ month.

I visited SA a few years ago to look at property. The agent apologized for the "traffic jam". HA HA HA HA! I'm from Los Angeles, so the word "traffic" has a whole other meaning for us!

The San Antonio housing market has ballooned to unaffordable ranges. The pay rate for most people in town has not risen with the cost of homes and property taxes pricing a lot of people out. San Antonio has one of the lowest incomes in all the cities in the state so there's a huge wage disparity gap.
It's incredibly hot most of the year and traffic has gotten to unacceptable levels. They should have started construction years ago and they did recently but it's going to go on for 6 to 7 years causing all of the roads to get jammed and backed up in the developing parts of town now along with the normal traffic.
Crime is extremely high per capita and a lot of the city is ghetto and run down. There's some nice parts of town but not enough to move here.
If you're thinking of moving to San Antonio as an affordable nice place to live it is neither. There are some great reasons to be in San Antonio there's a lot of things for kids to do but overall you'd be better off moving to Dallas, Austin or to another state. Property taxes in Texas now have made it on par with other cities with state taxes and very unaffordable.
this is a great video but I think you should have dug deeper into the true problems in San Antonio. If you're financially doing really well and move here it's not going to be a big deal if you work from home or have a great job lined up but finding a place with wages that can keep up with the rising housing cost especially in the last 18 months has become insane.
I was a first-time home buyer in November of 2020 in San Antonio (still here). It was REALLY difficult because of the reasons he discussed. We managed to find a place though by getting a place that needed a relatively decent amount of work (barely passing FHA standards).
I don't regret it at all. It was well worth the hassle!
I hate the growth that's happening. The traffic is a nightmare. The people drive like maniacs. My daughter was almost hit by a maniac that passed a red light . Its always like that out there. I'd rather stay home then go out into those streets .More growth means everything goes up in prices, Rents are sky rocketing too , can't even find a house to rent for my daughter , she's been looking for something decent that she can afford but can't cause everything gets snatched up.
I would say she can try Houston,but our prices have skyrocketed too.
i hate it hear.. very few interesting conversations in years here.. seems people split into groups by minority, religion, military service, zip code, people went to high school with, etc and then there's the over the top enthusiasm for our only team.. . Go sports team... egg

The minimal urban life, lack of blues and rock music, allergies, and prices made San Antonio’s case so low! I originally wanted to move here when I graduate, but it ruined it. I thought it would’ve been cheaper than Philadelphia, Chicago, etc with the same urban life. I still don’t see it having as much of interest anymore like Orlando, Philadelphia, Providence, etc. I’m originally from Chicagoland, so I’m an urban boy and grew up with old school Rock and bluesz
I've lived in the Caribbean for 20 yrs. Humidity is nothing in Texas compared to Caribbean heat lol. After surviving Hurricane Maria I'm not worried. 😉

The main thing I have to say is if you don't drive or have a driver you'll go crazy there because there are no sidewalks between small communities.
I was raised on the Westside and mom went into the Air Force . Now we live in Abilene. I wanted to move back but rent is so costly. My uncle lives off of 37. Even he is paying a lot in taxes.

Quiet and safe , walk your dog , and Just nice . Lived here most of my life and this is our 5th home in 20 years. So we have a little experience. Take your golf cart to Golf club of Texas . Where they have a lot to offer and are continuing to grow. San Antonio’s hidden gem.

Not arguing that. I will say, knowing a lot of guys and girls that drive those trucks, probably 90% of them don't fall into that "meathead" category and just like their trucks big and bold. Super nice people in most cases!
66 year resident of San Antonio. If I was younger, I would leave. The friendly people of years past are gone. Everyone is in it for themselves. Makes me sad. We also had 58 days over 100 this year with unbearable humidity. Not worth it, but what can you do at my age?
I know it’s tough, and it’s probably easier said than done, but I’ve had lots of elderly clients with health issues who have been able to move where they wanted to across the country. Agree. SA has gotten too big for its britches. Too many outsiders whether from other states or the Valley and Mexico/Latin America making it too crowded and rude. Arrived home one day and saw an elderly woman with a flat tire parked in the street in front of my neighbors house. My neighbors are from Mexico. Three young men were in the front yard drinking and laughing, and apparently not one of them offered to change her tire. I couldn’t believe it, we have more respect for the elderly here.
The nasty people I was speaking of are more likely to be from another state. I have no problems with people from Mexico.
We have had over 40 days of 100 and above in 2022! It is like living in an oven, and it's still July! I moved here 40 years ago from Chicago and I was widowed 25 years ago and was stuck because this was my children's home. Be prepared for crazy high electric bills.Miserable public transportation. It is a small town that believes it's a city LOL. My Dr. has me taking Claritan everyday all year round due to the allergens.

I applied for an apartment online and got one in NorthCentral. We hope to stay there for atleast six months as we explore the best areas in SA. My main worry is how safe is North Central for middle class family. I have two (black) college boys. I researched and saw that the area is 80% Hispanic. Coming from Midwest I am afraid there might be gangs in the area. My family is very humble and do not mess or interact with anyone. We live to ourselves. How’s West Avenue?
Just stay north and you will be fine. I grew up in San Antonio (currently in Dallas) but my siblings are still living there. I would say anything north of Loop 410 is safe. West Ave has shooting and is not what it used to be. I'm black and me and my family moved here from Iowa in 2015. I'm currently planning on moving from here because I am from the Midwest and it's just to different for my liking. My kids don't even like it here and their now 14 and 12 years old. This is just not it.
I live in North Central and there isn't much you have to worry about. It's a decent area of the city and while there is some crime it's mostly petty crime. If you and your family keep to yourself there should be no issue. I have three kids of my own all teens and we have been in this area since 2015. I grew up on the Southside in much more dangerous neighborhoods. I like this area of North Central I'm comfortable here, but in any area that has crime just always be aware of your surroundings no matter what.
North Central is not too bad. If you move far West Avenue into Castle Hills you will be fine. The Northside is not bad at all.

I know this video is a year old, but I still want to comment it.
#1- I think you forgot one important factor- the Heat Index. Sure the actual temperature may not always reach triple digits, but the heat index factor almost always does so it FEELS super hot. There's a reason why I hate going out in the afternoon during summers, unless I am at a water park.
#2- I agree these things are RARE (Hurricanes and Tornados), but they still happen. I think the bigger issue people need to be aware of (besides the hail) is flooding because SA IS in a flood plain and the city does flood easily. There's a reason why they say you still need flood insurance when living down here. Like we've been in a drought for several years now, I would NOT be surprised if some point in the future we get another flood. But yeah storms here can get fierce. One phrase you'll here a lot when it does flood is "Turn around, don't drown." I can't tell you how aggravating it has been over the years to hear people ignore those flood barricades and more often than not it's someone with one of those big trucks or SUVs who don't think the flood waters are that high.
#3- Only thing I want to add here is to be wary of junk callers who want to 'buy your land'. My family has seen an increase of these types of junk calls (and they'll even leave messages) of people constantly asking us for our land. It might have to do with the factor that my parents have paid off our land and house within the past 5 years. But yeah thank GOODNESS there's no state income tax. If I ever move out of Texas, ideally I want to move to another state with no income tax.
#4- I've been use to the Tourism since I understand SA's biggest form of income probably Tourism because of things you mentioned, not to mention all of the big events like Rodeo and Fiesta. SA is also a popular Convention city, so don't be surprised to see crowds with people wearing convention badges around downtown lol. Be wary for Labor Day weekend, the biggest Anime Con in South Texas is here too called San Japan. I am a volunteer for this event (hopefully I'll finally be able to return to it since 2019, thanks Covid) and I can vouch that it draws a huge crowd. Granted the past few years the crowds have been as big because of Covid, but I wouldn't be surprised if we did see a bigger crowd this year. This fall I wouldn't be surprised if we drew in a huge crowd for the Solar Eclipse that'll be happening here and then next Spring, we'll get a Total Solar Eclipse in the Hill Country area. I understand the last time a Solar Eclipse happened in the USA, certain areas around the nation saw a HUGE increase in tourists for this specific event.
#5- Road construction has been a thing in Texas since my family moved back to Texas in 1992. It's non-stop lol. The day there's no road construction is the day I'll say Pigs are flying lol.
#6- I do agree that unless you live inside the loop, your best bet is to use a car to get around. I have been using VIA for 20 years now and I love it. However, nowadays I'll only use it to get downtown. No way in heck I'll ever park downtown it's a definite tourist trap lol. But yeah I still drive too. I do commend VIA for keeping their prices low though even after 20 years. They even made their transfers free now.
#7- LOL, there's one critter YOU ALWAYS need to be aware of, even in the city- ANTS! I always tell people, never walk outside barefooted for this very reason. I learned this the hard way as a kid when I was walking barefooted on my grandparents' lawn and got bit twice by a fire ant! It hurt to walk and I had to big bubbles on my foot. Also I have a great tip- get a bat house. Bats are amazing for dealing with bugs, especially mosquitoes. My family has hardly seen any mosquitoes since we got a bat house. Also we have a lot of cats in the country, some feral while others are house cats and they help with the gopher, mice, and snake issues.
#8- I always find it funny when big artists skip SA because Dallas or Houston always gets them lol. But yeah we'll get well known artists here from time to time. I personally am not a HUGE concert fan due to how loud it can get (I have sensory issues), but I do enjoy them. Love the Rodeo Concerts though.
#9- I still live with my parents so I can't really comment on it.
#10- I know this has been a deal breaker for several and I don't blame them. I am the lucky one in my family who only suffers from one allergen and that is the Mountain Cedar. But yeah there's always 4 big ones throughout the year- Oak in the Spring, Mold in the Summer, Ragweed in the Fall, and Cedar in the Winter. There are others of course and mold tends to show up most of the year, but that's the way it is. Honestly I thought San Fran was worse because when I visited that place back in 2009, something did not agree with me and I couldn't breath the entire time I was there and had a cold when I got home.
#11- While it's true the Spurs haven't been good in recent years, there's a reason for it, Coach Pop purposely got young players to help build them up. So while I think it may be awhile before the Spurs are good again, I have faith in Pop and the Spurs Organization.
#12- I can see your point here. But I like that SA has a 'small town' feel to it also. I am 100% a city girl (I live out the country but all of my interests connect to SA more than they do to La Vernia). Maybe it's because since I've lived in this area most of my life I am use to the city's layout.
#13- What I am finding frustrating are places that are getting 'refurbished', but cost much more than your average SA local because they want to cater to these new guys showing up. I am looking at you Pearl Brewery area! I keep praying that SA doesn't go the route of Austin.
#14- My dad works at a Quarry and he's always wearing ear equipment, it is HARD work for these people. But yeah it's a similar situation if you live near the Airport like my aunt and uncle, you get use to the noise lol.
#15- Speaking for me personally, I don't like that SA is growing so much. I worry that with these price increases it'll cause small businesses to suffer and push them out as bigger businesses take over and more out of state businesses will change the SA scene. I love SA so much and I just don't want to see go downhill like a lot of CA cities have.
I live here, of course there’s drunks, crime and stuff but I still like it it here, the mall right by the Alamo is great and uhhh a star bucks right around the corner hahah!
I own a couple of investment properties in San Antonio. I like it there quite a bit. Southtown is a real hipster vibe with some great bars and restaurants. Our properties are in a neighborhood next door. We haven't had any issues with crime in three years and I monitor the neighborhood with RING. I do get the feeling that the police pick and choose where to lock it down. Like I wouldn't necessarily hang out on the West side. or parts of the South side of the city. But there is crime in most major cities. Some of the suburbs north of San Antonio are gorgeous. San Antonio is on the doorstep of "Hill Country" and some of the areas around there are breath taking. Cheap too. There is also a wonderful lake near by and places where you can coast down the river with a beer in hand. It's not Austin. Definitely a bit more urban. But if you're looking for cheap, warm, lots to do, it's a great place to get your career started or cash out from a bigger city. And statistically it's safer than Houston (which is also a good investment). The one thing I will say about Texas is that the property taxes are high. Be ready to pay 3% a year in a major city like S.A. But tons of jobs and very well positioned for the future build out in the US as manufacturing comes back home.
Out of all the all the major cities in Texas, I consider Austin and San Antonio to be the best cities to live In the state.

1. He's not wrong, it's hot AF down here.
2. Hail almost never happens. Maybe once every 3 years, at best. Traffic due to hurricanes is a thing down here, but it's also not a super common thing.
3. You said the prop tax is high, but the price of prop is so low that it still is lower than other comparable markets
4. Other than the downtown and theme park traffic, if you live anywhere else in SA, you're hardly ever going to experience tourist traffic.
5. Construction is a thing, especially 281, however if you're not on the Northside construction isn't a big deal
6. Public transportation is pretty bad. The via bus system isn't terrible but public trans in total is bad.
7. Wild life isn't even close to a big issue. Deer are the worst of it and even then it's not that bad. Rule of thumb, if you're an hour out of downtown, lookout for deer. Even then, the odds are in your favor.
8. The music scene is lacking. however, there are still headliners and local events all over, st Mary's is a good spot for local artists. The new tech center will be a hot spot. Austin is also only a 2 hour drive if not less for most people.
9. The drop in income doesn't even touch the amount of rent/mortgage you'll be paying in other places
10. Cedar and mold here is bad here, can't argue with that.
11. No matter how bad the spurs are, if you adopt the SA ways you'll come to love the spurs no matter how shitty they are. Go Spurs Go!
12. City life is amazing. Once you get downtown the amount of history and things to do is amazing. Yes, it might be a walk but, I promise you it's worth it.
13. Compared to everywhere elsewhere else it's still very low. Especially for VA loans.
14. Idk how this is a negative. Almost all of the quarries are inactive in the city, so there is zero noise. The only noise there is, is the old quarries being made into housing or business districts.
15. The exploding growth has brought more development in this city than I've ever seen. It has clean the city up and brought more money into the city. Yes it might spike property rate in the future, but the fact you're moving now before the boom makes it more of a reason to move down here now!
I just purchased a new build and luckily we don’t pay property tax. Born and raised in Cali the weather here is great! The drivers who are distracted (phones) are the worst I’ve seen. We have been hit from behind 3X since moving here. Minor damage, but all because of people not paying attention!
WOW!!! I will say that is definitely one thing I could have included is the drivers. I do run into nice drivers daily but also idiot drivers. Lol. I think that may be anywhere though. Driving in the rain will show you how many people truly don't know how to drive. Thanks for the comment!

I lived in the good years pre-Covid when San Antonio had the AHL team the Rampage and ice hockey and had the first ice rink ever in downtown during Christmas and winter holidays. Tacos are the best, music, culture, international festivals, and Fiesta are amazing.

San Antonio has about 1.6 million people but it's nightlife does not rival those are similar size cities. There's a small-town vibe that culturally regulates nightlife. Natives will tell you it's "lit" but it isn't.
Traffic is crazy because of growth.
However, this is my 2nd hometown and I love it but I do scratch my head at its peculiarities.

1. Job Market
I find San Antonio to be limiting when it comes to the job market. If you don't work in Sales, military, medical, customer service or have a trade it's going to be difficult to find a diversity of companies you can work for. The major large HQs in SA are mostly Texas companies versus the other major Texas cities, SA has USAA, Frost bank and H‑E-B. The other non-Texas large HQs are Valero, Marathon Petroleum and iHeart Radio. Therefore really think about it is SA job market really for you as competition is steep with a population of almost 1.5 million plus with the companies only found in Texas the health insurance premiums are higher than other companies that has offices all over the U.S. You may see major companies like Nationwide, Wells Fargo, Aetna etc but those are mainly call centers or the jobs they offer are in the service industry. You may also see tech companies like Microsoft, CyrusOne etc, by they just house their servers here in SA so don't be mislead. Austin, Houston and Dallas have numerous fortune 500 companies HQs (with offices all over the US) and their mayors keep wining bids for these companies (or even major operational offices) to move there. Wells Fargo is building a multi tower regional corporate campus in Dallas as I'm writing this. My point is if you considering moving to Texas for opportunity, depending on what that is I would look to the other Texas major cities.
Moved to SA, got a bigger house for cheap, higher paying salary, and home values went up. Very family friendly. The one downside is having to drive everywhere
100% agree with this. That’s one of the bigger negatives of San Antonio compared to the other big metro areas is it’s minimal public transportation. I will say though that it is much easier to drive than Austin or Houston so that definitely helps. Glad you were able to take advantage of the growing market here!
It's funny you said that I moved here from Chicago as well but I first moved to Austin and that was a mistake Boy, was that a mistake, I don't know who in the census bureau is sleeping with someone from Austin on the crime issue but when I was there homelessness and crime was some of the worst I'd seen when I thought I was coming to a safe place coming from so with that being mentioned I still love San Antonio despite the same 15 reasons so there is a spot for you here if you're from Chicago or anywhere else

No but the trend has begun and what I noticed about San Antonio is every time the homeless choose an area that's hidden from the public eye like a large bushed area or several trees San Antonio will cut the head of the snake before it gets out of control at least this is in my findings where is those other cities it's almost like they're getting paid to receive the homeless I'm not going to say there isn't any homeless or it hasn't grown but with everyone moving here they're exposed when the city sends workers to clean those areas they're hiding in San Antonio there's a lot of areas that have small tree line spots and the City has planted many palms and pines where the clover leaves off the highways are and they were becoming as they grew hard to see what was inside those areas and the city went in there and cut all the small brush and expose lots of tents in several parts of the city even by the airport they were doing the same thing building little cities and San Antonio cleared all those areas

Try 100 to 108 dry heat in Northern California summer months from June through August I can deal with that, especially humidity. Property tax higher fine at least your money is being used for something useful not like California’s wasteful spending. California is beautiful in scenery but when it comes to regulations and taxes etc.. We are one of the states who has high taxes compared to other states. Are road construction has gone down hill California has one of the worst roads needing repairs and constant maintenance. I wouldn’t mind living in Texas than California just can’t do it yet. I will move when I’m ready.
I lived in San Antonio in the spring of 2022 for three months and everyone was super sweet there and polite and I really enjoyed meeting so many nice people, however, I hated the weather so so much. It was incredibly hot and there were so many days over 100 even before summer hit and the evenings were in the 90s and it was constantly sticky and hot and humid. Definitely not for me.
The heat is extreme here. Next summer I'm going away for the July because it's absolutely unbearable...I can't even walk my dog without fear of heat exposure.
I have lived there ~3 times and my list would be way different. I was there in 2019 and all the water fun cost money and crawling with cops, I even got kicked out of Landa Park for swimming in the deep end. The worse part were the people drifting out of their lanes like over one foot beyond their lane and they think nothing of it, close enough while texting. Reminded me of Hell A with a twist. Best thing about SA are those black birds, just the sound of them makes me feel at home. I don't like the place anymore, I could only handle one outing on the road and got back 'home' where it was less likely to run into strife.

Canadian here looking at moving to the area been looking for a spot like on a lake or something like that since I am used to living on the St-Laurence Seaway example find hw 416 and where the 401 hw is at. Not an allergic affected person construction type guy. Race car/Truck boating. I would buy land and build "cash" my place here in Canada is 11000sf selling it then building a new one for keeping a place here where a friend take care of it for me. Small town 7000-25000 is ok but I like to drive in off prime hours.

I remember summers the started in May and ended mid September. now only 2 day's would have been good for AC so far, and just tired of the -40 in winter and the the Mafia government that just tax everything on top of hidden taxes. if you make a salary of say 100 000 Canadian by the time you see the money you did not spend of that in taxes all you left with is less than half...

Yes SA has multiple suburbs surrounding it with stores, restaurants and parks. It is affordable and some areas have more crime while others are much safer I would recommend doing your own re search.

Many suburbs : Leon Creek, Universal City, Converse, Live Oak. More expensive are Stone Oak, Helotes, Fair Oaks, Alamo Heights, Olmos Park.

You need an equivalent to California's Prop 13 for residential property. It keeps the elderly sheltered.

It’s wild how big San Antonio is!!
But it can also be small if you live in the outskirts of town.
SA is a really boring city. It’s a big suburb. Nightlife consists of shltty little shot and beer bars. Very little downtown activities and night life. No nightclubs or dance clubs, no decent places to see a band, mostly chain fast food restaurants, no lakes/rivers for boating or swimming, country music at most places. If your single in your 20s do not go to SA. A lot of ex military and military with families.
The thing I worry about is WATER. All our water in 1aquifer.
Edward's aquifer is best in the nation. Tap water is excellent
I've been watching your vids to get info from different sources on my upcoming move to San Antonio from Denver. Are you able to make one to warn or advise some of these buyers about pressure tactics and red flags from some of these builders ? Here is my experience yesterday with a Lennar community in Converse (Palomar)
Tuesday I did some reasearch to find that Lennar had a few communities with available inventory (completion dates within 60 days) and no wait lists or bidding wars. I called the salesperson to confirm and was back and forth on the phone with her all day with questions on a particular model, which actually ended up selling later that afternoon. I went ahead and got prequalified that same day and and then I decided to fly to SA the next morning to look at the community and move quick on another inventory home if I liked the neighborhood and home after viewing them in person.
The closing date was important to me, as I wanted sooner rather than later. The salesperson that I was spoken to was off but my realtor and I visited with one of her cohorts in the sales office. They (the salesperson in the office and the salesperson that was off but still corresponding with us) both had conflicting information (regarding sales price AND closing/completion dates) on the same houses. it was weird.
Then the saleslady texted me and said that they had worked out the kinks and that she would be emailing me a contract within 15 minutes, but would send me a link to make the deposit now (Lennar has you send deposits via a link they send you vs you wiring it to a title company like some other builders do). I was too trusting and made the deposit ($750) expecting the contract to shortly follow. It didn't. In fact, there was more confusion and rigmarole, that I didn't get the contract until I was at the airport last night flying back to Denver. Mindy you I was supposed to have this contract at 1pm, I received it at 7pm) This morning I woke up to find that the Lennar Mortgage Co loan officer sent me the Loan Estimate, which had the sales price of $221k. The contract had a sales price of $225k. The price I was given by the salesman in person was $223k. I advised them that I have not signed anything, will not sign anything, and to refund my deposit ASAP. Their lack of consistency, confusion, and not honoring my time cost them a sale
Just wanted to share what is going on out there and that if you see inconsistencies like this from the getgo with a builder, you can imagine what else is coming down the line. Imagine trying to file a warranty claim after you close? Don't let the excitement of finding inventory with no waiting lists overtake you lol. Trust your gut if things seem shady in the beginning.
And also, I got a lot of my correspondence with these salespeople on email AND via text so I can have ammunition if needed if something goes awry. I recommend that as well!
Some of these builders are having some serious issues similar to this. I never bad mouth anyone but I can definitely say that I have personally heard more bad experiences about Lennar than any other builder. From their sales tactics, like you mentioned, to their lender, all parties are poor communicators throughout the process and overall, their product does not hold a candle to some of the other builders in their price point. It's a shame too as that didn't use to be the case.
I'm extremely sorry you had to deal with that. I would say that hopefully your Realtor and their broker got involved but I'm sure they did. Hopefully plenty more people see your comment and learn to keep good written communication with all parties and also learn to ask those questions as well! If you need any help in the near future, don't hesitate to reach out! I work with builders all the time as a Realtor myself so I would be more than happy to help you out if you do need it.
@@LifeinSATX thank you. I really want to get the word out about cautionary tales and bad experiences... AND the good ones. Now I will say that I contracted a few months ago with Rausch Coleman-I had a very smooth experience with them, but the build was being delayed due to the rain. I was prepared to lose my earnest money with them for something that was ready a lot earlier just to give me peace of mind (I'm also coordinating renting my house out in Denver so I'm just ready to move and be done with this all). That's what I get for being impatient haha, but I luckily did not cancel my contract so I will just sit tight until the RC house is complete end of August/first of September 🤞🏾
On Monday I got a call from the Lennar SA Division's sales manager-he said I needed to complete a contract cancellation form before they could release my money, which could take up to 90 days. I told him he should have a copy that I signed on Friday ( I did add verbiage to the form stating I had not signed a contract but they had my money). He fumbled around a bit and then claimed to have found the document in his email. Just dumb. He did follow up with me Tuesday morning to state all had been sent for processing so we will see if I get my money back in the two weeks as promised by the salesperson or in 90 days as advised by the sales manager.
Thanks for the heads up-I grew up in Converse,Tx in the 80’s and have been looking at builders in SA as well because I’m looking to return after being gone for over 20 years now and are unfamiliar as to where to move now in such a big city my family down there says so much has changed

Crime is definitely one that I plan on touching on in the near future. Our Public Schools are definitely not as highly rated as some of the other Texas cities but our top districts and schools are still very highly rated and one of the big reasons a lot of people from out of state without good public education anywhere choose to move here!

I never appreciated the Florida highway system until I visited Texas. Whichever architects designed the highway system in Texas deserve a special place in hell. In Texas, there's no concept of scale in their road designs. In Florida we have exits--smaller roads leading off of the main highway. The smaller scale of the exit tells the driver that they are leaving the main road and entering a new route.
Texans, in all their intelligence, decided to use forks instead of small scaled exits--This makes it confusing because you can never tell if you're leaving the route you're driving on because it all looks the same. It's like the people in Texas who designed these highways never had to use them. Since you have no choice but to have a car living in a place like SA, the road designs make me never want to live there. Was glad to visit, but your roads are terribly designed and you people should riot against your urban planners for that.
Urban planners don’t design roadways. Blame the civil engineers

I just visited family that live in San Antonio, I am afraid to buy here after I saw all the side walks lifting and cracking everywhere. And family said all of the homes foundations are cracking. Is there a particular area in San Antonio where homes are in better shape. The roads are also messed up. Thanks
It's going to depend on what side of town you are looking at. Outer Cities (Like Converse, Schertz, Cibolo) still give you decent access to the high ways. I've been here 50 years and live in Converse and Logistically, It's the best place to be (I'm also 10 minutes from my business so it's beyond convenient). I never EVER sit in traffic.

S.A.is great,been here for almost 30yrs.A LOT to do here,Great Food selection,much more than most other cities.Less crime and you get more for your dollar here.HOWEVER;I hate being CONSTANTLY tail gated while driving 65mph in THE SLOW LANE(410/IH35/281)!!Cut off,Flipped off,people cutting into your lane while passing you,then slamming on their brakes,to try to make you hit them(rear end)!!This ONLY happens HERE!NOT in L.A.,Phoenix,Memphis,Nashville,El Paso,Houston,Dallas,Corpus,Austin..Just HERE!Yeah,Scorpions are BAD(Marbach/410 area).Pretty long-hot summers here,and winters are too Cold(IMO),Can't do much around the outside of the house for the majority of the year,kinda sucks.Especially the last couple of years.

I've lived here twice, during highschool and now in my 30's. I've noticed that in terms of entertainment, it's much harder to find anything else to do beside eating and drinking. Even all the stufftodoSA and SAcurrent instagrams really only talk about bars and restaurants. I wish there were more places in town to hike, swim, listen to live music, rock climb, comedy shows, creative troupes, etc. Austin was way more fun to live in but the cost of living these is just insanity. We need the bullet train connecting the cities.
Why do you continue living in San Antonio I came from Chicago and Austin and this area has a more sensible way of living you talk about the drinking and nightlife and you say Austin it's better well move down there. My experience in Austin was a lot of homelessness crime and rats everywhere no one could not get rid of them I kept getting told it was because of the rivers and the high humidity and I lived in a nice area well, considered nice. By the way you just must flat out not like San Antonio to be dragging it through the dirt as you are because there are several trails not to mention San Antonio is the only city in the nation that is connecting all the parks for bike trails around the city where in a silly way if you had the strength to bite right around the city you can, so in saying that I don't know what city you're talking about that's as bad as you're mentioning it sounds like you just flat out prefer Austin which by the way aside from the negative things Austin is a very beautiful city with the exception of the luscious and people that don't know how to drink and want to start fights but aside from that I had some good times there but I definitely enjoy the move I made to San Antonio.
@@tashmahal I was born in San Antonio and I already have lived in Austin for 8 years, I moved back because I had a dream of buying a house and it just wasn't feasible in Austin. I would not equate having a negative opinion on the entertainment aspect of this city to "dragging it through the dirt" that just seems a little dramatic lol. I like San Antonio, my life, friends, and family are here, it's affordable and comfortable, but I wish there were just more creative things to do that don't center around eating and drinking, especially around different parts of the city rather than having to go downtown. It was just a suggestion, you don't have to think that hard about it lol.

It's all a balanced money scale from California to Texas no matter what it evens out everything is more expensive up north but you make more money on minimum wage so in reality no matter what the money scale is the same you make less down here but we pay less so 😉 it just really depends on where you would rather be because it's a level scale on money were brain washed to think its different but it's not
Music doesn't seem like a negative though....
Soon the old amphitheater in Selma, TX a stones throw from SA will open up. And they are going to renovate Sunken Gardens which will bring more shows here in the coming years. Bands play with the triangle strategy meaning they will play Dallas, Austin and Houston which will force people from Corpus Christi and San Antonio to travel to those shows but that will change soon.
San Antonio is amazing. Please do not get discouraged by the heat. We have air conditioning everywhere.

Moved to San Antonio from Chicago a year ago. Here are my negatives… The food is bad. I can go on and on about it. The price of living is going up and it’s not worth it. San Antonio barely have any big festivals or fun events. It’s not a walkable city. You have to drive everywhere. Everyone is already married or in a relationship so don’t expect much of a dating life if you’re single. It’s essentially one big suburb… and the food sucks!
If you live in the northside then everyone is married because it's more family safe. All the crazies and fun single people are closer to town, or on the south. I hope it gets better for you.
Texas is one of my prefer choices for move.
San Antonio has fresh Tamale stands. I live there for 9 years. It wasn't a bad place to live.

I’m from Los Angeles and been living here for 15 years. I’m so disappointed the area which I live in 1604 and bandera has a lack of other markets. I have to drive in traffic which has escalated due to construction to go to Trader Joe’s or Whole Foods. It’s ridiculous to go so

@@brownbabydoll7912 I would recommend either San Antonio or Dallas. If you want a more laid back family friendly city then San Antonio is your best bet . If you prefer a more big city type of feel and more fast paced then I’d go with Dallas :)

I’m from the Midwest (Illinois) and I’m telling you, the tornado thing is too true. As if crime didn’t cause enough problems, we had so many blizzard and tornadoes. I’m from the Chicagoland and I love the big cities, sadly we moved to the rural parts of Florida because we didn’t have money, but I’m planning on moving back to the big city. San Antonio might have just be the place if I wouldn’t get a job in Chicago or Philadelphia! However that music scene is a big letdown, I love my blues and rock. Obviously this is big in Chicago, Philly, New York, Orlando, etc. I have always hated country music, so that’s a bit of a problem. That does put the case well below the northern places, along with Allergies. Without a doubt though, if I would find a job in San Antonio and a good apartment in downtown, then that would be amazing. I see the downtown on google maps and I like it, but the outer parts wouldn’t be a good place for me.
First off I too moved here from Chicago and as I mentioned before I loved everything Chicago had to offer despite the crime no I can tell you living in both cities yes they promote the Alamo country music the Riverwalk but I guarantee you it's not like it's advertised all that is just to give it character because of the area of the country that it is but it is nothing like that of course it's not as vibrant as Chicago but it is more vibrant than several other cities and San Antonio is very spread out you will always find something in different parts of the city believe me I felt the same way when I first moved here they wouldn't advertise too much back then they do advertise San Antonio a little more now so it's not just tumbleweeds and Western Alamo you could easily get away from all that and hit some good clubs in every part of the city and there's no much more variety in either culinary or different ethnic foods, by the way I surely do miss the Italian beef at maggiano's if it's still there and the Maxwell Street Polish with grilled sauerkraut Lord! And I do also miss the view of the city and driving down lake shore drive and all the Christmas decorations and events downtown for miles but San Antonio is very safe don't have to keep looking over my shoulder all the time when with family and I enjoy the charm the Spanish and the German touch. By the way if you're from Chicago they have a few places here that have the Italian beef but I think the best one here in my opinion is Jimmy's Wrigley Field sandwiches and pizza which by the way they have the deep dish pie and the Maxwell Street Polish as others also on the menu.
San Antonio sucks and I live in Stone Oak where supposedly one of the nice area, but I absolutely hate every bit of it. Rules are ridiculous, constant construction everywhere , they literally chose to do construction, when there are only 2 lanes available and these road and streets are by the shopping and housing area ,during holiday season !!! The people cant drive, I am from California and Ive had heard we ve been called for the worst driver but I disagreed , SA driver are the stupidest, they drive under speed limit, if they dont drive under speed limit, they take two lanes, they dont know how to merge and everything !!! Access to water and beach ? Good luck , its 45 minutes to Canyon Lake that is supposedly super nice , and few hours to the beach ! watch things to do, or google things to do in San Antonio, they are all stupid, but some people just hype in it up. I am glad Im moving out of San Antonio, because 8 months living was enough
