This is so important to talk about. I have been considering Rent to Rent, but it hasn't been right with me on the Legal side of the arrangement. R2RHMO is a worry with all of the Legal Requirements that are ramping up with fire etc.
What I never understand is that the landlords mortgage and insurance T&Cs will never ever agree to subletting. If it burns down because of a sublet tenant, will the insurance company pay out? Will then breach their mortgage T&Cs? Seems like a pretty difficult thing to get around, so how do R2Rers explain it?
@@jonathonreynolds9636 Thank you for pointing that out. Why couldn't you just ask the landlord if the property has a mortgage on it? Or are you saying you somehow get rental property addresses and then pay to check each of them, before contacting the landlord?
@@propertytribes A letting agent identifies a potential property for me- often they won’t know if the house is mortgaged or not, so I check myself for £3.

They don't. They hope the landlord is naive and does not think of these issues.
@@propertytribes Or, some of us look on Land Registry and check the property is unencumbered. Shouldn’t generalise 😉
