I've lived in Austin for 25 years. Since literally the day I showed up, I've heard people saying EVERYONE is leaving Austin for all sorts of reasons. Cost, politics, taxes, Californians, traffic, you name it. The list of reasons why EVERYONE is leaving Austin is very, very long. Meanwhile Austin has doubled in size. So apparently not EVERYONE is leaving. Someone is still here.
I moved to SA about 3 yrs from Europe. Have been to 30 states in the US too so I guess I'm qualified to compare SA to other places. Overall it's OK . Definitely has its nice spots especially outside of L1604 . The downtown area is made for our tourists which is always a nice place to visit. Other than that SA or Bexar County has A LOT of run down areas. High poverty , homelessness is on the rise, lots of unmaintaned landscape. If you don't choose to live in an HOA area expect to see lots of properties being unmaintaned that also includes houses.😂 The roads are in such a bad shape. LITTER omg , I haven't seen this much of litter all over an entire county anywhere else outside of Texas. People here love to litter, so much for Texas pride. The food culture isn't outstanding. You get 10 mexican restaurants within a 1 mile radius and most of the restaurants lack of hygiene. Not just mexican restaurants!!! Public transportation isn’t the greatest either but that's pretty much in most places of the US. I could list so much more negative things but I'm going to stop here. My advice to everyone who has SA on their radar. Cheap cost of living always comes with a downside. You get what you pay for. This place has so much potential but it's the culture that prevents this place from becoming a better place. I give SA a 5.5 out of 10.
I agree with most of what you said. Just curious what made you leave Europe? cost of living too much also? Most Public transportation is the US is not great. We love our cars! and don't want to take the super slow public bus system to get around. Uber has made it easier, but still pricey. USA is not Europe when it comes to public transportation, I wish we better options for transport.
as a San Antonioan who’s lived here all my life(i’m 23), the city is pretty overrated. there’s not many tourist attractions that make San Antonio stand out other than the River Wall and Fiesta, which even then i think are pretty boring, and Fiesta is just an event and isn’t even all that great. i want to leave the united states eventually. i agreed with everything you said

I've been to San Antonio many times. Have you been to Riverwalk around a holiday weekend? It's a tourist trap. Not as bad as SXSW or Austin City Limits but it's just bunch of the same. Too many people, too crowded, everything overpriced. I've driven around both cities around rush hour, both are horrible. So is Houston and so is Dallas. I just don't understand how you can determine one is fake and the other is more natural and more historical. Is there more development in Downtown Austin? Absolutely and that's it.
I've been here for 2 years for my military job. I also frequent Austin to try the restaurants and hike. Austin gave me the feel of NYC (born & raised).
San Antonio is ok. And if people are moving here is because is cheap. If you are moving here don’t move far away from downtown. Specially if you are young. Don’t want to be trapped in the suburbia cuz it’s boring af.
I have lived in San Antonio all my life, so I feel very qualified to comment, of course from my point of view. Most people know Austin has exploded with traffic and is super expensive, Housing, Homeless, cost of living etc. I like the weirdness of Austin, there are more fun things to do in Austin, people are more educated, open minded, some might say more liberal and yes it is very expensive in Austin.. San Antonio is a tourist town. We have the Alamo, Riverwalk, Fiesta Texas, Sea world etc. Most locals do not go to these places as we have already been too many times. The cost of buying a house here has tripled in the last 5 years, although nowhere near as expensive as Austin. The City counsel here is conservative, the Church has a big influence on them, you won't find anything "risque" here in San Antonio like you will in Austin. The Traffic is becoming bad here. the Food is great here, but small business is not as supported as much as in Austin. San Antonio is a very Hispanic Latino town, some people call it "Little Mexico" Just walk into most Walmarts and you will hear more Spanish than English because Spanish is common here, less so in Austin. People in San Antonio are blue collar, not as many have a University degree as in Austin. The last time I looked 65% of Austin has a University degree, and 25% of San Antonio. So, what it comes down to is what a person wants and what they can afford. Do they want a University of Texas city with High Tech jobs like Austin, or come to "Little Mexico" for the food and still a sort of "small town" feel, which is fading very fast!
Born and raise in SA and spent the last 8 years in the Austin/Round Rock area - Austin is very liberal. Their policies and lack of common sense have ruined a beautiful city. The "weird" is gone and replaced with mental illness. To live there both parties have to make 6 figures. Since 2020 the housing prices literally doubled. San Antonio has conservative people but their city council now has copied Austin, who copied San Francisco, which to me means all the government follow the same play book. Texas used to be Mexio, so this little Mexico feel, could just be the culture you can still feel in SA.

I agree with you on the six figures to live in Austin. My Cousins had to move out of Austin just to live decent, they live in Killen Tx and Florence TX. my Other Cousin moved outside of Dallas. As most people should know all of Texas was once part of Mexico, but the feeling of "little Mexico" is Very strong here in San Antonio, not so much in Austin and further North in Texas. I guess because San Antonio is the first proper city after crossing the border going up IH35N I'm not complaining about it being Little Mexico, It is what it is. I've heard good things about Round rock and Georgetown. I've never stayed long in those towns, just passed through.
San Antonio is not just a tourist town it actually has more industry than Austin and a bigger corporate base. San Antonio has a diversified economy with more economic clusters. Austin is more educated than all the other big Texas cities by a large margin. Austin is one of the most educated cities in the country. That doesn't mean SA is some uneducated city. Dallas county and Bexar county are both comprable as far as the percentage of the population that has at least a bachelors degree. Bexar 32% and Dallas 35% according to the American Community Survey published by the Census bureau 2023 stats. Both these counties have over 2 plus million people a lot bigger than Travis county. San Antonio looks like the bigger more dense city as far as population. Austin just has the taller modern skyline than historic downtown San Antonio. One city is new and modern and the other overwhemingly historic at least the downtown area, and that's what makes SA unique, the old world charm and all the historic landmarks.

San Antonio sucks, the best thing about San Antonio is the rain and HEB, there's a weird sinister arrogance about the people here. And I'm from Texas born and raised many many many many many generations over. People are oddly aggressive.
A large number of younger professionals especially women are looking to leave places like San Antonio, Austin, Dallas and Houston in general in favor of places like Denver Colorado due to the strict abortion restrictions over a complicated pregnancy. Texas is a great state but the crazy strict abortion laws are deterring professional people moving here! They really should have put abortion access on the ballot for Texans to vote on!
I really don’t expect it too. It’s not even close to the level of people moving here as Austin had in 2021. Their population grew by 121,000 between 2020-2022.
I find it funny that the people saying “don’t California my Texas” are the same people voting for people giving companies the huge tax incentives which brings in the companies which in turn brings in the people. You can’t have both.
Almost everyone I know has had their windows smashed or car broken into in SA. I even bought a truck camper shell for cheap off a guy down there because the back window was smashed, and saw someone else’s get smashed and a truck get stolen on my way to meet him. Also the Cartel runs the whole city. I stay out of SA AS MUCH AS I CAN.
Been here 30 years buddy and never had my vehicle or home broken into. I know people who have but I know of people who have dealt with way worse things in Austin than I’ve heard of in San Antonio. And saying the cartel runs the city is pretty ignorant as well.
San Antonio’s crime is getting so bad . And pricing for housing is rediculous a lot of apartments are adding rediculous fees A lot of homeless shootings robberies etc surrounding downtown and 10 miles radius might not be as exspensice as Austin or crowded but not a cake walk either
I totally agree. Crime has gotten real bad! shootings, robbery, drive by shootings, road rage. 3-4 people get killed in SA every day from these things. As for rent, I can only imagine what an 1 bedroom apartment cost now. my guess is $1000 a month or more depending on what side of town.
San Antonio is more colorful, vibrant and far more culturally rich than Austin with far more attractions and entertainment. Austin only has 6th and rainey street and a couple of big festivals but overall SA has far more entertainment and big city amenities. SA also has more industry and large corporate headquarters.
Austin's growth rate peaked around 3%. Really not that much if you consider Chicago grew at 9% during its peak growth around the 1890s. We've been following California's development model of sprawl and subdivisions and are therefore on a similar trajectory. Thankfully we are starting to implement some changes, notable the HOME initiative. Won't make much a dent on its own, but gives me hope we can chart a different path than CA. I think competition for new arrivals with SA is healthy 😊
As someone who has lived in several states including California, Austin is not even close to being like California. Whoever says that I bet had never been to California or lived anywhere else. Its like a weird mesh between conservatives and Liberal but it doesn’t have a personality to it. Its like liberal dominated by conservative. I don’t know how to explain it. There really is nothing special about it. The main thing that bothers me is that people here are kind of entitled , snobby, and rude. That has nothing to do with politics. I think the city just attracts weird people. I had a easier time making friends in California and San Antonio than I have in Austin. Usually in “liberal “ places people talks more and are more open, but in Austin its like conservative in the social aspect it’s weird. Its also kind of cliquey and the “tech bros” are annoying. The only thing to do really is swimming and bars and some walking trails. What ruins Austin for me is the social aspect it sucks. Also Austin has more property crime than LA. How does that even make sense when it only has 1 mil people, and LA has more than twice that. I have only been in Austin for two months and im already sick of it.
what's your prediction/opinion on how new build prices and interest rates will look like around May of next year? That's the timeframe I'm looking at to move myself and my family over to San Antonio from California. I'm a Marine Corps veteran and would be bringing my conservative votes with me.
Going to be really hard to say. Quite honestly, what I’ve seen in the past is the year after the election there are usually a ton of changes. Could stay roughly the same as it is or interest rates could get a little better. We’re down at 6.5% for conventional but most all VA loans are in the 5’s right now. Theres also a great chance that with interest rates going down a bit and after everyone who is holding off on buying for the election comes back in the market next spring that the market could be more competitive. New Builds have always offered incentives and I don’t expect that to change but just depending on the market conditions will depend on how much they’re offering. I had to relocate because of my job, I chose SATX only because the cost of living is the cheapest, and not politics. San Antonio is pretty liberal from what I’ve experienced (excluding suburbs north of the city). I wouldn’t want to live in a super conservative city (IDK if conservative cities even exist). Definitely an up and coming military city, and everywhere I look new housing is popping up. I chose to live downtown, because the suburbs are not for me.
If you look at the recent polls for the 2024 election you'd see that every single major city in the vast majority of states was blue. It's now just blue cities vs red towns and counties. It makes sense since all the "college educated" Gen Z and Millenials (my group) are here and because they lack common sense they vote for things that don't actually help the community rather a TikTok talking point on emotion, that's why they lost. The bubble is bursting and if you saw California polls for that 2024 election, you'd see that being the case in it almost turned red. It won't be long before enough people in those cities figure it out finally and fix the stupid by voting red and make it livable again and I for one would live over there immediately if they did since CA weather is much better than Texas weather.
Ive noticed that San antonio is starting to Build Up (Multi story) which is needed to keep up with demand . Only problem is alot of places especially around downtown are being gentrified so slowly the city will lose pieces of its culture which is part of its lore and small town feel . Only a matter of time though before people reshuffle/relocate again . Wonder when corpus will see its turn .

Unless you believe there will be no recession prices will have to come down. Maybe not as much as other places but prices are staring to be reduced.

The only thing to do really is swimming and bars and some walking trails. What ruins Austin for me is the social aspect it sucks. Also Austin has more property crime than LA. How does that even make sense when it only has 1 mil people, and LA has more than twice that. I have only been in Austin for two months and im already sick of it.

Going to be really hard to say. Quite honestly, what I’ve seen in the past is the year after the election there are usually a ton of changes. Could stay roughly the same as it is or interest rates could get a little better. We’re down at 6.5% for conventional but most all VA loans are in the 5’s right now. Theres also a great chance that with interest rates going down a bit and after everyone who is holding off on buying for the election comes back in the market next spring that the market could be more competitive. New Builds have always offered incentives and I don’t expect that to change but just depending on the market conditions will depend on how much they’re offering. I had to relocate because of my job, I chose SATX only because the cost of living is the cheapest, and not politics. San Antonio is pretty liberal from what I’ve experienced (excluding suburbs north of the city). I wouldn’t want to live in a super conservative city (IDK if conservative cities even exist). Definitely an up and coming military city, and everywhere I look new housing is popping up. I chose to live downtown, because the suburbs are not for me.
If you look at the recent polls for the 2024 election you'd see that every single major city in the vast majority of states was blue. It's now just blue cities vs red towns and counties. It makes sense since all the "college educated" Gen Z and Millenials (my group) are here and because they lack common sense they vote for things that don't actually help the community rather a TikTok talking point on emotion, that's why they lost. The bubble is bursting and if you saw California polls for that 2024 election, you'd see that being the case in it almost turned red. It won't be long before enough people in those cities figure it out finally and fix the stupid by voting red and make it livable again and I for one would live over there immediately if they did since CA weather is much better than Texas weather.
Ive noticed that San antonio is starting to Build Up (Multi story) which is needed to keep up with demand . Only problem is alot of places especially around downtown are being gentrified so slowly the city will lose pieces of its culture which is part of its lore and small town feel . Only a matter of time though before people reshuffle/relocate again . Wonder when corpus will see its turn .
