    10:26 best advice for any construction project. Write down everything. and discuss with the builder every week or 2. Best way to keep you both right.

    I wasn't really sure when you showed the lower roof beams in the living room but once the whole thing was finished it works!

    I have to agree with a lot of the comments; 60k - 100k is crazy for an extension this size.
    I am currently doing this at my new house and it is easy to spend that type of money but if you just do the procurement yourself, you can save thousands.
    A builder has a preferred supplier but will still want the work if you buy materials. Saves a lot of money.

      Yes Tink was a very good site inspector, always checking over the work! Friends and family have been round and loved it, and since we're in lockdown I'm even gladder I've had it done as it's given us the space to stay at home without feeling like we're cooped up.     For those of you who asked about the cost, my builder watched this video and quoted £35k for the work with this sort of spec in mind. Hopefully that gives you an idea. London-based.

    30 minutes ago I was looking for Bluetooth Transmitter/Receiver, found one with a video review made by you.
    After viewing your review, I was gladly surprised by the quality of it.
    So I decided to search and watch other reviews you've made.
    I just spent the last 30 minutes viewing some of your reviews on Bluetooth gadgets, power banks, and I finished with this one.
    Sir, you are really good !
    Short reviews, to the point, no trash talk, no extraneous anecdotes or bad jokes...
    I have seen other people doing 20 minutes reviews that were not as good as your 2 minutes reviews.
    And on top of that, the video and sound quality are perfect !
    Now, this video about your house extension... I have noticed that I cannot see clearly the faces of the workers. Was this planned? I think it's great since they may not want to be part of the video.
    Also, nice extension! I especially love the folding glass doors :-)

    P.S.: Seeing the depth of the trench they dug for the outside walls, I think your winters are not as cold as ours! In Quebec (Canada) the depth is minimum 4 feet (1.2 meter) in order to get below the level the ground gets frozen in our winters...

    This small project did take a lot of time a guy in Canada build two storys homes in three weeks by him self!!

      If you replace the term 'built' with 'slapped' together then maybe. No property is built in three weeks by just one man unless it is some kind of pre-fabricated design, and even then that is a massively rushed project to meet that kind of time scale. Over in the UK it takes months just to get the right planning alone never mind finding the right contractor, sourcing all of the right materials and in general, integrating a new structure into an existing build.

    £1,000 per square meter.
    Veluxs x2 £2,200
    Bifold doors £3,000
    Kitchen £7,000
    Take down internal walls / make good £2,300
    Additional extras ie extra electrics,underfloor heating etc £5,000

    £60-£100K is very expensive for a single storey rear extension with no real limits and or restrictions to overcome.

      Rough quote:
      windows and door - 10k
      ufh Floor with tiles - 10k
      Foundations - 3k
      Walls and roof ie. structure - 10k
      General finish + electrics 5k
      Kitchen - depends. at least 7k
      Misc - skips/management etc 5k
      Architect/Building regs - 2k
      Steel and installation of - 3k
      55k
      *Im not a builder - I've just done something similar in my home. Big difference in quality of a good job vs bad.
      Also, when you start listing stuff out, you'll see the cost soon adds up. Plus the fact that he may not have been living at the home while the work was going on so you factor in rent for another place etc...

      @@Ironbuket I said 7k for a kitchen. I spoke to my builder today and he was saying about 7k for my kitchen which is much smaller than the one in the video. Of course I'm not going to spend 7k... I'll have to find a cheaper alternative.
      You're getting a couple of guys to dig around 1m for the trench and filling it with concrete... maybe a bit high at 3k... maybe even get it done for 1k but still I left out things like party wall agreement (at least 2k) plus, I was speaking to my builder and he was surprised how cheap I was getting my steel beams. They are apparently much more expensive... I just know a guy who does a lot of business with them so it seems I'm getting them at a huge discount.
      Anyhow, it all starts adding up. You can cut corners I guess but for my house I am not.

      Also, Im getting aluminium windows/doors cheap cause I know the guy. I'm getting a 3 leaf folding door for 3k. The guy in the vid has a 4 leaf I think... plus he has skylights in the vid.... it all adds up.

      At the time I had a load of problems with Currys, they sent damaged goods and it took me ages to get sorted. I've order from them since due to them being the lowest cost for the items I wanted and not had any problem, so perhaps it was a one off.

      It was all sourced and arranged by the firm we hired for the extension, no idea where they got the stuff from. Yes, all those years later, still very happy with the extension.

      I built an 8m x 5m extension by myself, the materials cost about £50k I would think if I had someone else to do the labour it would have been another £50K

      I dont understand people that love bifold doors. In the hot weather open up the entire side of your house and... watch all the flies come in? Are there special bifold fly screens?

      @@yourgay3226 I live right next to a park which has a river in it. We have pets, including a cat and rabbits. Even when I didnt have pets, flies still came in windows at every place Ive ever lived in. Didnt matter if I lived in a built up cityscape with barely 1 plant within 200m or surrounded by countryside. Flies are everywhere unless maybe if you live +3 floors up in flats. When I lived 2 floors up in a flat once we hardly got any there. Install your bifold doors 3 floors up and you will be fine. I didnt say loads of flies, it only takes one to land on your dinner and start throwing up on it to make me not want to have half the side of my house open.

      @@markjdraper ah, yea I know Currys. Never bought anything there, nor would I. AO is pretty good, price and the way you can track when it is going to arrive via your phone. I wouldnt recommend paying extra for AO fitting service they leave their engine running and abandon it half done if it takes too long. It's not the staff's fault, AO pressure them too much on time and they get really stressed if your job delays them from the next job

    Underfloor heating is waste of cash with tiles. They don't retain the heat so the thermostat constantly switches on and off. As a tradesman I would never recomend floor tiles and under floor heating. It's the energy bill that is the biggest surprise and people expect to be warned of these kind of things.

      Right so that little bit of advice goes against everything the makers of ufh recommend. I'm having it installed and I am 100% going for tiles, not just for the fact that my neighbour, who is an architect has it and I go around there a lot so have experienced what it's like but also for the fact that in summer tiles are also cooler.
      Now, as for your anecdotal evidence, 2 questions. 1) Are you sure they put insulation between concrete and screed? or is all the heat being lost downward? 2)Has the thermostat been installed under the tiles? Reason I ask is because if your thermostat switches off once your tiles reach a particular temperature it defeats the purpose of having a thermostat. It's kind of like your kettle switching itself off once the element reaches 100 degrees. See, your kettle doesn't do that because no one would buy kettles, because they wouldn't be very good at heating up water.       Advice for a tradesman: The thermostat is placed within the room, away from the tiles. When the air gets warm the thermostat switches the ufh off. If the air in the room gets cold again, the ufh switches on again. If the frequency of this switching on and off is too high then ask someone to stop opening all the windows just when it's getting nice and warm. AND STOP TELLING PEOPLE UFH DOESNT WORK WITH TILES. Jesus WEPT!

      We are going for ufh in our extension, we have to have tiles as we have dogs and they would eat anything else.. other my brother in law whose a gas engineer/plumber and the contractor have both said tiles are fine.

    Not sure how much this home cost. but I'm guessing about 35grand. I'm looking at a single storey extension a bit smaller than this and I have prices of about 22grand.

      if you getting 22 k quotes be careful
      A lot of builders do this to get the job then part way through they find reasons to up the price for this and that.
      i know this as i have a building company here in Birmingham.
      We give a fairly accurate estimate and things only change if inspector says more needs doing on groundwork(ie deeper foundations) or the client ups or changes specifications. Get a written agreement,with a detailed list of what is and is not being provided,a payment schedule and make sure they have at least £2 million public liability cover

      @@OnlineHousehusband not necessarily the cost if the extension but how you spec your extension. Things like solar roof windows of that size may be £900 each, you could spec cheaply for £300. It all depends. A basic extension of that size would be roughly £25-30k in my area. Upwards of £50k when you redecorate with full new flooring/kitchen/bifold/electrics and top spec finishes.

      They delivered late, delivered a broken item, I had problems getting the broken item replaced quickly, there were just loads of issues which were unhelpful given the project was on a plan. I've used them since for single items and they've been OK.

    Good attempt, but you made a common error. The first 1.5 minutes that were intended to show the "before" house was just 1.5 minutes of you blocking our view. The time-lapse segment was interesting. The "after" segment was also partially blocked by you but we could get some idea of the finished product.

    Why did you build the interior with concrete blocks? It's keeping cold.. In time you can have mould.. Structural there is no strength in the walls.. Luckily there is no earthquake in UK.. You should use double insulation and put 2 layers of plaster board.. I don't see the point of the concrete block wall..

      I will make it very very simple for you (CONDENSATION) no ventilation = Mould ,Showers ,cooking ,breathing ,kettles ! where is it all going? Get yourself a PIV ( Positive Input Ventilation Unit) and all your worry’s will disappear and you won’t need to fear any earthquakes again!

      In the UK all Internal wall are built out of block with wall ties to the outside brick with a 100-150mm cavity filled with insulation

    How lovely for you BUT whilst you sodded off on holiday leaving your poor neighbours to put up with the building work noise, did you actually think about their Rights to Light under the Prescription Act whilst you put a massive extension slapped against their fence potentially taking their light, view and sunlight away from a prominent living area?...I hope you did, because my new neighbours didn't who are having more or less the same kind of extension. I am having to fight to restore the light/view/sunlight we have had illuminating our living room for the past 30 years and over. The new neighbours have been in their property for 2 years but completely ruined my enjoyment of my home by robbing us of the same light, sunlight and view!...Try to think of other people living near you, as it could have an impact on them!
