    I lived in section 8 for 9 months, going through a separation in marriage . I kept my little duplex spotless. It’s the individual not the section 8.

      Exactly. Some of these videos are just to garner a collaboration of hate and mistrust. Tenants in general can tear up your property. Obviously these landlords who consistantly have foul renters are not a good judge of character if this happens every time probably because they are solely focused on credit score, work status or outward appearance, maybe?

      @@anonymousprivet1227 That is because most landlords are clueless wombats.,. All they have to do is ask the local police or sheriff first how to do a local background check. They have tips and a program to help with that. Want to go national, FBI, want to go global, see if I did something overseas? Interpol are the people who help them with that, now your background check is done! FREE OF CHARGE. I know a few landlords who did that, no trouble with tenants at all. Oh one more thing , after the background check, landlords even know if I was in psychiatric care. How about that?

    Not necessarily. I’ve had section 8 and I took care of the place. The landlord on the other hand ducted tape everything. I had to fix with my own money to keep the place right. So when it comes down to it, it depends on the person. It has nothing to do with section 8 . Because you could have bad landlords and bad tenants.

      Not always the tenant had a friend who moved in a building on sex 8 within 5 months mold was on the ceiling in the place and she complained she said the owner did nothing so she took it to the people who got her section 8 sadly when it went to court he also had other violations and building codes which was deeply sad he never gave back deposits either i felt really bad for her and never went for section 8 But i do agree it be the people and sometimes the owners and landlords

    I'm a single Mom who works part time. I'm also a Section 8 Tenant and I have taken very good care of all of my Landlord's properties. Thank you Mr. Mark Shylk and other good Landlords for understanding and providing housing to Section 8 participants who need affordable decent housing.

    I just hate how people complain about living in a bad neighborhood move into a section 8 home in a good neighborhood then destroy everything. You can take people out of the ghetto but not the ghetto out of people!

    Thanks for the game as always. Thank goodness I've had mostly good experience with Sec. 8 tenants. This tenant respected you and the property.

    I did section eight. Only issues some did not have income at all. The rent was 1200. They had tp pay like 60 to 80 dollars. Then the water bill would go thru the roof.
    So decide fair market vaule. Now i renting 1600 a month. Cash floor is 900 a month.
    Advise to all raise the rent 5 to 10 percent a year and add coin laundry 2 bucket a wash to help with water bill.

      Thee best way to handle a water bill situation is establish a reasonable liveable limit within the lease. Anything above that limit is tenant portion. Section 8 does allow tenant and land owners or agents to negotiate leases as long as the main requirements are observed.

    I just got on housing...I'm 70...I keep my apt spotless...my landlord never took it..until I rented his Dump and turned it into a beautiful place to live...so all people are not Destructive...and yes I am blessed to have a landlord who appreciate what I have done for his property and that I got on housing...

    I lived in an apartment that wasn't on section 8, and was going thru inspection for the apartment to be section 8, landlord agree to go thru inspection but the apartment above me left tub running and water was dripping into my apartment, instead of him fixing the hole in the ceiling, he told me to put my silk tree in the kitchen to hide it he had a whole month b4 the inspection, God blessed me with getting into a program to buy a home, now have brought two homes and will be building for the first time, ladies there so much out there for you to get ahead, when I brought my first house my mortgage was cheaper than my rent, look into all the programs out there not just section 8, your city have so much to give you to get started on your own, I was a single mother of 4 each one of my kids has brought their own home by 30 years old, you can have your own. Its out there for you, start with your city.

    I just got on section 8 with my husband who got very sick with long haul covid. I am a respectable person and we have no intentions of tearing up anything.

    I've lived in section 8 property and my apt looked as good as when I started. If they don't let you check it regularly or call for repairs then you should question the inside.

    I'm a section 8 tenant. I have ihss caregiver and my home is immaculate. I have a slum landlord who owns over 100 properties a gas station and a pest control company. We have tree roots growing in the galvanized plumbing. Property owner refuses to maintain. Nextdoor neighbor had plumbing issues. When the plumber snaked the situation all of us had roaches. Fair housing authority takes over and I'm filing a lawsuit. Pursuant to landlord tenant law property owner has the responsibility.

    Please don't bash all section 8s. Sobriety is more a factor. I am section 8 and contribute to my management and neighbors. For example, cleaning, painting and picking up trash outside. I am grateful for affordable housing, and contribute to improvements for free. Everybody benefits.

    Some of the section 8 tenants leave the place tore the F up. They make people on section 8 look bad. Some people do right. They keep there places clean and clean when they leave. Section 8 should tell there applicants if you leave a place tore up then you lose your section 8. Bottom line

    I own a 4 bedroom home . I live full time in it and rented out the other 3 to earn extra cash. I won’t go into details but after 8 years I finally called it quits because of health issues …. Cancer. From a scale of 1-10 ,, how would I rate my tenants? A 2 !

    My dad has section 8 homes in Cincinnati and he always says it’s the people you don’t expect to leave messes that leave the most mess. Lol

    Being on section 8 off and thru out my adult life I can tell you with confidence it's the SECTION 8 tenants who have been in the program for years that do not tear up property's. it's EASY to get on the program and even EASIER to be kicked off . You leave destroyed property YOU LOSE YOUR SECTION 8 . so it's not in a renters interest to leave damaged dirty property. Or they lose their vouchers so ID BE WARY OF NEW CERTIFICATE HOLDERS and for them just verify how they left their previous residences isn't that the point of checking references ? Makes more sense to me than stereo typing ALL SECT 8 TENANTS into one catagory of DESTRUCTIVE just because of a few . Yes there are always gonna be bad tenants but just being on section 8 doesn't automatically make you high risk

    Section 8 does home inspections so the tenants can't let the place get too messed up while living there.

    Require a Sec 8 Good Renters Certificate IF your area offers it. In Indiana like maybe 10% do it and generally better quality tenants. Use a lease even month to month so IF they stop paying and Sec 8 does too you have a record. In Indiana they recommended to add an addendum of property condition with photos to lease, it seemed to keep the bad apples far away.

    Any tenent that leaves damage or a mess should be held accountable, and blacklisted off renting. But not a fan of these landlords, you buy up property so other people can't have home ownership. And the owners living there keep up their property, the renters do not so you are tearing down neighborhoods. Landlords should be required to live among their tenents.

But I'm leaning towards airibnb. I feel if done right u can better protect yourself as It's treated more like a business. Whereas as a landlord its not.

    I help a landlord that has a very good reputation around town and own some very nice luxury apartments I've seen tenants leave lots of garbage and even steal light switches out of the wall and have maggots all over the hallway all around the garbage

    I've never tore up a property on or off sec 8 but I have had 2 landlords try and lie on me so that they could keep my deposit!!! Always do an exit walk thru and video& take pictures of Everything cause sum ppl are just money hungry !!!! I've
    Learned my lesson everyone isn't honest

      that would be nice, I wish things weren't like this. I remember being a renter, and before I paid off my house. It's not a good feeling of always owing the "rent man". But the sad truth is, this is the system we're all locked into so we can chose to be on either side. Which side is better for you?? It's simply tough..

The landlord worked hard to acquire his properties and you think his business is a scam? Go away. In fact, buy a house, let someone live in it for free while you pay the mortgage, taxes, insurance, electric, upkeep and whatever else needs to be paid to maintain that home and see how you like it.

    I have been trying to get sec8 for years, that is a beautiful home.If you would see the house I'm In, you would die. Nothing repaired,holes in roof,I put up a tarp now need a new one can't find a place to go,rents are sky high.Im down to no heat,no hot water.walls collapsing. I know all landlords are not like mine.Its just a sham.

    I'm waiting to see what's wrong.. What did the tenants do??? The kitchen is outdated. The cabinets are old.. These are the homes that people hook up just to get a section 8 tenant so they can get a check.. I bet you his kitchen and his home don't look like that... They rent them homes out with No care

    Like any tenants Section 8 tenants vary. Their is an increased chance of problems with tenants that have the rents paid for them rather them being responsible for rent and damages but it is not absolute.

    I smoke. But I've never ever smoked inside my apartments, homes or condos. The tar, nicotine and other residuals settle into everything from the light fixtures, to the carpets if there is any. It seeps into everything! Sure if you clean and deodorize when you move, it will kill the smell... FOR ONLY A MINUTE. Eventually the smell will come back. You cannot get rid of it all unless there is an expensive in depth cleaning done.
    Rule of thumb: do not ever smoke inside, not the place you rent, or even if you own. There's places outside you can light up. If you don't want to go outside, then you don't really want one so I'd say, just quit.
    Rent like you own it people! I do and I've always had owners tell me I'm the best tenant ever!

    Section 8 tenant family in wv. We care.we take care of our things and def want to live in nice. I've begged and pleaded for plumbing repairs for over 8 months. Have lived since right before, wv lockdown, with got water coming from kitchen sink when knobs are off. The valve is not turning water off fully and valve is as off as it can be to prevent increased utility costs.if can becheap landlord/ who wants the $ for rent but fails to do routine maintenance and fix broken leaking plumbing issues. We are clean decent people and for section8 to be government program one would think housing would be kept up to working condition. Scum landlords are a problem with in these housing assistance programs. Landlord in particular Is out of Ohio.has property in Ohio Virginia West Virginia and PA. Not all section8 tenants are bad. Like us, we want things in working order.maintained when we pay the majority of rent out of pocket. Agency's and landlords are at times worse than the worst of tenants.js.

    Man I wish my aunt got rid of hers. Not all section 8 people are bad but some are the worst. The guy she is dealing has people up there living with him. He is always getting drunk. Heck crashed into the garage the other day and passed out in the car. And I guessing section 8 won't pay for that. He said he will pay for. I need to see it to belive it.

    Dont know what they're complaining about- it looks emaculate to me! I've cleaned up worse! 3 dumpsters, 50' road side curb pickup, 3 dogs & 2 pest control for roaches. Dog s--- in the house. All doors kicked in, etc......

    A lot of times the renters come from project housing or something similar and have no idea how to live in an actual home (I’ve seen it) then other times the landlords are slumlords. So it’s an even thing sort of😏

    I’d love to get a section eight house, and would never, ever live in a trashed house or apartment! Whoever left it like that is a pig and a thief.     I use to work for a housing authority. It is not true that ALLLLL Section 8 tenants are nssty. I live in an apt that has no section 8 and the maintenance man told me some nasty stories about some nasty tenants. Yall would be amazed how nasty people are, no matter where they live.

    All people on Section 8 are not nasty. It is a personal representative of that person. That's why it's so hard to find a descent clean home. Everyone should not be judge by other people's preference of living.

    First of all. Section 8 tenants are to be checked out thoroughly just like any other perspective open market tenant. I feel like the landlords are wanting 2020 money for a 1980s unit. I worked in Housing and I've seen more greed from the Landlords but most tenants get a bad rap. There's good and bad tenants just like there's good and bad landlords.

      The landlords want 2020 money because no matter how old the house is our taxes still go up. I have a few units that are over 70 years old and I pay over 2000 dollars just in school taxes alone for one unit. That doesn't account for borough,property, county. Just a little bit of a different perspective is all

      @@frankenfaq4706 l understand that but if you want the highest rent Section 8 can pay for a unit, at least do a few updates. Believe me, landlords definitely are not losing any money on these units nor should they. It's a business. I turned down many landlord rent increases that were above the annual increase. because they were no way reasonable according to their condition for the rent they were requesting. There are guidelines we all needed to follow.

    All my section 8 tenants left my properties spotless, it was the college kids with co-signers that often left my properties a mess. My tenants on section 8 also saved me during Covid because a lot of my other tenants had to get out of their leases for loss of school, or job because of the pandemic.

      As someone who lives in a college town, I know this allll too well lol. Anytime I have been in a house that college students have stayed in, they were damaged. It makes me sad because they are great houses, too. It's a shame.

      @Jenna I’m so glad you said this because as a Section8 tenant it’s hard to find a place because of the stigma attached to being on Section8 we get landlords who are scared to rent to us on the basis that another tenant did them wrong I always ask that a perspective landlord please come to my current rental to see how I live because you can’t hide filth if you’re trying to perpetrate something I lived in my unit 17yrs and the next 12yrs and now current place 4yrs so let’s see if I have to move but I did have a charge on my unit of 17yrs it was $20 for 1 kitchen tile because I put my fridge back too soon on a new tile floor and it got squished but I replaced it with another tile but that’s it and mind you I raised 7 children and I never had a hole in any wall or tore up blinds or a broken window all of my places were clean very spotless and no roaches,rats are anything else and my walls weren’t nasty because when my kids did something wrong one of their punishments were me handing them a bucket filled with pine Sol are other stuff and rags and tell them to get to cleaning walls etc and hey I’m sure kids wouldn’t say no to cleaning up that’s was a very less stressful punishment to do.

    My dad & I do property management, and we take section 8. Once a tenant moves out, we do a walk-through together, and compare it to the one that was done when they moved in. There are things that are expected, like wear & tear, nail holes in the wall from hanging a picture, etc. We are required by law to provide an itemized statement of the deductions taken from their deposit, and return it within 2 weeks. So, we have had clean tenants, and some really nasty ones. So, it's the person, because they either care or don't care. Just because they are on section 8 doesn't mean a damn thing. It boils down to having pride and keeping your place clean, or if you want to like like a pig in your own filth. That has nothing to do with section 8. That's the choice of the tenant.

    I believe most people have good intentions. Our section 8 tenant, left early and her cousin broke in and trashed the place.. our non section 8 tenant left the place in worse condition. I actually liked the section 8 process. Rent was always on time!

    I'm so glad you showed this because people need to see that being NASTY is not exclusive to lower economic status! Wealthy people destroy properties too, and they often don't pay what they owe. Also, many working families don't earn a living wage and need rent assistance but most are not negligent, bad people! We need to stop shaming people for being poor! Thank you!

      My mom raised us with the attitude that just because you are poor, doesn't mean you have to "look" poor. We grew up poor but my mom made sure our homes looked nice and were clean. She had pretty high standards in that regard.

    I am almost 70 and I'm on Section 8 in Sr housing..my place is spotless ..We have inspections every 3 months.. fail 3 and you are terminated..that should be the case with any tennents..it's protects everyone..

      Typically it's expected to do a sweep/mop/vacuum, dispose of all garbage and ensure any holes are repaired. If they expect anything more than that they are delusional. This is why dated pictures or videos are a MUST before you move in and after all your stuff is moved out.

      One tried that on me, I wasn't going...Me & my daughter did good work & she took pics...Had the maintenance man call her while I was there to say it was excellent...She still tried, but my man had his lawyer on deck give her a call, quickly gave it back...She was mad we were leaving...Some landlords dnt appreciate good tenants either, works both ways...lol

    I was on Section 8 for close to 20 years, raising my kids as a single mom. I so appreciate the help front Section 8. When I was on Section 8 I kept my single story spotless clean, dishes washed, floor swept and mopped, beds made up, windows washed. We did all repairs, cause the owner lived in another state, we did all the yard maintenance, front and backyard. So I wanna say It's the kind of person you rent to, it's not just all Section 8 tenant's that have a bad reputation. Do your background checks, before you rent.

    Thank you so much for this video. It’s always assumed that section 8 participants are destructive, when in fact that’s far from the truth. There are many participants that work very hard to maintain a roof over our heads and we can’t afford nor do we want them live in inhabitable conditions. Granted there are some who choose otherwise, but in most cases they are usually terminated for violating the rules in which we are held by. Hopefully this stereotype will change for those who do there best to be respectful to the landlords that are willing to provide housing.

    From my past experience with dealing with Section 8 tenants in the rental market over the last 10 years they are no different than non-section 8 tenants. Everyone should be treated the same way and screened the same way regardless from my landlord prospective. I know 2 states Colorado and Nevada that passed a law that you can't discriminate against section 8, unemployment income, and etc from renting from them. The thing that I love about my section 8 tenants is its gauntied rent money especially during the Covid virus Pandemic too. So I strongly recommend section 8 tenants myself as a landlord. I run everyone the same way regardless.

    Overall, the tenant seems to have left the place in great shape, hopefully, he will get some of his deposit back given you only have to do normal upkeep & cleaning.

      Well, they broke the lease w/o notice. But it does look like they had respect for the good landlord with the condition they left thr place in. One landlord even gave me a $75 bonus when I moved out because if the good condition. He said he could rent it for more because of the care I took.

    Thank you so much for doing this I waited five long years as a single parent low income to get into housing!!! Only to find out nobody wanted to rent to section 8 HUD.     i had tenants about 14 section 8 tenants for a average of 5 - 10 years some moved but to a bigger house or get there own house on programs that section 8 offers. all left them in good condition because section 8 do a after moving inspection and if its bad they lose their certificate and the rent money so no problems. i always check there they lived before and do a drive by and not take their landlord alone because if they bad they want them out now and will say anything to get them gone.

    I lived in a section 8 apt. for 7 years. When I was moving, the manager came for the walk-through she said it was going to be the easiest turn over they've ever done. Not all people with section 8 tear up the property.

    Oh my I had a horrible experience in the early 2000s . Be very strict with these tenants because Section 8 will fight against the land lord for these tenants . It’s sad because when a good section 8 tenants come the bad ones have ruined it.

      Yep, seen other videos where bad apples ruin a place for any reason and make section 8 decent renters look bad so those who rent a place think twice if to accept section 8 anytime. section has rules for renters to keep all working order nytime they check a place. so if something not right or u wanna add new maybe then ask if ok to do so and they help do what they can at time. i mean renters may even add new so can show a bonus to place cause u not gotta add updates any by chance. i mean if u getting help with rent , then u can atleast keep tabs and add what u allowed to be like upgrading a house in ways.

    For a landlord, Section 8 may be good but I have personally had to move out of 2 different neighborhoods because of Section 8 families literally destroying them with bad behavior. Throwing trash everywhere, having tons of shady people visiting all times of the day and night, playing basketball in the middle of the street at 2AM, constant altercations with residents and on and on. I finally moved into a Section 8 free neighborhood. Way more money but worth it for the piece of mind.

    Wow, that is not bad. I've seen worst. Also, landlords will cover up things. Do patch work and it don't last long. That fold door I hate because it may work when you move in, open it 5 times and off the hinge. My house I'm in they patched it up and now roof ceiling leaks, house settling BAD so doors stick, floors not leveled. And, BUGS OMG! So, of course landlord taking all year to fix. Oh, and my rent up to date and I HAVE FIXED THINGS TOO. So, there are some good tenants out here.
