Really great overview! I would recommend that when you sell your flip that you do a 1031 Exchange into another project. You avoid paying any taxes at the time of sale and can use 100% of the profits towards a new project. If you ever need funds for personal use, do a cash out refinance which also a non-taxable event. That 30-40% in tax could go a long way in helping you grow your business. Hope this helps.
Thanks for the great tips! Most of the deals I get into I use hard money loans which are typically due in 6-12 months. I assume it would complicate the process a bit more. I'm usually in and out of these projects in 3-4 months max
very well done video. im new to the game and trying to soak up all of the knowledge that i can. this has been my favorite video/channel yet. good work sir.
Hi Roberto I just saw your video. I very rarely do this (take the time to write a comment) but after seeing your video I had no choice because the world we live in everyone goes out of their way to make that negative comment. I fundamentally believe in positivity and we all should go out of our way to communicate and share positivity especially if someone does something well. I am an IT professional who is about to get his real estate license and begin his real estate investment business. I have owned 3 homes and done work on all 3. When you said that taking something and turning it into something beautiful for a family to grow that really resonated with me because I love the process and the work of flipping houses. And yes there is a lot of information out there in fact I saw 10 videos and your video was actually the only video which detailed every single aspect of a flip and the details in crunching the numbers. Wish you all the best Roberto and keep posting helpful videos.
Hey there! Thanks for taking the time to leave a very thoughtful comment! I greatly appreciate your feedback. I'm glad to see that you are in the process of getting your real estate license. Without a doubt, it is an incredible industry. I wish you the absolute best in your career!
This was an excellent , simple and straightforward overview. I am an investor and I will use this video as an overview to teach new team members and family. Thank you for producing it. God Bless.
This is amazing. You put a lot of information into one video and still succeeded in making it enjoyable!! Kudos to you and keep up the good work. I am just about to start flipping houses and this really helped me a lot!!!
What if we can’t afford to put down 10-20% when doing a hard money loan and don’t have anyone that is willing to give us money? I have good credit would that even matter ? Is there other options to get funding ?

How do we find off Market deals if I don't have an MLS is there a site you recommend for this research?
Although I am a realtor, I often prefer using Redfin or Zillow. These are two free site that everyone has access to and they're free! Hope that helps!
Dealing contractors, do rather deal with project real estate manager or get individual independent contractors?
I have always managed my own real estate projects
