As I wrote in my other post: remember that (depending on the lot and permitting) it's usually pretty cheap and easy to build a garage...and car ports even easier.
(Car ports are good for the car and more people should use them instead of wasting money on garages, at least multi-car-garages)
(My other post might not be visible as this site tends to shadowban me whenever I've written anything anti-China recently)

My buddy bought his garage with attached house after searching for a long time. His advice: you very likely cannot afford to build the garage after buying the house. After looking at some quotes for buildings, he's probably right.

    • @pistonburner6448
      @pistonburner6448 ปีที่แล้ว

@@gooutsideeveryday2017 How does that logic work? You buy a house without a garage for less than a house with a garage, then you just build the garage (and if you're smart you forget the multi-car garage and instead build one proper 'workshop' garage and a big car port to store cars.
You have many times (100x?) more choice if you can drop the criteria of a massive garage.
How much do you think it costs to build a garage? You think that the prices of houses are all within ~40K of each other?

I went through this 30 years ago. After trying to work in a 1 1/2 bay garage, I bought an old house on a big lot. On that big lot, I built an 8 car garage and installed a lift in one of the bays to do work on my cars. Now that I'm looking at retirement, I'm thinking of moving to the vacation home. The next garage I build will have 12' side walls, with attic storage, a lift with more space around it, and a bay with a taller door to allow the boat inside.

I went through that. I had lived in apartments and a townhouse without a garage, and watched my first sports car deteriorate outside for 12 years before finally selling when the list of repairs ran higher than it’s value. When I picked up a 72 Stingray, I knew it just using a car cover wasn’t cutting it. I hunted around and found a house with a big enough yard to build a garage. I was hoping for 3 car, but easements made it just slightly too narrow, so I build a very oversized 2 car with 10 foot ceilings and a room above. Cut to 4 years later, I have 3 cars, all worthy of being inside, so a lift is being installed next week.

    • @pistonburner6448
      @pistonburner6448 ปีที่แล้ว +2

@@switchcars That is sensible: to recognise when you simply aren't up for the work load and stress of building for yourself.
However I do have to say that most people make building their homes many times more difficult, expensive and risky than they need to. I can't fathom why people who are even building with a relatively low budget still somehow feel like they are such high class Rockefellers that they can't possibly build a non-custom home. I'll never understand it.
Why do people who buy everything in their lives as mass-produced to make them even afford it suddenly think their most expensive purchase, which most can't really afford to begin with, has to be custom made to their wishes? What makes duplicating something that works so bad, especially since most people won't ever even know that the same house design was build once or twice before somewhere else?
As an executive of a high-tech construction company who just got out of the business, my experience is that if people would just understand to duplicate something someone has just recently built...using the same contractor so all their previous problem-solving and experience can be put to use...that would reduce the risk, cost, all problems so much!
Main thing is buying a good lot: that alone can take most of the extra cost and risks from the project. And that's often the hardest thing to find.
I'd say that even for someone not wanting to build, it absolutely is possible if they buy the right plot, build a non-custom home, use a known builder who is familiar with the house they're building and all purchasing for it. Basically saying to a contractor:
"We saw you've built that home there. The client was happy with your work. I bought a nearly identical plot and I want you to repeat that house for me (just with a different surface finish, and different garage which makes the appearance very different). How much for keys-in-hand delivery? I paid an experienced real estate agent a few thousand to look it over to see that it's a fitting house to build for strong future values. My experienced lawyer and experienced contractor I've hired to oversee the project will look over the contract and details. I pay maybe $10K extra for the experts, but they'll save me at minimum $5K during the build and over time probably many times that in problems I avoid."
Unfortunately usually the people with the skill and experience to build in a smart, stress-free way already live in their forever-home or are too traumatized from all the mistakes they made when they hadn't yet learned what to do...
(Wow, it seems I miss the business a bit based on how much I wrote just now...)

My dad just looked into building a 20'x25' detached garage. Turns out code required utilities ran for a full house for a permanent structure of that size. After utilities, permits, tree removal, and construction it was going to be almost $60k for a garage.

Preach it Doug! Every house I've seen for sale had the same problem: they always screwed up the garage. So I designed my own from scratch, packaging everything in a 40x60 post frame building. 4 bedrooms, 2.5 bath, a 1600 sq.ft attached garage with a lift and a 60" wide doorway for french doors to go from house to garage. Why torture yourself moving a couch through a regular door? And best of all, a dedicated office area with extra monitor/keyboard/mouse/speakers so I can access my computer from the garage too. Perfect for diagnostics, parts hunting, etc, all on the same system.

Been there done that! But you get a sense very quickly when you know you have found the right place. Like our house here in France. Whilst my wife was looking around upstairs in the living part of the house, I discovered the sub-basement, which was the same size as the house, enough space for three cars in half of it and room for utilities and work areas etc etc in the other half. Once we moved in we put up a lot of storage which removed the need for storing things in the loft space. Much easier to access and keep under control. And you can still park the cars and still open the doors both sides etc. Well done Doug and family for finding your dream house. Enjoy

TL/DR: I did almost the same thing as Doug, except I bought the new place before I sold my old place and made a lot of money.
In the summer of 2019 my wife and I decided we wanted to move in the summer of 2020. On January 24, 2020 a house, in the neighborhood we wanted to be in, came on the market. My wife sent me the listing minutes after it came on the market, though it was only a description and a couple exterior pictures it read like my dream house. 1st floor master suite, 1st floor laundry, 2 car attached garage and a heated and insulated 2+ car detached garage/workshop with a 2nd floor. I immediately called my agent and she said "oh, the listing agent works in the same office as me, let me go talk to her." She got us into see it that night and we knew we had to make an offer right then or we'd probably lose our shot. Our offer was accepted at 10:30pm, the house was on the market for less than 12 hours. The market here was so hot the owners had 5 back up offers, 3 were sight unseen. Our old house was paid off, so we decided to sit on it and watch the market. We sold it in August 2021 for almost double what paid for it. As an aside, January 24, 2020 would have been my mom's 77th birthday. I'm not religious or spiritual, but I do think my mom was there that day.

Was able to design every single minute detail of it. Circuits. Elevated industrial compressor hidden out of the way. If you are OCD about garages then finding the RIGHT builder and working with them to do it right is the only way to go. Mrs is handling the attached house. Even angled the bays and driveway to get the most minimum amount of sun as possible. So detailing and cleaning is in 90% shade. Last hour of each day is sunset facing the doors. A guy near us could not find a big enough garage so he sold his house and bought in another town and built a house with a 23 car garage with various sized doors from RV/shop down to his normal car garages. It feels like it just goes on for forever.

Public service announcement: in many cases you can build/expand a garage for very little money. Depends on the lot, permitting, and state/county/city but can be as little as $30-40K depending on size, specs and equipment. Car ports even less.
Especially car ports are excellently cheap, and in most climates including really cold car ports can be _better_ for your car than garages (unless your garage has very expensive dehumidifiers). Just have the one garage spot for working in and the rest can be car ports.
Even building a house along with the garage can be pretty simple and risk-free (under the right conditions like buying lot that's easy to build on with the help pf an expert, non-custom house which is a copy of one built before by an established and known builder...). Often for the same price as buying a risky old, used, far-from-perfect house which you've had to search for ages to find you can instead build your own house, new, more risk-free, suits you for sure. Finding the lot is the challenge, and usually if you succeed great with the lot that's more than half the battle.
Disclaimer: this cost situation applies after higher maintenance, repairs of the old house; assuming you can slightly reduce the new home's size as you can select an optimal one for yourself; and above all: thanks to far better air tightness, modern insulation, better doors&windows, and heating & AC systems your monthly costs can be incredibly much lower with the new house.

For me the cars came first lol, I'm working on a barn/garage now. I have a hard time deciding which cars to store inside (FD3S, Cosworth 190E, 240z, etc) and ultimately some of them have to sit in the snow. Makes me feel bad but it is what it is I guess

When I was in high school, my mom told my dad he would have to get rid of one of his cars if he wanted another (two cars were in the garage and three in the driveway). Six months later, there was a detached, two-story four car garage on the other side of the driveway. No cars were sold in the process.

A good 1st World problem to have- my solution was to shop house plans with the younger one. Settled on a plan that, with a few modifications, will work perfectly. 2 attached 2-car garages (his/hers), 3 bed, 3.5 bath, not tiny but not stupid sized.
Added bonus? Our acreage will easily accommodate a barn for the cargo (25' long) trailer, the motorhome, a shop,an "Efficiency" living space, the pick up, and the extra cars.
Eliminated the "Hunt" entirely. Tailor the house, land & out building to exactly what you want.

With my health problems and limited income I’ve rented pole barn storage in various places, the current one for 20 years. May through October I barter with the owner by mowing the huge lawn twice a month instead of the $300 a month rent. I have stuff in a 13x45 section of one barn, a 25x35 section of the other barn and I have the round grain bin which is 18’ across. I’ve dismantled several trucks, done lots of repairs to my vehicles and years back I was parting out 50+ riding mowers. But if I sell something it’s best to load it up and meet at home, Walmart or a gas station. I’m rather lucky as it’s hard to find private storage to rent.

Relateable for all of us car guys knowing the garage is at least 50% of the factor when determining to buy a house. Now the question is; What do you put in those 4 spaces?

I waited until I was 64 years old to buy a house. It came with a 20’x30’ metal garage and a 20’x22’ wooden garage. My 24.5’ truck won’t fit but my pontoon will fit in the wooden garage. I do have concrete floors and a large concrete pad in front to work on. I’m planning on having a larger concrete slab poured for parking my 37’ fifth wheel on. No more laying in parking lots, gravel lots and dirt.

Ever notice that the shows on HGTV never even show the garage unless they're claiming it for a home expansion? My first house was 800 sqft with a 865 sqft triple garage. The realtors said that the garage was an "overimprovement." Needless to say, when I went to sell that house the first guy who looked at it bought it.

Trying to decide where to retire.
My dilemma. To put a decent down payment on a "Dream garage with house" means that I would have to sell all my runners, and all my in-storage projects for cash. Which would negate the need to buy the dream garage.
Saw my real dream place a few years back. 40x60 hangar, on a private airport, with the office area converted into a living space

Since most houses seem to have a 2-car garage, and the more upscale ones have a 3-car or larger garage, no one has a dream garage unless it is custom built. So that's my plan. A tandem 8 bay, 4 door garage just like in this video would be my dream garage. So I will build it. Myself. Before I die.

Never really heard of Mold being a big issue? But I live in AZ where its DRY and hot... so mold doesn't really take over... doing remodeling, you get some basic molds in places like behind drywall by the shower and such, but cut it out and new piece of green board up, and poof, gone in 60 seconds.
