    Good Morning Eumi, Thanks again for another great video. I took notes of the website tools you used such as amortization calculator and Urban Redevelopment Authority websites. This is really helpful. Is there another way to reach you besides Instagram ? do you have Twitter ? Also I noticed some property say its Negotiable, maybe this can be another video sometime near future, what negotiable strategies you have ? would I use the Urban Redevelopment Authority prices as a tool for price range like you did in this example ? or is there something better to use out there?

      Glad you found value in this video. Your agent representing you should be able to advice you on how much to offer. But of course, do your own research so you know if the agent's number and yours matches. And yes, most homes in Singapore are sold lesser than the asking price because the owners always want a sky high price so most homes are negotiable, even if the listing says it is not. If it's a similar property that got sold within the past 3 months (same condo, similar floor level, same square footage), and much lesser than the asking price for the one you're interested in, then you are able to leverage that figure.
      URA's prices are actual transacted prices so I use them when running my numbers. The numbers you see on sites like propertyguru or 99co are asking prices and not the actual agreed upon prices.
