Assured Return in Real Estate a Scheme or Scam | Watch this before Investing

  • In this video, I have explained what is assured return scheme in real estate, how it works, why assured return investment plan was created by builders, how it benefited builders and why property buyers invested in assured return plan, why SEBI declared assured return scheme in real estate as a "ponzi scheme" and an illegal investment plan, what is the role of RERA in case of an assured return plan being offered by a real estate developer, how real estate developers are still using assured return schemes & what are the different variations of the assured return plan being used by builders and finally what are the key learnings for property buyers.
    Assured return in real estate is a very popular form of marketing often used by builder to promote sales of an under construction project. Assured return scheme was initially started in commercial real estate and was, later adopted to promote under construction residential projects as well. In assured return investment scheme, a builder promises to pay a fixed return of 12 % - 18% per annum on the investment made by property buyer till the possession of the project. These fixed returns are either paid in the form of monthly payout or adjusted as a discount in the over all price of the property.
    In recent years, there have been many cases where builder has failed to pay monthly payout and have defaulted on their commitments. Considering the losses to property buyers SEBI declared assured return scheme as a ponzi scheme, an illegal scheme for promoting under construction real estate projects. RERA, has also been educating property buyers about such illegal schemes and have taken actions against builders promoting assured returns schemes
    Inspite of initiatives by SEBI and RERA, builders continue to promote their under construction projects using assured returns schemes by creating variations in the plan.
    I have tied to explain assured return scheme in as simple format as possible and have shared learning lessons for property buyers.

    Builder has offered 9% return ( in form of discount .which will be given at the time of last balance payment) on initial 30% payment till superstructure and 11% thereafter on payment of total 60% payment till application for OC
    It is not mentioned in BBA but mentioned 11:20 in cost sheet and provided a separate comfort letter.
    Is it a Ponzi scheme or banned scheme?
