    Great content! Although, I do prefer creating listing videos without narration. I think the video tour of the home should speak for itself and there should not be a need to point out the obvious to the viewer. So, my outline is intro, music and outro. By the way, this video seems blurry/out of focus and not as sharp in quality as your other videos.

      Thanks for the comment! Hmm not showing up blurry on my end. I hope that isn’t the case for everyone. I will do the Intro then preview the house then either cut to a logo/ contact info or an outro for short format and lower price points with less marketing budget. The great thing about doing a full walkthrough is it’s not only a great marketing opportunity for the house but also for you as the agent. It gives you as the agent an opportunity to show off your personality to other buyers and sellers in the market.

      @@DKiaulakis If you are asking how many potential customers will watch the video without narration, the answer is as many that will watch one with narration. It is just a different style of touring a house.

      That’s a relief that the video was clear your second time through. I think I get more views on shorter videos unless the home is on the higher end or unique in some way so I am with you.

    Idk kinda think it’d be better without people in it you are taking up 20% of the camera

      I do both depending where it’s going. The video has 2 purposes… to show the house and for branding. A video without the agent does not market the brand.

    I needed this for a FSBO that agreed to let me video the home to attract buyers. I didn’t want to hire a videographer and I have an iPhone 14. I think I can do this w/o an expensive camera! Here goes nothing!

    Do you notice you get more showings/offers when you talk in the video tour, vs if you just record the property and add background music? I'm not a fan of giving my opinion on a home. Just because you like it, doesn't mean the buyer will like it. I have always just done background music and let the buyers see it for themselves without me talking. They can decide if they like it or not.

      Do you use descriptive words in the public remarks in MLS and on your website or do you just post photos and let buyers guess what types of materials are used in the home? It is a very similar concept. My game plan is always to do a short video with introduction and walkthrough to music, on higher end listings I will do a full walkthrough. Potential buyers might not like the home but like your expertise and the way you presented yourself and the home and choose to reach out to work with you. I personally don’t see the benefit of a video set to music with zero narration, that doesn’t work in my market but every market is different.

      @@realestateagentdevelopment I still write descriptive MLS remarks. There are times when I regret it because agents will always call to ask a question that is answered in the remarks, but I write them anyways. It's like when I send sellers my prelisting package that talks about my 4 step marketing plan and then at the listing appointment they ask how I will market their home. "It was answered in the prelisting package. What other questions do you have?" like are you kidding

    Thanks for sharing. How follow up info looks? Url, phone in a description below the video? Why not to bake in some text in outro part?

      We do usually bake in contact information. The original edit wont have anything and then I will create multiple versions for each social platform and bake the information in to match the aspect rations I have created. When having a videographer create a video be mindful of this because it gets tough to change the aspect ratio when text is baked in from the beginning because you risk cutting off the text. we also add contact information in captions when we post.
