Framing the roof $1200 for a small affordable house

  • In this video we frame the roof for this small affordable house. The roof pitch is 4/12 I wanted to keep it as low as I could not to block my neighbors view. The rafters in the front are 2 by 12s that part of the house will be vaulted. Rest of the house will have flat ceilings. I also show the price of trusses I almost bought from Home Depot for this build.

    Gotta say I'm impressed with your dedication to VALUE for the money people spend on your homes. 40+ years in the air conditioning business few have as much appreciation as I for ductless mini-splits. As well as going overboard on insulation. Comfort as well as savings are both improved. Your framing crew is great. Taking the time to aquare, level and plumb, ESPECIALLY working with today's lumber can't be overstated. I much prefer pier and beam rather than slab foundations but ONLY because of where I live and the soil conditions. If I lived in an area with stable soil slabs would be a no brainer. The four on twelve pitch many harangue you about is more than enough in low or no snowfall areas. Love your work man. I only did residential A/C for about ten years, then moved on to commercial. And went pretty much into service rather than installation. BUT!! If the job is put in right the savings in utility bills and repair are beyond belief. Sloppy work costs BIG money. Sadly that cost falls on the buyer, not the builder, so your level of attenton to detail is appreciated. Videos are great. Keep em up.

      Thank you, I talked to many inspectors of what is best for this area so I am following their advice on how to put things together here in this climate.

      In my climate no,we barelly get snow and out weather is very mild. If you build in a colder climate then you will have to insualte all depending on your frost line.

    years ago, I lived in a Condo that was about 770 sq ft, 2 bedrooms with 1 bath , nice size living room, and it was very livable , it was 1 story and had 3 sides, so that gave me windows on 3 sides so lots of light

    Just redid a roof with plywood instead of OSD previous owners put three-quarter inch OSD on a flat roof of all things did a terrible job putting shingles up had to replace the whole roof peeling off the OSD when it gets wet it comes out like mush didn't even look like bored anymore

    Will you be running the ductless split system inside the walls between the drywall and sheathing or will you be putting the lines on the outside of the siding? I’m curious cause you have the opportunity to run it inside now but most people don’t.

    When Electrician wire the homes, is there an electrical layout plan for outlets & light switches for the entire home ?

      I can make one, but I prefer to just walk with him in the house and tell him what I want where. He marks it on the studs and that is all that is to it. I worked like that with multiple electricians and that way it seems to work out the best, no mistakes.

    While you have the chance, you should prewire this house with Cat6 network cabling and terminate into a central location. I think most people would extremely appreciate it.

    We admire your videos. Do you recommend joist hangers for roof trusses? Also can you recommend cost effective cordless nail gun?

      I like screws for my trusses or rafters, once you put those suckers in, you gotta solid roof. As for a nail gun (corded) there is many good ones, but the best cost effective way to get one is from a pawn shop and can scoop them up for less then $50 bucks. Cordless you dont see too many in the pawn shops so go with paslode they are most common and they work fine.

    I wish I knew someone like you to build my family a home. We are in a temporary situation and getting pretty anxious about the future. My daughter has chronic pain, and my grandson has a congenital heart defect. Right now we are basically living off of my income due to health situation. I have excellent credit, which would help but I can't afford a big monthly rent/mortgage. Unfortunately we live in MA, I would love to find a honest human being as yourself to help people instead of creating a huge debt for them.

    I love seeing stick built roofs ....seldom seen these days. I have built houses with 4/12 to 12/12 pitch 4/12 is plenty adequate especially in the south ...higher pitched roof for style or in high snow load areas are more in order.

    @7:40 in the video, I'm wondering what I'm missing. Because half of the roof rafters seem to be sitting on the top plate (the part with the open ceilings. And then the other half seem to be sitting on top of some 2x10s or 2x8s (the portion with regular height ceilings and a crawl space above) yet the roof rafters are all in alignment. Isn't the siding on the portion with the extra 2x8 going to go up an exra 8-10" before it meets roofline vs the other half of the roof? Also how do the rafters tie into the ridgebeam? i didn't see any straps or anything just saw the guys with the passloads which I know don't shoot a 16d nail.

      The vaulted rafters sit on the double top plate, they are cut at an angle and are nailed in place at the ridge beam and nailed at the top plate. (later screwed in with truss screws) Same goes for the flat ceiling area what you see is another way to bring all lumber (different dimensions) into one continous run. 40 years of experience from the main framing guy he does magic sometimes. You also can see blocking between all rafters, I absolutelly love that, not all framers do that, he does.

    Would flat roofs/shed roofs save a lot of $$??

      I would stay away from flat roofs too much to worry about and those have to be done flawless to make sure they work right. Shed roof is very cost effective, if you have a narrow structure you can just run one 2 by 12 the length of your house. $20 to 30$ each, thats a pretty fair price.

    I always heard the steeper the pitch, the longer the shingle life. Might not be true, I dunno. Mine's about a 4 and I got 26 years out of that roof.

      It all depends on the area, steeper roofs shed rain and snow better but thay are more expensive. As the real estate agents say location, location, location :)

      Robert Barth 2x4 exterior wall insulation gives an R-15. And a 2x6 gives an R-21. Only problem is your studs are now twice as expensive, which equals less profit, not worth it in my opinion.

      Robert, 2 by 4 walls can take R11 - R13 - R15 I will be using R15 with R38 roof and triple pane windows and a mini split system, so the house will be efficient even with 2 by 4 walls. Watch the following episodes and you can see how all that will be done.

      @@ikikuraz On this tiny house, the difference in cost would be about $300. Seems worth it to increase wall insulation by 50%.

      @@RobertBarth1 Robert $300 would buy you 50, 2 by 6s , you would need a couple more to build the house :) your doors would be different and more expensive as well (2by6 wall-jambs) Window extension jambs, more nails etc etc. All these things add up and for my climate it's just not worth it and it would definitelly cost more then $300, in a long run.
      The real question would be how much monthy savings on your electrical bill would you get from your investment into 2by6 walls in my climate?

    God forbid my life circumstances ever change, I'm packing up & reaching out & getting one of your homes!! We have a 2900 q. ft. monstrosity, we love it but, it's a lot to maintain & it DOES NOT come with the views that your houses come with!! Hoping all is well Bud, Dirty Jersey out!!

    Hey if you don't mind me asking, how much was land by itself for this house?? I know you said last time that it was on about a 1/4 acre. Also what state is this in?? I'm asking because this design & price point and everything you've got here is EXACTLY what I want to build. 1/2-1/4 acre, 2 bed/2 bath, few high ceilings and I want to do most of the work myself to save.
