    It's tough when someone comes into your house and says, get rid of this and change this. Once you get over the "insult". Don't take it personally. We are trying to sell our house and have gone through the same thing. People hate our tired carpeting. And our outdated kitchen. It is what it is.

    If you want to get top dollar for your property, you have to detach yourself, emotionally, from your house. When you are making the decision to move ( because you want to - not have to) you really have to wrap your head around the idea that this structure now belongs to someone else. It's not easy...I know - we downsized 3 years ago from the home we had been in for 24 years and raised our boys in, to a Country place an hour away. Very difficult to let go of all those memories and all the work and money and sweat equity we had invested, but it pays off in the end. A reasonably small investment in updating pays huge dividends. We updated 2 bathrooms ( the 3rd was new) replaced the kitchen counters, sink and I ( painstakingly) painted out the kitchen cupboards, painted 80% of the house, and replaced the carpeting on the bedroom and basement levels ( ground floor had already been converted to engineered hardwood). Got rid of stuff we didn't need and ( and this is VERY important) Rented a POD and got everything we didn't need immediately, out of the house. Borrowed some artwork and pieces to "Juuje" up the house from a Friend, and added fresh flowers, homemade cookies, etc. ( Pre-Covid). We had One open house, sold within 48 hrs, and got 1K over our asking, which we had set on the higher end. We spent 7K, but more than made up for it - the difference between selling as is and upgrading was about 80K. Believe me... there were times when I was painting walls or cupboards that I was crying into my paint...but I told myself...If I'm leaving, I'm damn well going to get the most I can for my home, and for the time we sold, we did very well. I love Ms. Allsop - she knows her stuff.

      Oh...please ! 80K difference between sell it as it is and after a makeup. 10K ...15 K maybe. I don't thing people is sooo stupid. I always preferred to buy as it is - lowering the price- and do it as I wish my self. Even if the counter or bathroom is " new" , if is not as I wish ...I will change it. So , 0 interest to buy a freshly painted house and paying huge price for ...not to much. And I don't think I'm the only one. People is capable to estimate the price for a makeup. 80 K ...? @Camelia P We sold in Spring 2017, in a large city in Canada, just at the very beginning of the housing boom. We sold a small-ish, single family home. We had 2 Agents tell us it would sell, as is, for approx. $345K. Assuming that was low-ball, let's say $360K. We sold in 48 hours ( one weekend) with multiple bids and got $441K for it. Our asking was $440. Kitchens and Bathrooms sell houses. And yes - there are lots of folks who prefer to buy low and do the work themselves - if I was 30 years younger I would do that, too. But if you are a bit older or you have 2 or 3 young children, you don't want to have to do 3 to 6 months of work on the dwelling you're living in. Not everyone is handy - lots of people want turn-key.

    why did they remove so many of the indoor plants which added life and colour and look so good with tiled floors? and why not use colourful cushions and wall paintings? the makeover palette made the house look bleak ,basic and rental, and the interior space was left too empty.

    • @kebert2thumbsup
      @kebert2thumbsup 3 ปีที่แล้ว +3

      People looking at houses have no imagination. They also want w blank slate to put their own stamp on the house. Neutral paint colors appeal to most people. And, if you don't like a paint colour, you can always change it.
      Less furniture shows off how much space a room has. If there is too much furniture, the house seems cluttered and small. NOT "cozy"!

    • @a24-45
      @a24-45 3 ปีที่แล้ว +1

      @@kebert2thumbsup no one would disagree with your points which are the basic principles of interior staging. But it takes real skill to implement them. There has to be a balance between manifesting an enticing liveable and attractive decor for the buyers who have no imagination, while simultaneously doing the opposite, i.e. leaving plenty of blank space, for the buyers who do have imagination. In this case, i feel the designer did not succeed in getting the balance right, because the overall effect of the interior is not inviting. Properties which generate more than usual interest and multiple offers from buyers, tend to be ones with interiors which generate a strong positive feeling of connection in buyers -- interiors they feel they could happily move into and live with right away.

      It's not reeeally a makeover, a total transformation type...it's a spruce up, low budget transformation, they still have to use the existing furniture and whatnot...you can't expect very much. The goal is to make it more sellable, more appealing for more ppl, a clean slate for new homeowners to let their imagination do the work.
