      I would like to explain how FD works instead buying flats.
      In 2019 If you are planning to buy a 2 BHK flat in Lodha (Dombivli) will cost you 65lakh starting & interior work may cost 10 lakh approx.
      If you make Down-payment of 15 lakh + 10 lakh on interiors.
      Total = 25 lakhs
      Loan amount 50 lakhs
      EMI will be 35000₹ for 15 years (180 months)
      Now if you FD 25 lakh for 15 years and rent a flat in Lodha (Dombivli) is 10k per month.
      U will get 17 k on your FD.
      Pay 10 k for rent remaining 7 k invest on gold or pay as EMI on open land outskirts of Mumbai or Pune.
      Now Open PPF account in your wife name and invest half of actual EMI amount of 15k,
      continue same for 15 years.
      U can lead a peaceful life in rented flat , after 15 years ul get 54 lakh in your wife bank account + u will be having 500 grams of Gold or that land + your 25 lakhs will be safe in your bank account.

      @@Nikk917 nowadays buying all these overpriced flats is a bad idea , because most guys will have to relocate as they go about changing jobs.Secondly returns are very low, sometimes negative, maintenance and taxes are hugely expensive. There is a saying "stupid guys buy houses, and smart guys rent them". One can think about buying at around the time of retirement. And that too ready obsession or resale flat.

    is really weird that the "Urgency" thing never works on me !! when they say they have only one or 2 flats left I simply say " oh thats ok then .. since you dont have options to my liking -- Im not buying" I dont buy unless I see over 60 odd options !!! thats when the color on their faces change !!! when you dont even buy potatoes without 5 options how can you buy a house with only 2 options !!! Always remember an Urgency from their end is Their "DESPERATION" not yours.. be shameless to say that you cannot afford it .. talk of a budget 50 % less than their quotes !! nobody is judging !!! you spend your money on what you like not what someone wants to force you to buy !!!!!! its your hard earned money and only you can decide where you want to spend it !!

    Sir, that reminds me reading on You Tube only about a Mela of buyers.
    This person went to swanky sale office and agents with the sale staff kept him pressurising for token amount or else all the flats will get sold.
    Next time he went there without informing and saw the same couples crowding the office.
    Third time also he found the same crowd and he understood the modus operandi how desperate builders make you desperate.

    I could relate so well to the point on middle class folks trying to live up to the fake gloss and expectations of the sales office and its employees.
    Been there, seen it, felt it and done it. Luckily, I got away with no scratch.
    "Congratulations to ... for owning a flat ..." with a picture taken and received a box of chocolates. This was at Ruparel Realty's Kandivali West (link road) project.

    Sir all the information you are providing is really helpful but all your videos are free to watch what if someone who is involved in these practices watches your video and identify that his customers are following your instructions and applying it while making a purchase decision what if builders come up with new tricks which actually give them an upper hand ?

      Yes, they will come up. But if one reads the papers, one will know that Bombay has lot of flats empty and Supply is more than demand in mumbai. No one needs a flat urgently. We have to keep a calm mind before making any decision to buy. Dhania kharidte time bhi 2 rs ka sochte hai. No tactics can fool a resolute mind.

    Cant agree with you more !! here I am the woman and I think exactly like you !!! one experience i would love to quote is when I tell these sales guys about my budget -- they immediately try to give me a smaller flat option with no parking ect.. my reply is I wont even spend a Rupee on what i dont like !! forget spending my entire budget on something that "You want to sell but I dont want to buy !!!" takes them a minute to get that sunk into their heads but I simply walk out of such discussion and NEVER go back !!

    sir, If you are getting the investor flat, and builder is also selling flat, it means that it does not have OC and CC and one has to go through builder transfer to get the flat from investor which again builder will never allow.

    In 2005, I had not even heard of this Lauda Builders or any other. Most of them were local Thugs. Kaheka reputation. Today if you have money, you can also build an image on facebook and instagram. Same thing these Gundas are doing at a higher level.

    The regulation should be the builder can only sell his flats when the Building is at least 80% constructed and nothing less than that.
    There are so many fraud happens when the buyer just invest in flats which are only in paper and even after booking there is no work for so many years.

    I m 24 and underwent exactly the same things for the flat purchase in Pune as u discussed Sir.. These "Chutiyaa" sales guys fool normal people who are Doctors and engineers by profession.     In a way apart from daily news media, I nowadays see that brokers (and not a large number but just a handful of few) post a large number of similar entries on real estate online marketplaces like 99acers or magicbricks, etc. for just one kind of 1BHK or 2BHK flats usually advertising from big projects thus making the search of novel properties difficult and forcing you to see only what they want you to see.

    If I had these videos when I was looking for a flat, it would be better. Fortunately, I got extremely spooked by their tactics and I read through all the agreements and stuff and got the hell out of there before any damage was done. And thanks to my wife for also cautioning me. But, I could avoid all the emotional toils and lost time if I had these videos available.

    After watching your every video i have decided that I will invest my hard owned somewhere outside mumbai as I have my small flat in mumbai suburb..I will in future buy a land somewhere else and buy a small bungalow that's my future vision

      I would like to explain how FD works instead buying flats.
      In 2019 If you are planning to buy a 2 BHK flat in Lodha (Dombivli) will cost you 65lakh starting & interior work may cost 10 lakh approx.
      If you make Down-payment of 15 lakh + 10 lakh on interiors.
      Total = 25 lakhs
      Loan amount 50 lakhs
      EMI will be 35000₹ for 15 years (180 months)
      Now if you FD 25 lakh for 15 years and rent a flat in Lodha (Dombivli) is 10k per month.
      U will get 17 k on your FD.
      Pay 10 k for rent remaining 7 k invest on gold or pay as EMI on open land outskirts of Mumbai or Pune.
      Now Open PPF account in your wife name and invest half of actual EMI amount of 15k,
      continue same for 15 years.
      U can lead a peaceful life in rented flat , after 15 years ul get 54 lakh in your wife bank account + u will be having 500 grams of Gold or that land + your 25 lakhs will be safe in your bank account.
