    no, you submit your current income, and they should adjust your income. you are still required to pay your portion and meet other requirements of your lease.

    But isn't it a part of eligibility though? I earn money from my own business but because I hadn't had it long enough to file taxes yet (just started this year) I can't use my tax returns to prove income. I don't want a job. I love the freedom in what I do but it's still low income. I clean houses.

      When you say “isn’t it a part of eligibility though” what are you referring to?
      Which program (Tax credit/S8) are you applying for? You can own your own business and still be eligible- you’re not required to have a “w2 job”.

    Hey I just recently got and emailed stated that I was at the top of the waiting list for affordable housing and they asked for my info what are the chances that I’ll actually get it if everything qualifies? Please respond!

      In a simplified form, Low Income Housing Tax Credit (LIHTC) is housing opportunities available for low income families.

    Good afternoon Talz. I submitted documents for an apartment Lottery I got selected for 2 weeks ago. How long do I wait before I reach out to the Leasing/Marketing agent about this?

    What is recertification and what is required to submit at that time (tax credit program ) ?

      For Tax Credit buildings, Recertification is an annual requirement to ensure residents stay in compliance with the guidelines. For example, for Tax credit programs, at no time can a household includes all FT students unless one of the 5 exemptions are met. For most tax credit building, residents have to supply income, asset, student status, household composition info (similar to the initial qualification process) etc. to complete their recertification. Some buildings are 100% TC and have an exemption to only verify student status during recertification. For these buildings, no asset or income information is needed for recertification, your household only complete a student status form and some landlord have a form with general household information. You can ask your management which recertification process applies to your building.

    Like for example. If I was to lose my job and can’t find employment. And I will tell them I lost my job. I live in a tax credit building. My landlord would do the process for an eviction. Yet what if the person doesn’t have the money at all. I have a friend and she lives with her mom. And her Daughter has lost her job last year. She lives in NYCHA. The landlord is trying to evicted them what should they do?

      A person losing their job does not necessarily mean they will get evicted. Some residents lose their jobs but is still able to pay their rent using either money from their saving, a loan, gift income from family etc.
      A person living in NYCHA who lost their job but is actively receiving subsidy (meaning a portion of their rent is being paid by the subsidy issuer) should do an interim recertification so their rent can be adjusted. There are some NYCHA residents paying $0 for rent as they have no income. With NYCHA, residents pay 30% of their adjusted income (very few pay a flat rent ). As such, there is likely more to the story with your friend. Is the cause for eviction related to rent balance or is it related to something else?
      If you haven’t already done so, please watch the complete video to understand how eviction can become a factor if someone loses their job while living in an affordable housing unit.

      Talz this is absolutely good advice and you are spot on. I've lived in NYCHA now for a long time, NYCHA will work with you. They don't just evict you for losing your job. You really have to be behind in rent and not trying to communicate with them.
      If you lose your income absolutely you should do a interim recertification. For example I retired from DOE in July, 2023. I did my interim recertification on the portal in September 2023. I waited until I got my "Pension Award Letter" yes my rent was readjusted because my income is now lower and now once a month. I was still paying the same rent for the rest of the year (2023)and Jan 2024. But I got a credit for ALL of my over payment of rent. For Feb, March, April and partial for May I didn't have to pay full rent now come June I'll pay my new lower rent in full based off of my Pension income. So yes friends definitely talk to your landlords or management offices and use all resources to keep a roof over your heads. Good luck and God bless 🙏🏾❤

    Is it possible to apply for a building that is in construction in order to get a lower log number?

      Hello, if the lottery is open, then yes you can apply. Dont be fixed on your log number, just apply - it’s a random selection. Once you have a log number you have a chance.
