    I heard Kingwood get flooded, is that true? What about property taxes in Kingwood? Is it good for retirees and/or young adults single people? What about jobs (office) for adults in their 30’s and 40’s?

      Kingwood roads do flood some during heavy rains. It’s tough to say that it is any worse than other places. In my experience over the last 4 years living here, it really depends on where a storm hits the hardest. Pretty much anywhere in Houston and along the Gulf Coast can flood if its hit hard enough. I was in the oil industry when we first moved here and I knew people that flooded all around the city during different storms. There are also plenty of places in Kingwood that don’t flood and didn’t even flood during Harvey in 2017.
      Property taxes vary but anything around 2.6% is pretty standard here. Texas has what’s called a Homestead Exemption, which deducts up to 20% of the homes appraised value for your primary residence. So you get a tax break on the property taxes with that.
      I would say that Kingwood has a good mix of retirees and young professionals. We have been seeing an influx of young families moving here over the last few years. There are homes for every demographic, from 3 bedroom starters to 5/6 bedroom big homes, so you’ll see a lot of different age groups. As far as things to do, it is a family friendly area and has kind of a “small town vibe”, but we love it because its not far from downtown and the woodlands so when we want to get out and explore its not a bad drive anywhere.
      One of the biggest employers in Kingwood specifically is Insperity. Their headquarters are actually here in Kingwood and they just expanded and built an entire new building. A lot of our friends and people we know are in Oil & Gas. A lot work from home since the pandemic which is nice.

      Lol yeah when I first moved here I thought it was the same sharkies but it’s not. This one is not nearly on the same level as the CA ones! It’s more of a family restaurant with a small bar. And yes, money goes a lot further out here!

    Great video! I’m also from L.A. trying to move to Houston the problem I’m having is I don’t know which area yet. I’ve been to Houston twice checking out areas. Went a su stayed in The Woodlands thinking that was my place to be, however, I did not feel it. I went to Tomball to a friend from O.C. who moved there a few years ago, but I didn’t feel it. I haven’t been to Kingwood yet, but I would love to see it in person to see if I could see myself living there. As a former Californian, what would your recommendations be when moving to TX? How was your experience? Did you buy or rent right away? What is the first thing to do when moving there as far as paperwork? Would you recommend opening a bank account with a local financial institution? Is it better to get. Mortgage loan with a TX institution? Thank you for your reply.

      Hey! Thanks for reaching out! What part of L.A. are you from, and are you looking for something similar to that or are you wanting a different vibe?
      I actually have a video coming out soon speaking directly toward our experience moving from SoCal and our tips and tricks…goods vs. bads from our experience that we try to share with others moving here.
      Seems like you’re on the right track, I’d definitely make a few trips and be certain you love the area you’re moving to. We bought our home right away. One of the biggest things is being sure to have your utilities setup prior to getting here. In CA the power and water companies don’t turn everything off when someone moves out, but here they do. Literally the day someone moves they shut everything off. We didn’t know that and spent our first couple days miserably hot (it was Summer) because our power was out and didn’t have a/c. Not a good experience lol.
      I actually still have my bank account with my credit union in Manhattan Beach, haven’t had any issues. There’s actually a sister bank close to Kingwood, so when I need to go into a branch, which isn’t often, it works out well.
      I recommend using a local lender, the property taxes are different here so having someone that understands all the nuances here is recommended. We also had a negative experience because we used a CA lender and they messed up on our property taxes 🤦🏽‍♂️. We definitely have some helpful tips!

    Seria interesante escuchar un video que hable de ventajas y desventajas de vivir en un comunidad cerrara, townhome HOA, que pasa si no se paga y una comparación de de foreclosure en estos mismos, etc 😁 saludos!
