    Hi Shaf,
    You mentioned that there will be no capital gain tax on a property if you choose to live in it.
    This is only the case if you have lived in the property for atleast 2 years.
    However, you have a capital gain allowance of £12,700 per year. £25,400 if in the name of you and a spouse.
    If you have bought properties and sold within the two years you are taxed at the same rate as income tax at 20%, and if it is deemed employment you may also have to pay 9% national insurance on top of that.

    Hi Shaf, question for your Q&A videos. As interest rates are so low, where would you be looking to invest circa £30k (at low to medium risk) if you didn’t need to access it for 3 to 5 years? Would you wait to see the scale of the recession, or are you able to suggest assets or markets to research?

    On the question of solicitors; If you find a good one hang on to them with both hands. I have been appalled by the standard of UK solicitors in the property deals I've been doing there. I have found one that is responsive and proactive. She's not the cheapest but worth every penny.

    Hi shaf I am looking at buying a commercial property and converting it into 7 flats. The property is £100k to buy and £80k to £100k to develop. I’ve got experience of several residential renovations but this would be my first multi unit conversion. Could you advice the best way to finance it and what else should I be aware of before starting the project

    great content as always ... particularly about the RCF - perhaps you could do a video going into more detail on this - this is aspirational for most investors - but understanding more about the track record that they need to build in order to be taken seriously by RCF providers will be highly motivating and give people an insight into how to establish good process, an MO, a sound business plan etc.

    Brillaint content Shaf! What's the best leverage to use when investing in London? On average a 1 bed flat at £350k could rent for £1200 with a repayment mortgage, expenses and taxes my maths results in only about £200 cash flow with a 30% deposit. How can you build wealth with just £200 a month even if you invested in more properties? The cash flow is very low. Any advice would be great, thank you!

    Brilliant channel ! Keep up the good work Shaf . Very important for inexperienced property investors to take note of what this guy is saying . I’ve been investing in property for some 20+ years and concentrate on my area learning a lot along the way and still learning.I know from experience that what Shaf is says is honest , and experienced advice . There is no get quick rich route in property like so many of these gurus suggest . Good luck to everyone .

    When you have £X,000 and you want to get the most out of your investment it can be tempting to make it stretch as far as possible by overleveraging - be realistic, if a tenant stops paying and it takes you 3 months to get them out and they trashed the place, do you have the capital reserves and cashflow? Trust me, landlords will vouch for this - things like boilers don't break one at a time, they break in 2s or 3s its just sods law.
    Also RE: sell, rent or live in it - why not live in it (after so much time you can sell it and pay 0% capital gains) and meanwhile REFINANCE it to release some cash for the next deal.

    Shaf you legend, truly can’t thank u enough for the succinct yet invaluable tips! Will cut to the chase I’m looking to buy a residential property in the next 6 months that I can add value to it (2 bedroom, rundown, desperate seller, can get planning permission for 2 more bedrooms) at around £380k in London (I think I can get that). Got friends in renovations so that’s a jackpot. We’re two trusted friends, have £50k cash in total for a joint mortgage, will live in until we get it done in a year or two, remortgage and go from there. Personally work full time and make £38k/year.
    Does that sound crazy? Any tips will be in stones for us. Cheers!

    Hi Shaf, Amazing property and financial content - thank you.
    I am a property surveyor (of 10+ years) and I want to development and learn more about property investment, (as you have previously mentioned) it's extremely difficult to identify genuine training - its a minefield, especially since currently everything is only online. Other than financial checks on a training company, what other due-diligence can be done? Do you have any advice/recommendations on where to learn more about property investment planning and strategy (other than books)?

    Hi Shaf. I’ve just bought my own property as a first time buyer to live in after having saved a decent pot of money. Of this pot I now have 5k left and have been spending lockdown educating myself on property investment which has led to me finding a fantastic BTL opportunity which should cost an initial investment of around 18k (deposit/legals etc). Any ideas how I could raise the extra cash? My credit score isn’t great now due to me just taking out this new mortgage within last 5 months so I could struggle for a loan. Thanks in advance👍🏻

    Should I buy it in my own name, and rent it to the agri limited company?
    Or buy it as the agri limited company?
    Or buy it as a different limited company, and rent it back to my agricultural one?

    Hi Shaf, I'm a new subscriber, but have already found your videos to be very insightful. Question: I am currently renovating an old four bedroom house (passed down, free hold). However I am unsure weather to rent it out or air b&b/ holiday home. The house is located in a rural area, so it wouldn't have the city 'business appeal'. Also I am apprehensive about asking advice from an air b&b like management company as all they want is my money, so will tell me that it would work great as an air b&b...

    Do you have any ideas on how to reduce my tax by living abroad? I made 180k profit before tax in my company last year. Is there any arrangement where I can live abroad and pay myself the profits as a salary and reduce my total taxes? I wouldn't mind using the amount that would have otherwise been spent paying CT and using it to live abroad since the business doesn't require my day to day involvement anyways. I know a lot of american entrepreneurs are living in Puerto Rico for the tax benefits. Any ideas?

    Hi Shaf,
    I am looking to do a one or two flips to build some capital.
    I am looking at properties around the 150k mark but only have 100k capital.
    I have spoken to brokers which have told me that the best method is to use bridging finance.
    I dont want to put all of my cash into the deal but also dont want to loan too much due to the high interest.
    What LTV would you recommend here baring in mind it is my first deal?
    I have done lots of DD on it and am confident that it will make a good profit after refurb. Thanks!

    Shaf I have a question. You suggest buying property on a Ltd. But what happens if I am a cash buyer and buy it through a Ltd and want to sell it? Would I be able to pull out all my money with my profit or will I have to pay the government. Thanks Shaf.

    Hi Shaf, Like your content but with ref to the recrutiment agency question: if someone asks me if they should start a business, I always advise them to work in that business for someone else for at least a year, to really see if they are cut out for it. Many people have an idea of what a business is like, but sometimes they are only seeing 30% or 50% of the day to day business. Only by working in it, will they see the full picture. It cost a lot to set-up a business only to discover it's not for you. Working for someone else is a cheap way to research/fail. They can then go on and look for something else with there capitol intact. I know the idea that entrepreneur learn from their mistakes, but it is cheaper to learn from avoidable mistakes.

    Hi Shaf. I currently have two residential properties in cash and another on a 25% mortgage. I was interested in getting involved in commercial property. You mentioned previously that you need a good rapport with surveyors, solicitors and other professionals to get funding but how will a total novice to commercial property be taken seriously enough by these professionals to satisfy a lender?
    Also, what are the most common costly mistakes people make when they get into commercial property?

      Same question from me and also how do you get the best interest rates - I’ve been quoted mortgages 7% for newbies and 5-6% more common for 75% mortgages! When/ how does this start getting cheaper?

    Shaf, if someone has multiple properties and they don't want to pay tax when selling can they do the following, legally. End the tenancy in the property they want to sell, move in and make it a primary residence while doing any work which needs to be done, and then sell the property with no tax and move into another one in the portfolio? Hope that makes sense cheers.

We do have some BTL. And right now are looking at 1 now freehold £131k which would be BRR we going to use bridging finance would you recommend this ??? With £20k for refurb.     I am currently buying my first 4 bedroom house off my father for £100000.
    The house nextdoor to me sold for £100000 but that's a 3 bedroom
    Plus my house has been valued at £110000.
    I am already looking at another one to buy.
    The house next door to me sold for £100

    I was thinking on buying parking slots and single garages because I don't need to pay council tax and other fees. This could be rented and some of them actually increase in value. Any thoughts Shaf? Thank you

      I have heard of people doing this - guess it’ll depend on the ROI and what the demand and local plans (are other parking facilities being built)! If you can get a site with potential development so you can apply for planning at the same time, quids in!

      Check out property118 - it has LOTs of info about this depending on the scenarios! Most commonly, it won’t be tax efficient to move into a company but there may be other tax efficient structures you could look at! All the best!

    Shaf you are quite correct £10k is not enough. The lowest purchase price/property value of a BTL purchase is £46,667 which requires a deposit of £11666, stamp duty of £1400 and legals of say £700. Great videos please continue the commercial property content on the #getrealestate series. Also I’m actively looking to work for small/micro developers in the north east if you know of any who could benefit from an on site mortgage presence.

    Great video! I have a question: I own a Forest Hill property which I have a residential mortgage on (I have paid back 75% of it, but still owe 25%) - I would like to rent it out and buy a new property in Blackheath which I would live in as I don't like living in Forest Hill. My accountant feels that since I bought the Forest Hill property outside of a limited company it isn't worth moving it into a limited company now. What are your thoughts? I plan to buy more property in the future (maybe in a year's time) to rent out so do I move the Forest Hill property into a limited company now or wait until I buy more properties to rent out? Final point - I already have a limited company for consultancy work so this would mean having two limited companies.

    Hi,
    love the channel. Watching and learning. I am currently living in a 2 bed Bungalow. It was valued at 200k. I am mortgage free on that property this coming September. It's my only property owned. I have savings of 40k.
    Going foward I had the idea of buying a property in need of total light refurbishment, maybe a small extension also. I also don't mind living in while i do so and getting involved. But what are my best options do sell my current place? or rent it?

    Hi Shaf, I want to know which is a better option, when buying a property buy to let , I initially plan to buy a property which is priced down in a good area and renovate it to increase its value and rent it out, and eventually leverage by re financing. But when I take Buy to let mortgage in the beginning, should I be doing interest only repayments or full repayments. Which is the better option.

    Hey Shaf, I was hoping you may be able to elaborate a little further on the advice you gave in episode 4 about retaining the Cash Tax Free from a sale of a property?
    I didn't know this was even possible.
    Also what advice would you give to a beginner like me when buying a Buy to Let Portfolio?
    I’m in my late 20's and my dream has always been to get into property investing. I’m already a home owner with a mortgage and have enough savings to put down a deposit on another property. I have family that own a business so do you think it will be best for me to get into Commercial or Residential?
    Any advice would be much appreciated.

    hi shaf I am interested into entrapreneurship and spend alot of time looking into it but i am 17 and do not have any industry experience,i am going to univeristy next year and have chosen computer science,which industry do you think is good to go in the future for my generation and what advice would you give to make the most of my time and also what industries would you look at if you was similar age

    Hi Shaf, currently looking at apartments circa £60-70K based North West England. One particular apartment is £65K but two apartments in the same block had sold for £49K back in 2018 in similar condition. Would it be rude to offer £49K as it's such a substantial drop in price as I don't want to offend the agent or the seller? I am a cash buyer no mortgage at all and the apartment is vacant.

      You don’t lose anything for trying! The agent will understand so I’d suggest having a friendly chat. You never know the same agent may have even sold those flats and have insider info!

    I am looking to get on the property ladder soon. My aim is to live there for a few years, and then rent it out down the line
    Should I put the property in my name? Or form a limited company and put the property in that?

      It depends how you are going to buy the property (cash, mortgage), how long you’re going to live in it and keep it and your earnings now and in future. I’d suggest speaking to a property tax accountant who can advise you. Also, company mortgage interest rates can be double those in your own name and the accountancy costs will be higher than in your own name! It may be beneficial to sell for SDLT and CGT purposes. All the best.
