    That flood destroyed Kingwood High School. The rock group KISS performed a concert for the school. Paul Stanley called it Kingswood High School with an "S"

    I just found this video, and it is 2024. I wonder if the traffic issue getting out of Kingswood was fixed. I have to be close to the airport. Does anybody know?? Thanks

      Hey good morning! They are close to finishing the widening of Northpark Dr on the North side of Kingwood. There is still traffic going that way as of now though. Going down Kingwood Dr isn't too bad unless there is an accident or a light out or something like that. It also depends on how far back into Kingwood you live. I live in the way back (close to West Lake Houston Parkway and Kingwood Dr) and it takes me about 10 minutes to get the HWY 69. If you're closer to front of Kingwood by the HWY than it's just a few minutes.

      I live in the back of Kingwood in Fosters Mill. It’s all the way down Kingwood Dr. traffic isn’t too bad. You have to time it in the morning. The HS traffic gets a bit congested but honestly, no real complaints. Once you learn the area you can go around traffic’s through the villages. We’ve been here a year and love it.

    Is home insurance high/getting outrageous there? Strongly considering Kingwood.

      Hey! Yes it is getting pretty high. As an example, when I first moved here in 2018 I was paying about $2200/year, my premium for this year was $3900. For reference, my home is about 3200sqft with a pool, built in 1986. I just had a few clients move here, one bought a home similar to mine in the same neighborhood but has a newer roof, his premium is $3200/year. I had a few buyers get new construction and their rates are much lower, around $1500 for the year. They are smaller homes without pools.
      I feel like that was a long winded answer lol. Yes, rates are getting out of hand, but it depends on the home you are considering buying. If you have a certain house in mind, something the size and/or age of what you like. Just as an example, I can have my insurance contact run numbers on it to give you an idea!

      @@MakingHoustonHome not long winded at all- thank you! We need good explanations because not all realtors are good. I needed a now vs back then comparison so that’s excellent. So the price of insurance is lower on these new homes (which can come with all types of issues now lol) vs a home built in the 80’s which may have had better bones (made of better materials) lol. The fork in the road is real right now with home buying!

      @@Mita7401 the insurance made it go up about $150 I would say. Yes there are a lot of options. So last year when my previous carrier raised rates, they quoted me $6,600 lol. I was like heck no, so I shopped around and that’s when I got the $3,900 policy. A good insurance agent will shop policies for you, I have a great person that I work with.
      The other thing to consider when it comes to monthly payment is property taxes. Since they are re-evaluated annually, if values go up so do the taxes. Texas is trying to pass a bill to help us out with property taxes, we are voting on it this year. I’m hopeful that it will pass, it should save us a lot of money!

      @@MakingHoustonHome that sounds encouraging. I’m currently in Georgia and my lease isn’t up until end of this year so it would be next year before I get there. I’m a veteran so I have some advantages when it comes to taxes which I’m grateful for. But it’s also making me consider how much house I want to be on the hook for. This area in Texas is going to be super hot because of all the new building happening there. Not in Kingwood specifically but the outer suburbs are blowing up so I’m taking into account how that’s gonna effect costs over all. Thanks for explaining some of this.
