And is there still that extra money towards infrastructure or is that why it's $40k instead of $20k? So the original owner can recoup some of that? I like those lockers. If they actually lock a good spot for financial papers The thing that gets me about all these TH is I never see a book or a piece of paper, magazine, newspaper, nothing.

The home is nice and a good price but lot rent is never a good thing, it goes up each year, just search all of the stories of people either having the rent go up to an unaffordable fee or the community being sold to a developer and they have to move. I owned a doublewide several years ago in a nice park that offered free lot rent when you 1st moved in but each year they went up a lot on rent, at that time is was around $300. a month you paid all utilities and water, also maintained the lot/cut grass, I sold and moved when it went up to $600. a month and from what I hear now it is over $800. a month, still nothing included, there is no community pool or laundry only two small playgrounds, they do have free mulch and top soil but not many people use it, just saying be careful because this can and does happen, some will even force you to have renters insurance for over $100k and you pay that as well, have a lawyer or someone who knows the law read the contract before signing, most give no protections to the renter, also if you are on a fixed income even more reason to find a piece of property you own.

I love that it has those fences for privacy, the garage spot in front, and the area for a small garden. The free 18-month lot stay is amazing too. I will swap the bed for a sofa bed that would sleep 2. Aside from that, perfect cute little house.

When my husband and I purchased our first and only home in 1985, we managed by doing a lease option. Our home is 2 bedroom one bath, with a (barely) one car attached garage. Cost to purchase was $49,950. Fast forward, similar homes on my street are now selling for around $285,000.

There is a toilet with the sink being over the tank so that water from washing hands, etc., goes into the tank for flushing. It saves space and water.
