Cost of a new roof (Architectural Shingles)

- In this episode I talk about the price of a new roof. I also break down the costs of materials. This new roof took less then 3 hours to do, from start to finish. Shingles are architectural (30 year) the pitch of the roof is 4 12.

Another great video. One side note of advice, and this is just my personal opinion. Try to limit showing things which are not OSHA compliant (you know the biggest issue in the video). I work in construction myself and I understand nothing ever is being done in 100% "kosher" way, but today you have 30k subscribers and tomorrow it might be 100k or a million, you don't want safety to haunt you down the road in the future. As usual keep up the good work. 👍
another thought....have you ever built a "cold roof?" it may have a different name in your part of the country, but, after the plywood goes up, place blocks (usually 2x2) scattered over the roof, and place a second layer of plywood, with the felt paper then the roofing material. Screen over the gaps around the perimeter, and it drops the temperature under the lower layer of plywood by 20-degrees or so. I was in one house using this (in southern Virginia, very hot day) and it was 90* ambient air, surface temp was (iirc...years ago and no notes taken) 135-140 on the surface of the shingles; 125-130* on the bottom surface of that same ply; 115-120 on the top of the lower plywood layer; 105-110 on the surface of the underside of the lower plywood layer. The ambient air in that space was about 95. The section that was insulated was just under 80 (I remember that specifically). WIthout any fans, a/c or anything. The builder figured that room would probably be 75 degrees on a hot day, when the finish was done. Takes a lot of the load off the A/C when the hottest room in the house is 75....That's one of about 25 ideas I want to incorporate into my dream home.

In my neck of the woods good ole r38 works great, we can do r30 but I always up the insualtion its well worth it, not a big price bump either from 30 t 38
@@MigraineCraftsman most of the ideas are off-grid related; but, yeah, my brain is not a safe place to visit for the faint-of-heart. The ideas ricochet off of every available surface, and they don't always wait their turn, when it comes to demanding attention. (AKA, insufficiently treated ADHD in a nominal adult.) My dream house will have 2x8 or 2x10 studs with isocyo insulation, stuck in place with closed cell foam; rafters 2x12 with something in the R60 range. Air sealing everywhere. Recycled graywater, solar hotwater, hydraulic ram jet pump to move water from river to house. Passive solar design, thermal mass design, rocket mass heaters (with pizza oven, of course). I met a guy who tapped his septic system with a methane extractor, and used that to fuel his fixed-mounted tiki torches around his deck. I'm not doing that. But, I love that kind of thinking! I'm working on a low wattage dehumidifier idea - concept is good; but, the practical side of building it is eluding me. Yep, it's busy between my ears. :-)

Do you have material take offs for the framing, or did the contractor just bid on it from your computer design and figure out what was necessary in the project?
I don't understand why you wouldn't want to come to Prescott Valley AZ to build a house. It's 100 or so miles north of Phoenix, so not so hot. I have a 500 sq ft house design I like and I want it built as 750 sq ft.

What brand shingle did you used? What about the kitchen vent?
Pinnacle is the name as for vents they come later when the plumber comes back

You are right about keeping things humble and simple so that you can stay on budget and complete what you started to build because it is so easy in construction for costs to get out of hand...things add up, really fast!
Money flows really quick out the bank account if you do not keep an eye on things.

Great roof plan. Our house had a sort of eyebrow thing over the front door, although it was more flush with the house, and we built out from it and created a nice big awning with pillars over our front steps.
Also, I like your choice of color for the roof. It looks great and goes with everything.
The window trim will be white and color of the house I havnt decided yet.

If you're building a house with cash, make SURE you have money for site prep/util + foundation/framing/roofing/siding/windows/doors plus 20% for contingencies.
Once the exterior is buttoned up, take your time to finish her out...

Take a look throught the channel, I did do one on the plumbing also electrical hvac and so on. If you look through my different builds you can actually see different homes and all prices listed.

What is the cost of a 600 sq ft living and a 600 sq ft garage in your area, I am from Tennessee, not to far from you . I like what you do with your houses, I would like to come see you one day.
Hard to say without knowing more info but homes in this area ranges 125-200 square foot, garage about 40-50 a square foot.
Doing this with mostly contractors and some basic labor here and there for as cheap as you do it makes builds like this worth it.
Sure you can build 2000sqft homes for the same price, but it will take you 3 to 5 times longer and you will need to do at least 90% of the build yourself.
I personally knew someone who built the whole house himself, took him over a year but he got it done. He didnt want to say how much he spent on it, I was really curious.
Would you be able to build in Tampa Florida Lutz on a 10 acre AGR ranch style land?
I stick around close to home with my builds so I can keep on eye on things, so Florida would be out of my area.
I am late by a day! Stuck with home projects. Question 1: why not a metal roof considering the longevity and value.
Question 2: if we do spray insulation for attic/ roof, can we have a ridge vent?
Metal likes to fade, but I do like the look (used it before)
As for spray foam you will not need a ridge vent since it would be foamed solid (did a house 26 by 32) foam cost about $1500 for open cell.

Does adding a garage to your small plans add in too much cost or is it a tax avoidance as finished sqft, so it keeps yearly cost low.
Garage would not be cheap a small basic one you are looking at $20K minimum. If you framed it yourself and hired out your own concrete you can cut a decent chunk of that.

I'll show the total cost of this project when it's done, so tune in for that. Then you can subtract all the stuff that you would not put in the house and youll have the number you are looking for.

I've enjoyed learning from you and your team. QUESTION: Do you know what the cost of a metal roof would be? I'm curious as I think the house size is great; and I'm fond of metal roofs.
I did one not too long ago it was 5 grand, but it was a different type of house (2 story with a 10/12 pitch) Install cost more on metal, materials are not too far off from each other.
The metal roof I persoanlly like is the standing seam but those are really expensive.

I would do the loft; it's space you can use the life of the house, while the roofing cost is a fixed cost. (a "one time" cost in theory; but, roofs get replaced. Call it a "three time" expense.)
I will defenitelly do a loft at some point in my builds just my checkbook needs to get better.

I try to stay close to home so I can check in on my builds. Cali is beautifull but only to visit for me.

In a future video, maybe show how the singles changed direction for your door overhang please, was flashing used on the intersection or valley between the 2 roof lines? Looking forward to see what kind of home you are planning to build next. Hopefully 3 bedroom!
Inch and a quarter, as for the valley no flashing is necessary there. 3 bedroom might be in the works eventually, people seem to like the plan I designed couple months ago.
The valleys are weaved together no need for flashing this is the best way to do valleys in my opinion

Please tell us about that little lift tool that's being used to elevate the the packs of shingles onto to roof. What is it called?

Jeff Henderson ladavator across between ladder and elevator. Also called hoist, shingle hoist etc it great for sending us plywood, felt and about anything you need up on the roof well worth the cost to not have one or two men toting shingles up ladders.

Depends on the porch but around 2 grand would do it, for a simple one. If you did it your self it would be cheaper of course.

Do you know if it is possible to retrofit roof vents in a shingle roof single family residential?
Do you mean replacing the ridge vents? If so those are fairly cheap $10 for a 4 foot section, you just have to put shingles over them.
@@MigraineCraftsman Our house was built in 2004 without top ridge vents on the roof, it is closed at the apex, but the attic can breathe where the bottom of the roof meets the top of the wall, the soffit, there is a gap for air, but none at the apex of the roof - where I would like to add vents. Thanks.
@@UUBrahman Google "Gable vents" that would be your easiest way to do it. Ridge vents would be more complicated it you have none right now. You would have to take some shingles off then cut the roof sheathing and install ridge vents. Not exactly an easy job.

With a crew of 7, $900 is really cheap for labor.
I could be wrong - but it looked like the roofing crew was 4 guys. I think the other guys were the carpenters finishing up the gable ends of the house.
The roofing crew was 4 strong, the rest were my framing guys working on the gables.

@@natej6671 Yes - but it's split across 4 guys, and that is after covering business liability insurance, worker's comp insurance, and some amount of profit for the company itself. I think that's a pretty fair rate for a simple job like this one.
$900 well worth it for those guys, in and out in less then 3 hours, never had any issues with their roofing jobs.
