    thanks, TIM. I just bought a newly constructed private home on Fisher Island. I've been needing to replace my roof with a more pleasing aesthetic that has durable materials as well. This is a great video to start my research. I will call for an estimate. Let's talk soon.

      No, we have installed them. Honestly, not a fan down in South Florida, because they are so light they have a higher tendency to blow off during storms from my experience.

    i have an eagle concrete roof tile that is 25 years old and the interlocking channel has only one not two. it is a double s or looks like m shape.

      Yes, the older tiles actually performed better than the new ones do from a durability standpoint as well.

    Does Citizens insurance pay to replace impact glass if the windows were damaged during a hurricane for high rise condos in HVHZ

      This depends on who covers the windows (home owner or association), the cost and the deductible.

    Hey Tim quick question. I'm going to be replacing my hurricane ian damaged tile roof. I've opted for another concrete tile roof as its a cheaper option then the heavily promoted steel coated tile roof here. I've now learned that most these sales people are pushing the steel coated tile roof because of the availability as opposed to the concrete tile roof wait time. I will hopefully be selling my house in the next 12 to 18 months so I just didn't think the upgrade cost of the stone coated steel tile roof was worth it. Do you think I'm making the right decision? This has been so stressful for me.

      If your time horizon in the roof is only 12-18 months, you are likely making the correct decision. However, I was with a property appraiser in Jupiter yesterday and he was mentioning the standing seam metal increases the re-sale value exponentially. We were discussing upgrading from shingle to metal and how the $40k upgrade could add $100k of value to the home. Now tile to stone coated tile may not make a huge difference, I don't think it's a vastly superior product as the stone coated tiles don't get the wind resistance of the standing seam metal.     Are S tiles stronger than flat tiles?

      It depends more on the material, but if comparing concrete I find the flat tiles naturally start crumbling quicker due to absorption. The corners will just break off on their own, whereas the "S" and double roll tiles have a natural funnel through the center (away from the edges) that leads to less natural breakage due to absorption rates. Clay tiles will always last longer and are far superior regardless of the shape.
