This place is becoming more like Amcorp mall. At least Amcorp has the weekend hobbyist attraction. What the mall needs is foot traffic, and having events on the the weekends helps, the reason why I didn't bother looking at the residence here, is because I didn't like the look of the basement carpark - walls were unfinished, and very dark. There used to be a popular chinese restaurant (but not sure whether they are still there) and at least a post office. It has good connectivity via the Wawasan MRT stop, the 2nd floor could be rented out to a college/kids education/corporate training center, at least more foot traffic that way, but it will mean that individual landlords will need to work together.
This brings back memories when I was working at the nearby Proton main factory. In the early 2010s this place was called Digital Mall .... it was meant to be like Digital Mall PJ or Lowyat. Those days, anchor tenant was Aeon Big and there were several IT stores ... I sometimes go there to find PC things. But even then, the footfall was not really good. I don't know why, maybe there's not many residents in the condo above.
Although I am not from real estate industry, I realised that malls that are individually owned and is not lease back to the management, will die naturally. This is because the owner will rent to any tom, dick and harry who are willing to pay rent. The management has no control of the type of tenants. So, when I see a dying mall, 99% of the shop lots are individually owned. may be the supermarket won't die here, but the rest of the shop lots will.
There are too many malls n hypermarkets in USJ/ SJ area, and one is not far from the other. Not to forget Giant, Mydin and Aeon Big. This 19 Mall has always been a convenient drinking place, grabbing beers and chill with USJ neighbourhood friends since day one.

i still remembered when they first open there was lots of tech shop..never set my foot in their prime. i came first time in mid 2010s?? couldnt remember because i wanted to buy cheap earphones and somethingelse, this is the closest tech mall in Puchong but it was dead..only 1-2 phone shops opened and there was lelong sale but i dont remember what it is. but yeah this mall and one city is dead mall already. at least main place is still bustling the last time i went there ( 1 year ago). the way i see it nowadays and few years back developer really love to do bottom mall and then apartment/condo on upper part and mostly the mall is dead.
I drove past it more than 10 times more than 15 years ago. If I remember correctly , during its construction it were abandon for at least 3 years , possibly the condo sale were bad and no cash flow to continue
Not to forget that Subang Jaya is more than 45 years "OLD" and so does its pioneer residents. Since Subang is already congested with mall , no one there will go to USJ19. Even The Summit fail to attract crowds from Subang since it first open more than 30 years ago. Also there are plenty of good and cheap foods in SS15 and Taipan , so no crowd goes to USJ19 for food.
Strange? Not at all. There are too many "Mall" around Subang Jaya (Excluding Puchong which is under MBSJ as well) Sunway Pyramid Sunway Geo Empire Subang Subang Parade Aeon mall SS15 court yard USJ summit Damen Giant USJ Mydin My place One City USJ19 Mall (in video) Etc... It just way too much
Wow. BTW I have migrated away from Malaysia over 18 years ago. I have been watching some TH-cam videos only about those popular tourist places where there are too many tourist and have not seen the slower side or real places that is like this. That is why I am surprised. Now I can see the true picture.
@@candid244 Even then, it's too strange for a neighborhood mall (with even a cluster school next to it), because there are no alternative malls within the walkable radius except for Main Place, which is more thriving eventho much farther than the nearest LRT station. If you ask me, I think the neigbourhood commercial area itself is the problem, compared to Main Place with good restaurants and bars surrounding the mall, Palazio 19 is surrounded by car workshops and factories, attracting a bit more immigrant workers, that itself makes it undesirable for the M40 and T20 of subangites to walk to and around it.
The weird part about Subang n USJ is despite it's a mature township, only two malls made relevant. Main place and Empire. The rest just cant stand up well or being run down, just like this usj 19 city mall.
Ah you betul betul came from my recommendation. So much to comment so much to say but didn’t want to say much because I am one of them who purchase this during launch I think 1998 or 2000 And I am staying above. Didnt want to get into too much politics at where I stay. I think JBR Bundle use to me the main attraction. People came from far away too.

Used to think this is the subang jaya version of lowyat because of the naming of the mall "Digital Mall" years ago. Bought my pc stuff back when there are still computer shops there.
Mainly this service apartment was overhyped back in the late 90s. The selling point of this was that there would be a mall on the ground floor making it a good ROI or so it seems until the financial crisis back in 1997 hit which caused a long delay after the next developer took over and by the time it was ready the hyped literally died and was just not able to pick itself up because many did not stay there and was rented out to foreigners making the condo not an upper classes standard hence not many shoppers.
@@chestercheng.realestate I am sure you would know since you are in this industry. Have you tried using the lift to the service apartment. Not in a very good condition and it is slow. It can stop and the door would not open. Parking is not even available for the residence. Not even one.
yes...its gloomy like a zombie scene...n i go there often just for Ninso(quick grab n go)...it was an abandoned project before,just like MainPlace...used to be digital mall(like LowYat) also nvr worked out...poor mgmt!
GEM Banana Leaf contract was terminated by Palazzo management for reasons known to themselves. It appears the Mall management isn't really interested in promoting the Mall. Also there was bitter infighting between two parties.
Can you kindly venture out of your zone and review the Pavilion Mall at Pusat Bandar Damansara? I think it is a failure but many people would like to hear your comments. Thanks.
I've been there twice a few months ago. I doubt they'll let it fail because it's integrated with the Office block / Residence Tower. Yes it's quiet but it's rather posh and Tesla is there.
Many towers above still under construction so just give it time. Crowds from Hong Leong HQ and Menara Millenium will sustain it for now. One thing lacking about this mall is no food court for lower income earners. Even Pavi BB and BJ have food courts.
Who's doing the marketing & promotion of this place? I have never heard of this mall even though I frequent Subang Jaya for F&B all the time. Most of the malls die (3 Damansara, Evolve, Citta, Glo Damansara, SS2 Mall, Empire City, Main Place), almost died but holding on (Starling Mall, Paradigm, Atria, Jaya Shopping Centre, Jaya 33, Centrepoint, Da Men) and totally ancient/need refurbishment (Subang Parade, Amcorp Mall) are in the same catchment areas with the same chain shops and same chain F&B. Again, who's doing the marketing? What's so wonderful about your mall that makes me want to go there and spend my time and money? What is the concept of your mall? Who's your anchor tenant?
Plazzo 19 Mall, even to many Subang residents they won't know it existed. Mainly due to the name change in such a short time. Some of those malls you mention are in my list to visit malls. Many of them I have not visited more than twice in my lifetime
dead mall… we can see only Suria KLCC, Mall at BB, Mid Valley, The Exchange, Sogo KL, Sunway Piramid, Nu Sentral can survive… most important things, this mall got tourist attraction… touristy place made a place survive.. the others im really can feels sympathy..
As a middle-aged shopper, I just want to shop at familiar outlets like NSK, Lotus, M&S, Uniqlo, Zara, Padini, Sketchers, H&M, Madam Kwan, Caring & Big Pharmacies and the like - middle class jaunts. Maybe this mall caters to the young with the games outlet and very innovative shops. Actually it's the elderly who have the money, not so much young people with dependents
