Don’t burst people dream of owning a 2nd property in Singapore leh. They work so hard and so long hours. On a more serious note - numbers don’t lie. Please keep up. A service or at least a caution to Singaporeans your TH-cam has provided.
Exactly, numbers don't lie. From URA: Private Residential Properties: Prices increased by 3.9% in 2024, a moderation from the 6.8% rise in 2023. Public Housing (HDB Resale Flats): Resale prices saw a significant rise of 9.6% in 2024, nearly doubling the 4.9% increase observed in 2023.

This did not age well. Rent and price skyrocketed in SG. Lol
Singapore properties are beneficial only to BTO holding Citizens who could flip it with 60-70% markup. For others most properties are overpriced when compared to Dubai or Abu Dhabi as they provide premium lifestyle at fraction of cost of Singapore. So buying property in SG for foreigner or PR is not beneficial.
Though I do condone real estate is great investment for wealth and I agree with you, but you have to realized that investing real estate takes a lot of capitals upfront such as down payments, and rehab cost, and etc... Yourself, you must have a good paying job or you have wealth in the family to be able to funds your investment.

Hmm. For new launch condo the affordability calculation should in different way as you don't have to worry the monthly repayment in early stage. Once come to resale condo for own stay. Ppl should come with addition cash so they don't have to maximize the loan. I believe this is the point of view from SG government as well. Downsize the entire housing market leverage. Limit the financial risk exposure for personal and society to uncertain economy environment worldwide.
some correction ABSD is 60% for foreigner (exclude 5 countries which exempted) since 27th April 2023 ABSD is exempted for citizens of Switzerland, Norway, USA, Iceland, Liechtenstein Conveyancing fee is typically 3000 SGD. As such the downpayment + conveyancing fees + BSD + ABSD FOR sinkie/citizens of 5 countries , PR , foreigners are $277600, $477600, $877600 respectively. usually we use TDSR of 55% (not MSR of 30%) for pte properties bank interest stress test is 4.8% assuming max loan of 75% of 1 million - ie 750,000, at 4.8% interest for 30 years - the monthly mortgage is $3,934.99. to qualify for this amt, the minimum monthly salary is SGD$7,154.53 in order for bank to loan you the money.

Yes I did. Had many side hustles, kept my expenses at a minimal and invested all the extra money. Making the right calls helped with a touch of luck.
great video. but what if i dont want to buy a condo as an investment, but I just want to move out and am under 35? i cant get a HDB unless im married, so condo is the most viable option(or is it?). from my very surface level research, i have to factor in stamp duties, ineligibility for future grants when i DO qualify for HDBs, condo maintenance fees, and SELLER stamp duties. im just wondering if it makes more sense to rent or buy at this point. ideally, i can sell the condo at a higher price to offset all the additionl fees. i dont even wanna make a profit. i just wanna break even and have a place to stay for at least 2 years(i know its 3 to avoid seller stamp duties). is this possible? because if i rent that money is CONFIRMED to be lost. if i buy and manage to sell at a higher price, theres a chance i can make it all back, right?

Not quite, 2023 saw the first price dip in a few years. However, if you're talking about overall increase, then investing in countries like the U.S. would have yielded a higher profit as some areas are still sky high despite high interest rates.

The content gives soo much information, and let me realise how to invest or what to believe for good investment.
