    Greetings all,
    Cost to frame the whole house and all the exterior house wrap and felt paper was $20,900. The gables were not finished being framed in the vid but that is within the price I mentioned.
    Next week comes the roof price.
    Please share my vids, I would greatly appreciate it, since I'm trying to grow the channel.

    My grandfather was a builder in the 40s till 2009 he was a boss he did plumbing and electrical and the foundation my grandma was the sales lady

    Did the cost of framing go up a lot? I feel like 21,000 is a lot for a house of that size. I suppose it could be higher cost per square foot due to less floor square footage? Looks like they do great work though. How much was materials?

    Do you fill in the hollow bottom of the tub/shower with grout or add support? You have a very efficient crew, amazing how little waste they leave for a house this size.

    Was labor included in this price or is this just material alone? Me and my brother and planning on building a house together around 1000sqft and I did some rough calculations for material cost and it was less than this but I have had some people tell me it would be more 🤷‍♂️

      The place is called "city plumbing" I think american standard makes them. Dont have the model number.

    WOW , WOW , WOW ; the only two things I see that's REALLY WRONG with this house is 1: it is at the wrong address , and 2 : it doesn't have the correct name on the deed ( MINE ) ! I think I just might like this one BEST OF ALL !!!!$$$$

      The previously sold house had several potential buyers and the one who came first actually missed his chance because didn’t get financed by a bank. So I believe there is a high demand for such homes. And maybe some viewers are already getting their paperwork ready to get their hands on this property.
      And yes I also wish MY NAME was on it’s deed 😊

    If you added an additional floor, how much would that adjust your price?

      Never done the math on this house since I wanted to keep the roof pitch low. The cheapest way to go would be to get attic trusses.

      I contact everyone ahead of time and work them in the schedule. I usually try to stick with the ones I use, so sometimes I have to wait.

    I’d rather have a world smallest closet then not having one at all lol. I have work to do but my last three years have not been great I broke my foot on June 22nd of 2017 and I’m barely gonna get my prosthetic foot they tried to save my leg but it broke really bad well shattered really bad and my bone came out I got infection chronic infection MRSA. Man I’m just glad it’s all over with so I can get my life back I love to work even thou I don’t have too. Check my funny Animoji’s out on my channel lol I don’t have a life right now.

    with what you have there, what would it cost with a pyramid hip roof???

      That would be more work since its more complicated (angles) so the price would be higher. How much higher I never done a roof like that since personally I like gables better but 1 to 2 thousand more would be a fair guess.
      With the regular gable design you can buy trusses and be done in couple of hours installing them.

    For the cement you shared how much it was in material and labor separate, do you have that number for this as well? I would estimate about $4k for materials.

      You tube is great to learn on. Local library is also great (I did that) you can look at books and pictures all day about construction and it doesnt cost anything. Once you hit working age you can get a part time job on a construction job/handy man helper and learn and get PAID for it. I also did some of that. (Helped my uncle when I was 10-11 years old)

      The price I listed was the agreed price with labor included. But if I had to guesstimate I would say at LEAST 35 to 40 % of that price is materials.

    Can't wait for the total price of the windows. I priced fiberglass because they will get full sun. Price was steep, but I'm concerned about vinyl warping.

    Man I think you’re Crazy not to put windows in the gable end, even if it was a round window in the center. What would it cost 5 to 6 hundred? If I was buying it I would pay upwards of 1500 hundred to have those windows in there. The light and openness of them would be Priceless. Give it some thought! It’s not to Late. I believe if you did you would look back and say it was one of the smartest things you Did. It’s hard to put a price on the Wow factor 😇Do it man😎

      I would love to start staging homes but I'm not there yet. As for the sale of the house it might be already sold , I'll find out this coming Friday for sure if everything goes well.

    Save any scraps that you can use for blocking, behind cabinets, wall mounted TVs and door nob hits

      That is exactly what we do. He doesnt waste much, the dump truck he brought with him was half full from another jobs site and wel barelly filled it with our job. Not bad one trip to the dump from 2 sites.

      Save your moneys work on your credit score and you can get it done. Even better if you can frame and do some work yourself you can save a boat load of cash.

      Thank you for the advice. Already working on it. I believe I could set up my own plumbing system. From what I already saw is the easiest thing to do for me. But no electric stuff it’s way more confusing and stakes are too high. But nonetheless I appreciate your advice and will keep gaining more knowledge from your videos. Thanks again. 👍

    Regarding having several carpenters on site you should check out the “crazy framer” on TH-cam. He works alone and rapidly. I watched other TH-cam channels with multiple workers on site and it seems as though one is always watching rather than working. Keep up the good work! As an aside and not to be snobbish, when building small houses on small lots how can you be certain that the neighbors are as caring about their properties as you are about your build. Any concern that people that build small are on very tight budgets that might influence upkeep, maintenance, improvements etc

    I wish you could build in illinois or wisconsin brother. I would hire you and your crews anyday. My wife and i are saving for some land and want to build a home on it. Something this size. We dont need too much house. This would be just right for us.

    What kind of insulation are you going to put in that cathedral area? Where did you get the single piece tub?

      R38 (fiberglass)in the whole roof system vaulted and rest of the house (I like better insulation even tho I could have used R 30)
      The tub is from a place called City plumbing and it's $400

    I'm confused how the property lines will work. If you own the land and want to sell, won't the city have to come out and redraw the property line / sub-divide?

      It gets done when the original person bought the land and subdivided it into a multiple lots (subdivision) That is then registered with the city and is on record. After that the property and be sold and bought and those original recordings stay in PLACE. If the LOT is big enough you can even subdivide that, but it gets tricky and expensive.

      Attic trusses are about $200 to $300 each plus the cost of higher pitch roof, stairs, and finishing it would be $10K at the minimum.

    So for me im trying to start my crew i been doing framing for a good while now but im not sure how much exactly to charge per foot. Great videos bro. Hope your doing well.

      If you are starting a new crew (business) sit down do the materials calculations ($) then come up with how much money you want to charge for a job. You can also tell the customer if you provide the materials we will frame for such and such amount. There is a lot of ways to come to an agreement, dont be afraid to try different things.

      @@MigraineCraftsman you're right. The thing is I've been doing mostly houses for a company like 84 lumber and more and they provide the lumber and concrete slab I'd be doing just the framing. Thanks a lot for the help.

      It wasnt broken down I just included the matts and labor all together, my framer ordered the matts. (35-40% would be matts) give or take. Labor is not cheap but he's worth it.
