This sums up perfectly the majority of the Property Training Industry.
Most Property Trainers make almost no money with actually property investing, but all the money
through selling courses.
At least Samuel Leeds did try to become a real property investor, he did buy Ribbesford House near Bewdley and has/is investing serious money on renovations. I do respect him for doing that at least, as he did employ a lot of people on the project.
No one is putting a gun to your head to buy their courses.... remember that.

Having been in property buisness for 27 years I am now one of these people who now has a passive income, almost. The truth is though that this is not possible without having a stake to pay deposits and start up costs, probably 30 % and also an income from other work large enough to get mortgages. Then you need to work at it as a buisness for 20 years, that is how it works in real life. I have never been on a course. Thank you for telling the truth.

So good to see this video, well done for doing this I sure hope more people view it - I have been in property for years and am amazed at the rise of these 'get rich quick' property courses, so many people being sucked in thinking it is easy without any knowledge of the real pitfalls and problems. One thing I have learned myself is 'if it looks too good to be true it usually is!' - also the 'you don't need any money' line is a complete con, it makes people with little or no money believe they can make a fortune overnight and basically just fools them into giving what little money they do have to these course providers. They never seem to touch on the real fees involved with solicitors, agents, insurance etc. they never allow for losses on empty properties.
I have had people say to me 'you've had it easy because you have property' but they never asked how I got property, the fact I was raised in a council house with very little luxury ! the fact I regularly worked over 80 hours a week then put the money I earned and more time into my properties.
People need to wake up, hard work = results, luck can play a very big part but the harder you try the luckier you will get, funny that !
look forward to viewing your future productions, I am going to recommend your channel to a few people I know who are currently being sucked into the 'course' trap !

Currently observing a constantly touting furu who claimed they've moved into a new 4 bedroom, 4 bathroom home with a million pound property portfolio to boot. Strange that they actually live in a 3 bed semi.

Please, please, please can you do a video on lease options and the pros n cons of this type of property investment? Love this channel! I wish I had found this earlier on my property journey - it wouldve saved me a lot of money!🤦🏿♂️
I have been to a few free training events and learnt a lot. I learnt something from every single one. I do recognize the patterns from the above video though. I really wonder how to speed up learning about property.

I think one of the reasons these courses exist is that I at least have never been able to find anything more legitimate. I have also known people who have done little more than leverage themselves right up do very well from property, I think most people interested in these courses know someone a bit like that. It is a dangerous mix between there not being a lot out there from Bona Fide providers plus a number of people having done very well in property over the last decade. Often these courses are a sign of a bubble though so we will see what happens...

Shaf that was a great video I must say. Without mentioning any names would you say that the property protege is a lot of bollocks. That seminar costs £1500? LOL
I think it's crazy how these Furus who are charging thousands for useless education get tons of attention and followers. But when someone who has a proven track record, giving good free advise to help people avoid the risk of being scammed, less people are interested???

Rather than pay for courses , buy books on Amazon instead . Same info but for a lot less cash .

Leeds is virtually SKINT,,he has 2 Poxy BTL houses one is at Ruby Drive Wolverhampton,,,,he also has CCJs against his name,,just check Companies House online folks,,👏👏👍👍🇬🇧
These courses offer mentorship after the course. Where is the con in that. I am sure it is a con. Anyone had experience in that?

Great content, but only touches briefly with how they get you to part with money, whether a trainee or investor and nevermind how they go about staffing their business and what goes on behind the scenes. After being involved as a consultant to a training company for a number of years I can see the true value that beginners and small property developers can get, whether through training courses or additional support, however if they are being mis-sold a product, or not getting the value promised then there lies a big issue.

A con man or woman is someone who persuades (someone) to do or believe something by lying to them.
To lable someone a con you take on the burden of proof of not only demonstrating them as con but replying to their reponses if they are valid then the outsiders hear both sides and come to their own conclusions goodluck
