  • Property Investment Scammers some people call them a contrepreneur I call them Fake Gurus.I recently went to a property investment crash course that promised a formula for passive income. It was branded as the Robbie Fowler Property Academy and remember I've been an entrepreneur for more years than I care to remember. That means I've seen most tricks, scams and dodgy deals. Nowadays, it takes a lot to surprise me but it can still happen. I'm going to tell you a little story …. and I want you to listen carefully, so you don't get caught out…

    Great detailed video, unfortunately there are many fake gurus out there and not many people are talking about them... Samuel Leeds is one of the worst right now

      Please check out Liam Ryan Assets For Life. I was recently pressured into buying my seat at their 3 day upcoming programme at a “discounted rate” but I have doubts so asked to extend the deadline. In the initial webinar I watched he used the same language and acronyms you described in the video.

      There are so many out there. Most training companies have them stand on stages. They are prior students who speak the same spiel in the courses.
      Like Shaf said: "Believe they are guilty until proven innocent"
      Sunny Mahal: www.sunnymahal.com - with the most incredible testimonials ever. You should try to work with him Shaf he could mentor you. Superficial nonsense with fake smiles and no substance. Fantastic disclaimer on his website.
      Paul Smith: www.touchstoneeducation.co.uk/our-story - wow the sob story con man who sheds a tear at the same story each and every time fooling people now slowly coming back into the industry.
      Jason Cunningham: www.jasoncunningham.co.uk/ lost for words with the guys egotistical views. CCJs up to his eyeballs.
      Glenn Armstrong: www.glennarmstrong.com/ - ruined many lives too allegedly making 76 millionaires. 6 figures in 12 months.
      These furus use a combination of slick speaking to lie about their experience, life and actual experience to fool people into parting with their money. We could go on forever.
      Samuel is leading the line due to his larger profile but these will follow. The cretin uses gods name for his morals and does a kumbaya approach at his meetings. It is despicable.
      Regulation is needed for anyone who makes false claims taking money from innocent people.

    Essential viewing, we are generally poor at making good decisions based on complex information at short notice. There's also a big difference in integrity between companies that overcome objections using thin air reasoning versus those that draw on demonstrable evidence.

    Hi Shaf, I wish this video was around when I first found about "Property Investment" Education and Coaching I could have saved loads of wasted time and money. Still you live and learn and a very important,insightful and informative. Most Companies are making money from "Property Investment" Education rather then making money from actually "Property Investing!"

      Yes the Property Education Companies courses are a waste of money. We can rather spend that course money to buy a property in the Midlands or North England

    Nice video. Like all of these "guru's" in property and other industries, Samuel Leeds uses the 'contrepreneur formula'. I'm sure you've seen Mike Winnet's video. These guys basically make their money from selling courses and very little else.
    I lost money with a property guru named Phil Martin 15 years ago. He sold courses and boasted that he owned over 100 properties. He is now in jail and it turns out that he owned just 5 properties.
    So basically these guys make their money from the selling the courses. That's it.
    Also see coffeezilla's youtube channel. He exposes fake internet guru's.

    Shaf, it really is refreshing to hear a voice in what can be the murky world of property investment/ training and someone who unearths the truth. Seen it to many times how people get embroiled with these types of “services” and end up ruining their financial stability. Keep up the great videos. M

    I hate those type of guys, "no risk" that's an outright lie red flag right there walk out no such thing as no risk in business. Nothing wrong with bmv opm deal packaging etc but if they are or unexperiencd or there is no way to take them to court for your money back if they are tricking you then theres everything wrong with that. If they dont even know how to buy low despite market value they probably dont know anything they are claiming to teach as thats a basic walk out.

    Hi Shaf, I've had mortgages for around 15 years and not heard of these things. At what point or what would be the initiator for the process of a bank to call in the mortgage covenants or even know that the value in your area has fallen? E.g. would this be at a time of refix rate with the same bank? Or re-mortgage with another lender (so they'd want a fresh appraisal/valuation)?

    Hi Raf progressive property seems exactly like u said making pressure sales hard sales tactics their master class tactic seems decent but they make out its easy only need 5 to 10 hrs a week etc

    Went to the Martin Roberts one and was very similar. Seems they sell you a course but when on the course up-sell more courses and mentorships.

    This tune constantly playing in the background drove me crazy. It plays on a 20 second loop and even within that 20 it repeats the melody 4 times which means in this 12:38 video it plays 151.6 times for crying out loud!

    hi shaf,
    firstly great video I have enjoyed your videos very much and wish that I had seen it sooner
    as unfortunately I was one of these people who went to the "Robbie fowler ", legacy education , rich dad poor dad endorsed course.
    I ended up borrowing a large sum of money from the bank to pay for it and later on feel very disappointed with the results .
    the deals that are talked about in the initial meeting are brilliant and "totally achievable"
    how ever when you take the actual courses you have payed for the trainers say oh no you cant
    take notice of what was said there that is a "unicorn deal" they very rarely happen.
    so can you do and expose on the asset academy, formerly know as the legacy education alliance.?
    and can you help myself and other people get there money back that we payed for the course (or is that impossible now ?)

    Great video, Shaf. Question: do loan covenants, DSCR and ISCR affect a normal BTL mortgage if you only have 1 or 2 BTL properties? In your example of the landlord having to pay the bank £7000 for every £10,000 drop in value of the house, is this true for a normal interest-only BTL mortgage?

      Matt, there is no such thing as a plain Vanilla Buy to Let mortgage loan agreement . I think your question warrants a detailed response. I will do a video on it in early 2020.

      @@ShafRasulWealth It seems like if the value drops by say £25k on a £100k house and you have a 25% deposit then you'd have to pay the lender 25% of £75k to keep your 25% in the deal.

      @@mattkimber4931 If you buy a property for £100,000 with an LTV of 75/25. That means you have mortgaged 75 percent (£75,000) and put in 25 percent (£25,000) yourself. if the value of your property dropped to £90,000? To stay within the terms of the loan covenant, he would have to give your lender £7,500 to be compliant. To stay within the LTV covenant, for every £1,000 drop in value, you have to hand over £750 to the bank. Therefore, if the value fell to £75000 i.e. a drop of £25000 you would have to hand over (25 x £750) £18750

Just to check - you'd have to hand over that £7500 only when your fixed rate BTL mortgage ended and you have to remortgage with possibly a different interest rate? So the gamble is whether house prices and mortgage interst rates are rising or dropping? That's quite a gamble given the new bank of England governor doesn't have Mark Carney's super low rates reputation and Boris's Brexit plan has created certain uncertainty! I don't want to sound like a doom monger, but I'm hesitating for the moment on BTL projects.

      Constantin Neacsu Good question. I have been thinking it through. If house buyers decide they are going to stay at home to limit potential contact with other people. This could potentially have a negative impact on prices.

    Hi Shaf, great videos, however, I've seen alot of negative view's about another guy who's very similar to Samuel Leeds, identical in fact, however this guy is in the finance/trading world. His name is "Anton Kreil". He sells self wealth courses just like Samuel Leeds. Just wondering if you've come across him? If you type either 'Institute of Trading' or 'Anton Kreil' into the TH-cam search engine you will find him. Any thoughts? Is he genuine or not? He isn't so easy to do a standard due diligence on.

    I like the video but find the drawing technique very wearing and it makes it hard to listen. It is ok for a minute or two but becomes tedius after that. A shame as I realise a lot of skill goes into it's creation. But the fact you don't see 30 TV programmes in this format should tell you something!

    I’m not saying I disagree with all the scammers but also does seem to be a trend in spotting out all the scammers and making it seem you are the expert in the position. Who’s out there giving good information out there as as soon as there’s a bit of pressure or saying they deliver good results someone comes out saying they’re a scammer

    Great video, however it's easy to criticise these fake gurus but as a stakeholder who know the reality of starting property you are not doing free crash courses to put the record straight. You do not have sell products but give advice like the citizen advice bureau. I know you may be limited in time but shotting from afar is cowardly. If you couldn't do presentation in person but do a property programme through TH-cam. I know I have just found you but I want to start my property and the furu tell deal Sourcing and packaging is a way to gain money to build up a stalk to start my journey. Now your 💩 all over my dream. Right I want to gain wealth through property please do a step to step guide or the fundamentals of obtaining wealth Through Property or business, I just know I'm desperate and need help and need someone to mentor me to begin my journey, I don't care how, I just want to begin. Thanks for the videos much appreciated because I was going to be one of those people Im lucky I have paid only £500 with 3 furus. Maybe my ancestor were protecting me and guiding me to you in my desperate time.
