So is it safe to say if 66% of homes sold in Verrado under 500k and the list price is 733k and avg. sale price is 564k....homes are selling way lower than list price? How much are the new builds in Highlands really selling for now?
Really it’s that the homes that sold in October were in those lower price points. We are seeing price reductions for sure though…especially on homes that have been sitting for a while. Feel free to shoot me an email for more details!
Watching Sterling Grove for several months. I'm fairly sure the three sold under $600k were spec homes (all finished with few options for Toll Bros). These were sold for significantly under the base price of the same model if you started a new build. We looked at all of these in July, so they have been done for a while. SG seems to have a bifurcation of asking prices. Several under $650k and some easily over $900k. Which is probably why the listing price is so much more than the sale prices. People are buying the "cheaper" homes.

Market is very overpriced, Im seeing sellers with insanely overpriced homes that are gonna sit on the market.
