    Very helpful video. It seems to me that a service that does all these background checks and comes up with a rating and a report will be very useful. I am sure people will be willing to pay good money for such a service. Perhaps pulling in information about ITR status, FIR status, mention in consumer courts etc. @Krishnaraj ji, are there services like that, if not I would strongly encourage you to form one. Of course any such service provider will be the butt of all kinds of lawsuits and needs to measures against such denial of service attacks. Would love to hear your comments on this.

      Unfortunately such service provider would not live long due to builders Nexus with politicians.

      You can always aggregate information in public domain without worrying about lawsuits. Also, a decentralized database can be used build such an application so that control does not rest with single party.

    my builder is not building lift in building - he has given fit out posession 0 but not given the parking - i had paid for parking separately - what to do - its been 1 year since i took fitout posession - - he is not even getting oc - - not even creating society - - what to do

    1:45 - Not Updated Recently. (older than year is risky)
    8:30 - Completion date for project (Occupation Certificate must be there if there is no update for a long time.)
    13:00 - Complaints (1-3 complaints being normal)
    15:20 - MoU with Promoter (Large number of Promoters/Land Owners can be really risky)
    18:40 - Hybrid and Slum Rehab Projects are really risky.

    Interesting video, thanks for posting. I would like to understand how builders derive the quotes? How Sqft rate charged and is there any benchmark for particular area that can be identified? I am evaluating few properties at Kolshet Road Thane and seems like all the developers randomly quoting the prices. Is there any way to identify benchmark prices?

    Builder, Tanish Park in pune is promising open parking space verbally but not ready to give in writing, neither is it mentioned anywhere in rera website. In this case, they are legally allowed to sell or take the open parking space away in future, right? Because as per the legally binding documents, there's no mention.

    Sir, builder has to purchase land and register on his name before construction according to rera or land owner can remain as promoter

    Dear Krishna sir, I had seen one project it's date of completion was Dec2023 in rera website but after giving a call to sales agent he said project will be completed in Dec2024 due to covid we got extension. Can we trust such project.

      Citing Covid reasons, up to one year extension has been granted by MahaRERA to all developers.

    Hi Krishnaraj ji,
    Can you please explain a loophole of RERA?
    I have 1 best example.
    Project should have been completed after buffer time in MARCH2020.
    It got covid extension of 2 years.
    Still the project has not completed.
    Logically builder should not get extension now but he got the extention till 2025.
    My question is what's the use of RERA then.
    Project started in 2017 and got the extention till 2025.
    What RERA is doing????
    If you could please explain this?
    Note:- it's not on slum land.

      One more loophole which I know is getting Occupation Certificate on time and then delaying possession of flat is it not equal to fraud with Buyer? I cannt find any RERA guideline which will say builder has to handover possession of under construction project to buyer.
      Builders know many of these buyer are living on rent and they not just loose PreEMI benifit but also Rent of flat with each passing month. And in desperation agree to pay extra amount changed by builder.
