  • Don't trust the landlord who says he is willing to allow the tenant to stay WITHOUT PAYING RENT if he pays a "heavy deposit" which is returnable when he leaves the flat.
    Such deals are usually traps for unwary & foolish tenants. After the tenant gives the landlord lakhs of rupees, the money is unlikely to ever be returned.

    "If it sounds too good to be true its probably is too good to be true." kaash I have heard this saying in 2015 and realised its power, I wouldn't have wasted my 8 years in repairing the that damage. however, it was not the same scenario what was discussed in the video. The criminal neighbour of mine pretended offering great value to our piece of our property and then with Law perjury that is a fake case he wasted my n my brother's time and money for almost 10 years in the court and still going.

    I know one lawyer lady , who given this offer , 3 bhk flat she is asking 18 lakhs deposit with no rental , fortunately she not got any bakra uptill now , No one will or shd accept this ...

      At 18 lakhs, it may be genuine. It all depends on her intention to return the money, and her fiscal discipline.

    Never give large amount to anyone upfront. Transaction should be even or slightly tilted.

    In Kolar near Bangalore, my neighbour took shop on lease for 7 lakhs. Rent at that time was around 20K. Since two years, he is struggling to close the lease since business is not good at that location. But the owner says wait till another tenant comes around. Apparently, the previous tenant faced similar situation. He vacated and would come to owner every month asking for money. This went on few years and passed away.

      Such lease agreement should be registrered in SRO and must have a notice period option for both the lessee and the lessor...if legal formalities are done in time at least there will be some hope to find a way out..

    Actually Lease property are done like that...lease agreement for such rented property are done for some years and are registered in sub registrar office...

    Peoples are so big fool indeed. agar deposit ke intrest se hi rent pay karna hai to deposit flat owner ko ku dena wo pagal paisa kahi duba diya nahi diya to? aap khud FD karo aur intrest se rent pay karo.aapka paisa aapke pas safe rahega. kisi aur ke hath me laakho Rs dena pagalpan hai..

    This is called lease in Bengaluru, i have been staying for lease from past 15 years and changed 3 house's and now in 4th house, always got the lease/deposit amount back when vacating the house. Also there will a lease agreement which will be in play with the stamp paper. It's pretty common and normal here. One should make sure to have the lease agreement and that should work.
    You should also mention which part of the country you are referring in your example so that it will help people to make informed decision as it's not the same situation everywhere!

    In most of the places in Karnataka this is common. Heavy deposit is not 3 or 5 lakhs, in Mangalore or Kodagu its 10 to 15 lakhs. But, its normal and I hardly know anyone who lost his money! Even I stayed for 5 to 6 years paying 15 lakhs and it was returned back once I terminate the agreement.

      At 15 lakhs, I suppose it makes sense. It can only make sense if the amount you earn as bank interest by putting it in a fixed deposit is roughly equal to the amount you would earn as monthly rent.

      In Tourist places like Ooty and Kodagu such type of lease are common, where people like to go for leasing property like paying 10 to 15 lacks of huge money without rent. Mostly people will lease houses and use it for homestay and earn income.. But, its normal in these places and never came across any who got duped..     Yours is a one off problem ; there are numerous others ? A decent flat is beyond the purchasing power of the common man. The city is providing us with third grade housing solution in a congested city filled with pollution, traffic congestion etcetera. Is this to be termed as quality of life
    How are people expected to peform ? Are we not being killed ?How does the ghaati govt expect us to live and survive.

    This is called lease. my friend is living on lease 5 years for 15 lakhs, its been 2 yrs now and he faced no issues till now, will comment back after 3 years to let u know if he gets his money back. This system is common in the south states and many people live on lease with no issues.
